THIS CONTRACT LIMITS THE LIABILITY OF THE HOME INSPECTION COMPANY, CITADEL HOME
INSPECTIONS. PLEASE READ CAREFULLY BEFORE SIGNING.
In addition to the limitations in the Standards of Practice, the Inspection of this property is subject to
the Limitations and Conditions set out in this Agreement. The Inspection is performed in accordance
with Canada Safety Association (CSA) A770-16 and the Standards of Practice of InterNACHI and
OntarioACHI my membership associations.
LIMITATIONS AND CONDITIONS OF THE HOME INSPECTION
There are limitations to the scope of this Inspection. It provides a general overview of the more obvious
repairs that may be needed. It is not intended to be an exhaustive list. The ultimate decision of what to
repair or replace is yours. One homeowner may decide that certain conditions require repair or
replacement, while another will not.
There are limitations as to what on the inspection property is part of the Inspection. The home
inspection contract and any fees charged and or paid are pertaining only to the main house on the
property. Out buildings such as but not limited to garages, barns, workshops, bunkies, cabins etc. are
additional to the base inspection fee. If you are unclear if a structure will be included on the Inspection,
please inquire prior to accepting this contract.
1) THE INSPECTION IS NOT TECHNICALLY EXHAUSTIVE.
The Home Inspection provides you with a basic overview of the condition of the property. Because
CITADEL HOME INSPECTIONS has only a limited amount of time to go through the property, the
Inspection is not technically exhaustive.
Some conditions noted, such as foundation cracks or other signs of settling in a house, may either be
cosmetic or may indicate a potential problem that is beyond the scope of the Home Inspection.
If you are concerned about any conditions noted in the CITADEL HOME INSPECTIONS Report or other
related or adjoining reports (WETT or Septic), CITADEL HOME INSPECTIONS strongly recommend that
you consult a qualified Licensed Contractor or Consulting Engineer. These professionals can provide a
more detailed analysis of any conditions noted in the Report at an additional cost.
1A) WETT (WOOD ENERGY TECHNOLOGY TRANSFER) INSPECTIONS ARE DONE AS A LEVEL 1
INSPECTION (IF INCLUDED IN THE INSPECTION AND INSPECTION FEE):

1A.1 Level 1 Inspection (Readily Accessible)


1A.1 (a)
Readily Accessible means quickly or easily reached for inspection. A Level 1 inspection does not
require the use of special tools for opening or removal of any panel, door or other covering; nor does it
require the use of ladders. It does not require the disassembly of systems components. A tape
measure, light, mirror, camera, magnifying glass and binoculars comprise the usual tools required to
perform the inspection.
1A.1 (b)
A Level 1 inspection includes:
(1) a determination of compliance of readily accessible system components, including the proper use
of require components, their required clearances to combustibles, their proper support, as well as their
condition and structural integrity;
(2) a determination of compliance of readily accessible shielding, outdoor air components, enclosures
and ductwork, if present;
(3) readily accessible evidence of operating malfunction, including but not limited to smoke spillage;
(4) obstructions and combustion deposits visible through readily accessible cleanout doors or
inspection ports.
1B) SEPTIC INSPECTION (IF INCLUDED IN THE INSPECTION AND INSPECTION FEE):
1B.1. It is the responsibility of the client to obtain any and all available paper work and or records on
the history of the septic system at the Inspection Property. Paper work and or records include but are
not limited to; Governmental permits, plans, designs/drawings, location mapping of the tank itself,
access lids and the absorption field, bills/receipts or records of service or pumping of the Septic Tank.
These items are often available from the home owner or local government offices. Requests for these
documents and anything else to do with the Septic System should be made through your Realtor.
1B.2. It is the responsibility of the client to arrange to have access lids of the Septic Tank located and
uncovered ready for inspection upon the arrival of Citadel Home Inspections. It is not the responsibility
of Citadel Home Inspections to dig or unearth the access lids.

2) THE INSPECTION IS AN OPINION OF THE PRESENT CONDITION OF THE VISIBLE COMPONENTS.


The Citadel Home Inspections Report is an opinion of the present condition of the property. It is based
on a visual examination of the readily accessible features of the building.
A Home Inspection does not include identifying defects that are hidden behind walls, floors or ceilings.
This includes but is not limited to; presence of moisture or mould. Defects or damage to wiring,
heating, cooling, structure, plumbing and insulation that are hidden or inaccessible.
Some intermittent problems may not be obvious on a Home Inspection because they only happen
under certain circumstances. As an example, Citadel Home Inspections may not discover leaks that
occur only during certain weather conditions or when a specific tap or appliance is being used in
everyday life.

Citadel Home Inspections will not find conditions that may only be visible when storage or furniture is
moved. They do not remove wall coverings (including wallpaper) or lift flooring (including carpet) or
move storage to look underneath or behind.

3) THE INSPECTION DOES NOT INCLUDE STARTING UP OR TURNING ON INOPERATIVE SYSTEMS.


This includes but is not limited to; plumbing systems, heating/cooling systems (furnaces, air
conditioners, heat pumps), electrical systems, as a whole or individual fixtures that have been turned
off or deactivated. Should a system be winterized and or turned off Citadel Home Inspections ability to
inspect system is greatly reduced and we are not able to comment on the systems functionality or
identify leaks or other defects in the system that may be present. Prior to the Inspection appointment
it is the responsibility of the client to arrange to have any systems operational at the time of the
Inspection. At the conclusion of the Inspection it will also be the responsibility of the client to ensure
any systems started up specifically for the inspection, be properly turned off and if need be, be
winterized once again.
4) THE INSPECTION DOES NOT INCLUDE HAZARDOUS MATERIALS.
This includes building materials that are now suspected of posing a risk to health such as phenolformaldehyde and urea-formaldehyde based insulation, fiberglass insulation and vermiculite insulation.
Citadel Home Inspections does not identify asbestos roofing, siding, wall, ceiling or floor finishes,
insulation or fireproofing. We do not identify mould. We do not look for lead or other toxic metals in
such things as pipes, paint or window coverings. The only way to positively identify most hazardous or
toxic materials is to have samples of the same properly collected and sent to a laboratory for
identification.
The Inspection does not deal with environmental hazards such as the past use of insecticides,
fungicides, herbicides or pesticides. Citadel Home Inspections does not look for, or comment on, the
past use of chemical termite treatments in or around the property.
5) WE DO NOT COMMENT ON THE QUALITY OF AIR IN A BUILDING.
Citadel Home Inspections does not try to determine if there are irritants, pollutants, contaminants, or
toxic materials in or around the building.
The Inspection does not include spores, fungus, mould or mildew that may be present. You should note
that whenever there is water damage noted in the report, there is a possibility that mould or mildew
may be present, unseen behind a wall, floor or ceiling.
If anyone in your home suffers from allergies or heightened sensitivity to quality of air, we strongly
recommend that you consult a qualified Environmental Consultant who can test for toxic materials,
mold and allergens at additional cost.
6) WE DON'T LOOK FOR BURIED TANKS.
Citadel Home Inspections does not look for and is not responsible for fuel oil, septic or gasoline tanks
that may be buried on the property. If the building had its heating system converted from oil, there will
always be the possibility that a tank may remain buried on the property.
If fuel oil or other storage tanks remain on the property, you may be responsible for their removal and
the safe disposal of any contaminated soil. If you suspect there is a buried tank, we strongly
recommend that you retain a qualified Environmental Consultant to determine whether this is a
potential problem.

7) TIME TO INVESTIGATE
Citadel Home Inspections will have no liability for any claim or complaint if conditions have been
disturbed, altered, repaired, replaced or otherwise changed before we have had a reasonable period of
time to investigate.
8) REPORT IS FOR OUR CLIENT ONLY
The Citadel Home Inspections Report is for the exclusive use of the client named herein. No use of the
information by any other party is intended. As a courtesy to the Client, Citadel will send a copy of the
report to their Real Estate Representative, unless requested otherwise.
9) PHOTOGRAPHS and or IMAGES
Any and all photographs or any digital images are the property of Citadel Home Inspections. By
signing this agreement the client acknowledges this and understands Citadel may use any photos of
the property or client in any advertisement, social media post, web site or other venue as chosen by
Citadel.
10) CANCELLATION FEE
If the inspection is cancelled within 24 hours of the appointment time, a cancellation fee of 50% of the
inspection fee will apply.
11) NOT A GUARANTEE, WARRANTY OR INSURANCE POLICY.
The inspection is not a guarantee, warranty or an insurance policy with regard to the fitness of the
property.
12) LIMIT OF LIABILITY / LIQUIDATED DAMAGES
The liability of the Home Inspector and Citadel Home Inspections arising out of this Inspection and
Report, for any cause of action whatsoever, whether in contract or in negligence, is limited to a refund
of the fees that you have been charged for this inspection.
Your confirmation of this agreement constitutes a binding contract. Under most circumstances,
acceptance of this agreement is necessary prior to execution of the inspection.
