Financials 1 Hotel cashflow/budget/forecast and any market comparison.
Financials 2 Any audited financial statements of owner and the entity that will be
taking on the lease? If so, please provide.
Financials 3 Latest valuation report of the Property on a completed basis:
• Should follow “Valuation – Professional Standards incorporating the
International Valuation Standards (March 2012)” produced by the Royal
Institution of Chartered Surveyors (RICS) known as the “Red Book” or
similar German standard.
• Additional information to be included in the valuation report: Details of
any comparable, calculations, cash flow forecasts and property details.
• The basis for valuation should be market value and the valuer should be
a Registered Valuer.

Legal 14 Are there any agreements/ ongoing ligitation/ lawsuits / contingent
liabilities/ pending litigation/ usage arrangements between the hotel
owner and/or Tenant with neighbouring buildings/owners or other third
parties? Include a summary of any court acts (judgements, injunctions,
etc.).
Legal 15 Are there any letters or other communication from lawyers, accountants,
auditors implying pending or threatened litigation.
Legal 16 Summary of any defects and related claims against third parties;
Suammary of claims by third parties against the property owner.
Legal 17 Taxes e.g. property taxes and usage related taxes.
Legal 18 What is the existing insurance coverage for the building/hotel? Is the
coverage sufficient and in accordance to local guidelines?
Management 19 Business/Marketing/Operating Plan of the hotel as available from
Tenant (1. as provided during tender 2. any updates provided thereafter)
Management 20 Summary of leases and copies of all leases to which the property is
subject, including termination rights/dates, tenants’ cost and other
obligations, break clauses, rents/rent reviews, transfer or charging
restrictions and insurance and repairing obligations, competitive
restrictions, corporate guarantees, security deposits, indexation, tenant
solvency; copies of lease agreement (and any other agreements) with
Tenant; copy of lease agreement with Telekom; copies of all other
communication between owner and tenants.
Management 21 Licensing:All licenses and permits required for hotel operation, including
the hotel license, liquor license, F&B and entertainment licenses.
