My name is Erica Voshell and I am ready to help you with your real estate experience. I understand that buying or selling property can be a very stressful transaction, but my job is to make it a smooth, stress-free, and FUN process. After graduating from UNCW with a Special Education major, I moved to Chapel Hill (Go Heels!) to pursue a career. I worked at a middle school in the Chapel Hill/Carrboro City School System with 6th and 8th graders with special needs. It was an amazing experience that helped me develop skills that translate perfectly into the real estate field. After spending time teaching in Chapel Hill, I was excited to have the opportunity to come back to Wilmington and work for Coldwell Banker Sea Coast Advantage. Im going to wait until spring. How waiting can cost you money.
As summer fades away and fall arrives, many people question whether or not they should even bother with the real estate market. REALTORS are very familiar with the phrase, We are just going to wait until spring. What these homeowners may not know is.waiting until spring may cost you money. One of the main reasons for this cost is that there are many more homes listed in the spring, which results in a high inventory. As we go into fall, we are experiencing a low inventory, but the buyers are here and ready to find their dream homes. In-house mortgage lender Cameron Pearson talks about the cost of waiting in terms of interest rates:
Mortgage rates have risen significantly amid concerns that the Fed would cut back on its $85 billion a month bond-buying program. Rates on a 30-year fixed mortgage are currently about 1% higher than they were in early May. That rate increase has meant an extra $132 a month in payments for a homebuyer with a $200,000 30-year loan. It is still the best time to buy and waiting will only add to the monthly payment.

We continue on our path to recovery, six out of nine zip codes reported an increase in the average sales price. Seven out of nine zip codes have the List to Sales price ratio above 95%; this is the fourth quarter that we have had this ratio. A good sign that real estate is recovering is the sign that clients are getting closer to their asking price. Pumpkin Snickerdoodles
3 cups flour 1 teaspoons baking powder teaspoon salt 1 teaspoon ground cinnamon teaspoon ground nutmeg teaspoon ground ginger 8 oz unsalted butter 1 cup sugar cup brown sugar 1 cup pumpkin puree 1 large egg 2 teaspoons vanilla extract 1 cup sugar & 1 tablespoon cinnamon (for mix)
- Preheat Oven to 350 -Combine salt, baking powder, salt and spices. - In a large mixing bowl, cream butter and sugars on medium speed. Then add pumpkin. Then add egg and vanilla. - Add the dry ingredients -Cover the dough and refrigerate (lhr) - Scoop dough into balls and roll in the cinnamon/sugar mix - Press cookies so they are flat - Bake 10-12 minutes
