Organizational / Maintenance Management


Study on organizational structure and economic context of organisation.
Roles and duties of maintenance division and scope of work.
Level of management practice in reducing energy usage in buildings.

Maintenance Policy and Planning


Maintenance policy and objectives of the organizations, maintenance
planning and program.

Building Design and Technology


Integration of construction design, building services technology, facilities
provided, special technology CMMS, BAS Software etc.

Condition Assessment of the Building


Prepare a diagnosis building defect report on major defects, and suggest
the remedial action should be taken, cost for repairing work and
recommendation. In other word, prepare a building maintenance audit.

Maintenance Strategy
Proposed your maintenance strategy for the building to convince the client
as your company has been awarded the contract. You shall relate your
knowledge and the appraisal of building maintenance management.

Legal Aspect
Landlord data, tenancy aspect (contract and agreement), assessment and
building services contract, building management, owner responsibility to any
fees,
legal
aspect
that
bind
the
building
to
any
authority/parties/regulation/act.

Financial Aspect
Building economics and financial strategy, budget preparation, Cash-Flow
for maintenance department, expenditure flow (show in a month, a year and
projection 5 years in the future.

Problems and Recommendations


Determine the problem/issues arise in the existing maintenance
management. Recommendation to overcome the issues.
