Convention Center and Park
Of the 12.7 acre site, the convention center will occupy at least 120,000 sq. ft. to
which 60,000 sq. ft. is to be allocated towards an assembly area. The centers usage
falls under commercial, conference, and tourism categories. Thus requirements in
City of San Luis Obispo 2015 Zoning Regulations (SLOZR) based on facility usage
not limited to maximum building height, parking space allowance, and . Seismically,
per ASCE 7-10 the convention center contains more than 300 people congregate in
one area thus lies under the Type III occupancy category.

The parking structure is a building and other structures where more than 300
people congregate in one area

The SLOCCP shall also include a park site no less than 3 acres in size.

Parking Structure
We will the proposed parking structure will house a minimum 1500 cars for the
convention center per City of San Luis Obispo 2015 Zoning Regulations (SLOZR).
Parking structure footprint must be kept to a minimum to fulfill open space
requirements as well as avoid encroaching on important historical sites and heritage
trees. To reduce the footprint of the parking structure we must reduce the minimum
requirement, thus evidence from a site investigation necessary. Site conditions will
govern the parking structures requirements namely types of dead loads and live
loads. Topics of investigation include: structure placement, soil conditions,
environmental conditions, traffic, surrounding land usage. With close consultation of
transportation specialists and analysis of typical traffic flows, we may be able to
further reduce the parking space requirements. Maximum height of the convention
center is limited by SLOZR and must be adhered to. With the addition of a park site,
additional traffic flow considerations are necessary.
Bridges

IDENTIFY STAKEHOLDERS
Though not explicitly stated in the project requirements, the need for a bridge may
arise to provide for automotive and pedestrian traffic. Bridges will be designed
according to Caltrans design standards according to Bridge Design Practice Manual.
