A BUILDING REBORN

With over 160,000 square feet of newly-built office space behind a

magnificent classical faade. 55 Colmore Row offers you the last word in
efficiency, sustainability and employee comfort, combined with an exterior
full of character which reflects Birminghams proud industrial past.
To cap it all, the building stands at the very heart of the central
business district, across the road from the citys Cathedral.
At 55 Colmore Row, we have taken a grand Victorian terrace and
completely re-made the building behind it. We have flooded the
interior with natural daylight, and we have rediscovered and
restored a magnificent 19th century banking hall, which would
serve as your reception.
When 55 Colmore Row was built, the West Midlands was the Workshop
of the World and Birmingham was its capital. The city suffered during
the war and after it as manufacturing declined. Now Birmingham is
feeling the benefits of the Big City Plan, which is recreating Birmingham
as a world class centre for the knowledge-based economy of the future.
Improved transport infrastructure is an essential component of this
plan and will accentuate the benefits of Birminghams location near
the centre of the UK. These improvements are set to continue, as
Birmingham becomes the hub of Britains new high speed rail network
and the airport expansion programme nears completion.
You might expect all these advantages to come at a high price. If so,
you will be pleased to note that office rents in Birmingham are still
a fraction of those demanded in the capital.
It is easy to see why Birmingham is increasingly the first choice for
overseas companies setting up in the UK. Currently over 300 have
their UK office here.

A RICH AND VARIED BACKGROUND FOR BUSINESS

Based in Birmingham, you will find everything you

need to make your company successful and to make
locating here worthwhile.
A business is its people and Birmingham offers you
a deep pool of intelligent, well-trained and highly
motivated staff. The city has three world class
universities producing 97,000 graduates each year;
it also has Britains first business school, founded

in 1902 and still a centre of excellence. Theres a

full range of supporting services, from lawyers and
accountants to marketing, I.T. and telecoms. The city
is also home to the National Exhibition Centre and
the International Convention Centre, which host over
200,000 conferences and 320 exhibitions every year.
Birmingham is Europes youngest city, nearly 40%
of the population is under 25. It also has a rich and

harmonious ethnic mix; the city has a lively Chinese

quarter and Birmingham is the home of Balti cuisine
as well as Michelin-starred restaurants.
Shopping opportunities range from the 850-year old
markets to sophisticated centres like Mailbox, the
Pavilions and The Bullring. Birmingham is also a centre
of jewellery design and production; a stroll round the
Jewellery Quarter is a fascinating experience.

Sports enthusiasts can enjoy Test cricket,

Premiership football and golf at the Belfry,
which has hosted more Ryder Cup matches
than any other venue.
The citys cultural scene is driven by outstanding
venues, world-renowned performers and enthusiastic
audiences. The Hippodrome Theatre is the most
popular in the UK with over half a million tickets sold

each year and Symphony Hall, home of the City of

Birmingham Symphony Orchestra is Britains finest
concert venue.
Birmingham has more canals than Venice. This was
the motorway network of the 18th century, but today
the canals are used mainly for leisure pursuits as they
fan out into the English countryside.

Away from the crowded South East of England, the

counties around Birmingham offer glorious scenery
and affordable homes. Youll find the Black Country
delightfully green and the Shakespeare Country
inspiring, with its castles, gardens and the worlds
most famous theatre at Stratford-upon-Avon.

WELL-PLACED FOR BUSINESS IN BRITAIN...

From its position near the centre of the country, Birmingham
is the hub of a rail network and a motorway network to
London, the West Country and the North.

and has the capacity to handle twice that number. It serves

50 airlines flying to over 100 destinations in Europe, the USA,
Africa, China and Japan. It has also recently opened a Eurojet
Business Aviation Centre.

It is also scheduled to become the hub of the new High

Speed 2 rail network, which would reduce the journey time to
London to just 45 minutes, while Birmingham to Manchester
would take 41 minutes instead of an hour and a half.

In 2014 the airports runway extension is scheduled for

completion. This will improve services on the crucial longhaul routes to Brazil, India and China.

Looking further afield, the city has an international airport

which is easy to reach from the city centre, it takes just 10
minutes by rail from Birmingham New Street station.
Birmingham Airport has over 9 million passengers a year

Airport expansion is just one aspect of the 1.3bn of

infrastructure investment which is planned for Birmingham
over the next few years and which will also fund
improvements to local travel, by train, bus and metro.

55 colmore row
step inside and step forward
55 Colmore Row is a Grade II listed building in a conservation
area. So we have worked in consultation with local groups and
organisations to restore the original Victorian features, strip out
a plethora of recent additions, and create an office space which
reflects the pioneering, innovative spirit that made Birmingham
such a powerhouse in the first place.
The main reception area features a superb Victorian banking hall
designed by Yeoville Thomason, who created many of Birminghams
finest buildings. This 19th century masterpiece has been hidden
away for decades. Now fully restored, it encloses the main reception
desk and an informal meeting area, where the high ceiling and a
light well over the foyer create a feeling of light and space.
This feeling extends throughout the building, thanks to a
central lift atrium and two other light wells which open up the
buildings interior.
At the top of the building, we have created a new 6th floor, whose
discreet modern styling is the perfect counterpoint to the ornate
architecture below.

classical elegance
modern efficiency
55 Colmore Row is an ingenious combination of
both. Take the windows in the classical faade for
instance; they have the original Victorian stonework,
but fitted with the latest high performance glass
to minimise heat loss on winter days and cut down
the warming effect of the summer sun. The same
windows are used in the extended fifth floor and
our new sixth floor. The building is fitted, or rather
planted, with a brown roof to minimise rainwater
run-off, provide effective insulation and create
habitats for the widest possible diversity
of creatures.
55 Colmore Row is also the first Birmingham
building of its size to incorporate a Variable
Refrigeration Flow (VRF) heating and cooling
system. This uses air source heat pump technology
to minimise energy costs, while creating a
comfortable working environment, all year round.
