consists of shops and service apartments, which are still under construction.

At present, the site is covered with low bushes and vegetation. Generally, the site is
a gentle slope tilting from the high point at the northwestern corner toward the low
point at southeastern corner. Due to site constraint where there are on going
development at the adjacent to the our proposed site, design of foundation support
and substructures is forming the most critical part of the consulting C & S
Engineers scope of work. Existing level survey drawing of the proposed site is
shown in the plan attached in the Appendix B.

Some site photos taken during recent site visit by the consultant are also shown in
Appendix B.

4.0 ASSESSMENT OF SOIL INVESTIGATION DATA

4.2 SUB-SURFACE PROFILE FROM BOREHOLE

The soil and groundwater conditions were characterized for the preliminary study
based on the results of the SI report prepared by the SI contractor.

A total of five exploratory boreholes, referred to as BH1 to BH5 were drilled

within the site. The location of the borings is presented in Appendix C. Detailed
descriptions of the soils encountered in each of the exploratory borings are
presented on the boring logs in Appendix D.

All the boreholes were stopped when the standard penetration test values are
greater than 50 blows/0.15m OR when rock was encountered. The termination
depths for each borehole are as follows: -
i) Borehole 1 = 28.62meter
ii) Borehole 2 = 27.20meter
iii) Borehole 3 = 36.045meter
iv) Borehole 4 = 21.15 meter
v) Borehole 5 = 21.11meter

From the borehole logs (refer to Appendix D), we can see that the upper soil strata
consist mainly of medium stiff sandy silt to stiff sandy silt from the ground surface
to depths of approximately 10 meter for Borehole No. 1, 3 and 5.As for Borehole
No.2 the upper soil strata consists of soft to very soft fine sandy silt where else for
Borehole No .4 the soil strata at this depth ranging from medium stiff sandy silt to
stiff sandy silt.

From 27m below the ground level down, the soil is mainly hard and very stiff
sandy silt to very dense silty fine sand with gravel for Borehole No.1. As for

Generally the ground water table for overall site is not too high based on the soil
investigation results. The results of groundwater depths measured in the
exploratory borehole (Borehole No.1, No. 3 and No.5) are shown in Appendix F.

5.0 ESTIMATED EARTHWORK QUANTITIES

For this development, the estimated earthwork quantities are as follows:

(i) Proposed cut volume – 61366.53m3

(ii) Proposed fill volume – 0.00m3

The cut and fill areas for this project are presented in Appendix J.

5.1 METHOD OF STATEMENT

The methods of statement for the construction works for this project are elaborate
further in Appendix L. Appendix L illustrates the sequences of earth excavation
and construction works for three levels underground basement.

5.2 EROSION AND SEDIMENTATION CONTROL MEASURES

For this development, silt trap and sediment basin are allocate as a preventive
measures to control erosion and sedimentation for this proposed site. Sizes of the
silt trap and sediment basin are calculated based on the proposed development
platform level as well as the existing earthwork levels. The locations of the silt trap
and wash trough are attached on Appendix G. Calculations on the sediment basin
design is attached on Appendix G.

5.3 EARTHWORK PLATFORM & TYPE OF RETAINING WALL

From existing as-built survey drawing (Attached on Appendix B) and site visit on

the proposed development, generally the site consist of gentle slope tilting from
high point at the north-western corner towards the low point at south-eastern
corner. The finished external ground level is about the same level with the existing
ground level, which is at approximately 0.5m above the existing ground level. The
lowest basement level for this development is approximately 9m below the existing
ground level.

Architect design and planning for this project shows that the two blocks of 17
storey of apartment (308 units) with three storeys of basement car park level, one
storey of shop (17 Units) and one storey of car park level are located at the gentle
slope that tilt from high point at the north-western corner toward the low point at
south-eastern corner. Earthwork layout plan with architectural building layout plan
and existing ground level incorporated into it is shown on Appendix G.

As mentioned above, there would only be reinforced concrete basement wall upon
completion of this project, which serves as part of the building structures. ( Shown
on earthwork cross sections on Appendix G).

5.4 SLOPE ANALYSIS AND CONSTRUCTION IMPACTS

5.4.1 Slope stability analysis and impact during pre-construction stage

For this project, slope stability analyses were carried out for Section B-B using
GeoStudio Slope/W software to obtain the Factor of Safety for this slope. The
results of the slope stability analysis have shown that these slopes are
technically stable during pre-construction stage as they fulfil the requirement of
Factor Of Safety 1.2 for temporary structure. The results of the slope stability
analysis are attached on Appendix K (Part 1).

5.4.2 Impact during construction stage

During construction stage, measures will be taken to ensure that excavation of

slope for platforming purposes would not cause any impact on the building
stability as well to the building at adjacent lot. For this project, during the
construction of Basement 3, existing earthwork shall have excavation of
gradient 1:1 at some localised area. The stability of the slope is also analyse
using GeoStudio Slope/W software to ensure that the Factor of Safety of the
temporary structure achieve the value 1.2. The results of the slope stability
analysis have shown that these slopes are technically stable during construction
stage as they fulfil the requirement of Factor Of Safety 1.2 for temporary
structure. The results of the slope stability analysis are also attached on
Appendix K (Part 2).

5.4.3 Impact during post-construction stage

Upon development of this project, the existing gentle slope need to be

excavated to the lowest basement level to allow for three storeys of basement
carpark to be constructed. As such, there would be no slope upon completion of
this project as per architect design and earthwork platforming. Earthwork cross
sections based on existing ground levels from as-built survey drawing and
architect building layout plan are shown on Appendix G.

Generally slope profile can be categorised into four classes, which are Class I,
II, III, and IV. Analysis has also been carried out for this development based on
existing ground level. For this project, the site only consist majority of Class I

with minority percentage of Class II and Class III. This site does not consist of
any Class IV slope category. Schematic results of the overall site based on
slope categories are shown on Appendix H.

5.5 INSTRUMENTS USED DURING SOIL INVESTIGATION STAGE

Among other typical suitable instrumentation such as the following can be

considered :-
(i) Building settlement marker (on the building column for recording vertical
movement)
(ii) Ground settlement marker (on the ground column for recording vertical
movement)
(iii) Piezometer (to record the ground water level)
Ground water levels were observed in three borehole i.e: Borehole No1,
Borehole No 3 and Borehole No 5. The illustration of the piezometer along
with its description is shown on Attachment F .

5.6 MITIGATION MEASURES FOR EARTHWORK AND SLOPE

MAINTENANCE

As mentioned earlier, the existing gentle slopes need to be excavated to the lowest
basement level to allow for three storeys of basement carpark to be constructed. As
such, there would be no slope upon completion of this project as per architect
design and earthwork platforming. However in the case where slopes exist, the
following recommendations are good practices and are aimed to minimize and
mitigate soil erosion, landslide and other problems during operation of earthwork:

 Clearing of vegetation shall be planned to minimise the exposure of slopes

to adverse weather during temporary earthwork implementation.
 To provide properly designed silt traps at critical and strategic locations to
avoid pollution of silt, dirt and debris. However the silt trap shall be

regularly maintained to ensure their effectiveness.

 To avoid stockpiling of fill materials near the top edge of steep slopes as
the stockpile will increase surcharge on the slope and may cause failure to
the slope.
 To avoid erosion, proper drainage system must be provided to prevent
water from overflowing the slope and in the case of high slope, surface
water should not be allowed to flow down the slope over a long distances.
 Providing cut-off drain at top of the slope and intermediate berm and berm
drain at regular interval to intercept and drain away the surface runoff is a
good practice. The completed slope surface shall also be immediately
planted with close turf to protect it against any surface erosion due to
prolong weathering. Figure 1 below shows the arrangement stated above.

6.0 PROPOSED TYPE OF FOUNDATION

6.1 EARTH SLOPES

Before type of foundations can be determined from the proposed site, formation
levels of building need to be done in advance. In this case, cut and fill may be
required to prepare formation level for buildings and infrastructures works such as
road construction. For hilly and undulating site, topographical constraint at the site
boundary and connection to external infrastructures would require formation level
for various buildings and infrastructures services to be formed at different level.
Where space is available between platforms, the different in level could be
accommodated by earth slope of suitable gradient. However, in instant where there
is limited space between platforms, structures retaining wall or a combination of
retaining wall and earth slope need to be employed.

6.2 TYPE OF FOUNDATIONS

Generally type of foundation can be categorised into two categories which is

(i) Shallow ground bearing foundation
(ii) Deep foundation
Strip and pad footing are only economical for small buildings sited on firm ground.
For high-rise building and heavily load column, pad footing foundation will be too
large to be economical and settlement will also exceed the allowable limit. In such
instant deep or pile foundation shall be adopted.

Piles are structural members of timber, concrete and/or steel, used to transmit
surface loads to firmer soil strata at deeper level. The load transfer may be by

friction, end bearing, or a combination of both. For frictional piles, the imposed
load is transfer to the lower soil strata by skin friction generated along the surface
of the pile. For end bearing piles, the piles point is rested on a stratum, which is
firm enough that the entire imposed load could be transfer to the ground through
bearing resistance at the resting point.

Capacity of driven piles is determined by both the structural capacity and the
geotechnical capacity.

Structural Capacity of Reinforced Concrete Piles

Based on BS8004, the structural capacity of reinforced concrete piles is as follow:

Pu = 0.25fcuAc + 0.67fyAs
Where
Pu = allowable structural capacity of concrete pile
fcu = characteristic strength of concrete
Ac = Cross section area of the concrete section mm
fy = yield strength of the reinforcement bar
As = cross section area of steel bars in the pile

For commercial pile, grade of concrete use is Grade 45 (fcu= 45N/mm2) and the
reinforcement provided is normally 0.9% to 1% of Ac.
Geotechnical Capacity of Driven Concrete Piles

Pile Ultimate Capacity,

Qu = Qsu + Qbu
Where
Qsu = frictional capacity
=  fsu (unit skin resistance) x As (Shaft Area)
Qbu = end bearing capacity

6.3 SELECTION CONSIDERATIONS

The proposed development comprise of two blocks of 17 storeys service apartment

building with one level of shop, one level of car park and three levels of basement
car park.

Architectural configuration of the building required that vertical load carrying

columns to be spaced sparsely (mostly 8m to 12m apart). Consequently, number of
columns is few and each column is heavily loaded. At the 17 storeys service
apartment area, gravity vertical load of columns is typically exceeding 25,000 kN.
Pad footing foundations is deemed unsuitable and uneconomical for the building.
Pile foundation is therefore required for the building.

6.4 OPTIONS OF FOUNDATION

As discuss in the previous section, pad footing foundation is not suitable for the
building and that pile foundation shall be adopted.

Tentatively pre-cast concrete square piles installed by hydraulic hammer merit

further consideration due to:
 Concrete section is much more cost effective than steel section when it is
used to carry compressive load only.
 Supply cost of concrete spun piles is more expensive than concrete square
piles. Therefore, if the piles are going to be installed by same method, it
would be cheaper using square concrete piles

Commercial available size of pre-cast concrete pile is ranging from

150mmX150mm up to 400mmX400mm. Bigger size of pile only needed to
specially cast and is much more expansive unless large quantity is ordered. For a
22 storeys building, the estimated pile size based on preliminary loading shall be
400mmX 400mm. Bigger pile is not recommended in this project, as the piling
machine may be too heavy for the ground condition.

6.5 PRELIMINARY SIZING AND PENETRATION LENGTH OF PILE

 Pile Length
Base on the sub soil strata , the pile shall be set on or before the hard layer.
For this project, estimated average pile penetration length based on the soil
investigation report is 30m which consist of pile length with the
combination of 12m+9m+9m.
 Size and Capacity of Piles
The capacity of various size of pre cast R.C. square pile is given in
Attachment G.

7.0 SUPPORT STRUCTURES FOR EXCAVATION

Vertical retaining wall, either temporary or permanent is required to stabilise the

deep vertical cut during the basement construction. For this proposed development,
temporary sheet pile with ground anchor system is the simplest and most
economical method. Temporary steel sheet piles with ground anchors are
recommended as the temporary structure for the vertical cut in this project based
on the fact that:
 It is the most cost efficient method
 Ground condition permit the installation of steel sheet pile
 Excavation machinery could move freely without obstruction
 It provide unobstructed space for the piling and substructure works
 It allowed the excavation, foundation and substructure work to complete in
shortest period compare to other method.

8.0 CONCLUSIONS AND RECOMMENDATIONS

(i) As per architect design and earthwork platforming, there would be no slope
upon completion of this project. As such there shall be no slope stability
problems from this project.

(ii) Soil investigation works that consist of 5 bores and laboratory tests had
been carry out by specialist contractor. JPT has assessed and interpreted the
soil investigation result and establish soil parameter for design of the
foundation and substructures. Recommended foundation systems for this
project based on the SI results shall be pre-cast concrete square piles
installed by hydraulic hammer after taking into consideration of the soil
condition, foundation cost, and other relevant aspects.
