with pertinent experience and expertise in Project Management, Execution, Contracts,
Quantity Surveying, Estimation and Value Engineering thus covering the entire aspect
of construction management.
Various reasons, like rapid changes in technologies, fast track nature of projects,
increased complexity and scarcity of right professionals etc. are throwing immense
challenges to the construction and real estate industry. The end customers are more
demanding for quality and speed. The increasing competition and weakening economies
are insisting very tight control over the costs. This situation of walking on tight rope
while balancing the time, cost and quality triangle. This can be tackled by using strategic
planning and management, implemented by experienced professional experts. This very
idea propelled us to come up with a gamut of Construction Management Services.

About Us:
Srujan Construction Management Solutions is founded with an objective to share the
expertise and experiences to overcome the challenges faced by the construction
companies due to rapid changes in the industry and help them to meet their ambitious
goals.
The founder Mr. Rajesh V Jujare (MRICS, UK), a seasoned professional carries over 20
years rich experience in Project Management, Business Development, Tendering, Site &
Construction Management, Planning & Scheduling, Quantity Surveying, Contract
Management and Team Management with well known organizations, nationally and
internationally. With hands on expertise in using computers he also headed ERP
implementation successfully. Using his innovations, creativity and novel ideas he saved
cost and time which has been recognized and rewarded also. With an aspiration to excel
and share his expertise, he has ventured in this consultancy business.

Mr. S K Prashnth Mr. Prashanth a graduate engineer has extensive experience in
construction and project management field. He is handling our Bangalore portfolio

2. Mr. Rahul Kurhade Civil Engineer with experience of about 9 years in project
execution

project execution and quantity surveying
4. Ms. Priya Pharande A Civil Engineer having about 4 years experience in
Quantity Survey

Prepare detailed estimate, project budget and cost plan to monitor the costs
Prepare Preliminary Estimates and assist the Client in their decisions like concept design
finalization, specifications etc.
Use of value engineering which will help to reduce the cost and construction time
Coordination with the Consultants and resolve their requirements regarding decisions and
drawings
Follow up with all the consultants for timely release of the drawings
Determining what resources (people, equipment, material) and what quantities of each
should be used.
Preparing Resource Schedule and Resource leveling to match the time schedule and
resource availability.
Design formats and process for monitoring and reporting of progress of work.

Conduct periodic site meetings to monitor progress of work, co-ordinate activities of all
agencies and ensure that all outstanding matters, drawings and decisions are resolved.
Co-ordination among all consultants and Client for timely inputs such as drawings,
specifications and decisions
Monitoring project costs and reporting the cost escalation and advice to overcome the
same.
Planning and implementing Change Control System to minimize their impact over cost
and time
Monitor progress of work, submit periodic status report to client on execution planned &
achieved.
Contract Management
Define the project scope to avoid scope creep at the time of execution
Pre-qualification of Contractors
Inviting Tenders, Analyzing the quotes, negotiations and recommendation for finalizing
contractor.
Award of Contract and completion of legal formalities for awarding the contract.
Ensuring all the obligations of the contractors are fulfilled as specified in the contract
document such as indemnities, insurances and warranties.
Ensuring that all the team members are meeting their contractual obligations
Scrutinize, negotiate and certify claims made by contractor for extension of time and
reimbursement of cost. Discuss, negotiate and settle contractual disputes

Ensure proper Closure of contract as per directives given in the contract document
Plan and Monitor cash flow for the project based on the construction schedule and
payment schedule as agreed with the vendors
Review project cost at regular intervals against planned and actual cost and ensure the
project stays within the budget.
All appropriate changes are recorded accurately along with their cost and time impact
and necessary changes to be made in the Schedules and budget
Use Value engineering to control the costs without affecting the time and quality.
