DEED OF RECTIFICATION
This DEED OF RECTIFICATION executed this, the 19th day of March, 2019 BETWEEN
R. Ashwin, Son of S. Ravichandran, aged about of 50 years and residing at No.45, 11th Main
Road, Thillainagar Nagar, Chennai - 6200027 hereinafter called the “RECTIFIER/VENDOR”
(which term shall mean and include all their legal heirs, executors, representatives, assigns etc.)
AND A. Raghav son of R. Annamalai, aged about 45 and residing at No. 88, 1 st Main Road,
Tennur, Chennai - 620088, hereinafter called the 'PURCHASER' (which term shall mean and
include all his legal heirs executors, representatives, assigns etc.
WHEREAS the vendor is the absolute owner of the property consisting of a vacant land
covering an extent of 5 acres, bearing Plot No. 27/79, located in South Boag Road, T Nagar,
Chennai - 620020, more fully described in the Schedule hereunder, they having acquired the
same from Mr. R. Rajagopal, by way of sale in the year 1967 and registered with the Sub-
Registry Office, Chennai, evidenced by Sale Deed No. 1818/67.
WHEREAS, the vendor is desirous of disposing off by way of sale the property consisting of
a vacant land covering an extent of 5 acres, bearing Plot. No.27/79, located in South Boag
Road, T Nagar, Chennai - 620020, more fully described in Schedule hereunder, since the
vendor wanted to dispose of the property because the said property is no longer required for
their use.
WHEREAS the purchaser having learnt that the vendor is desirous of disposing off by way of
sale their property consisting of a vacant land covering an extent of 5 acres, bearing Plot.
No.27/79, located in South Boag Road, T Nagar, Chennai - 620020, more fully described in
the Schedule hereunder, approaches the vendor with a view to purchasing the same.
WHEREAS, the vendor and purchaser having carried out negotiations for the Sale and
Purchase respectively of the property consisting of a vacant land and covering an extent of 5
acres of land, bearing Plot. No.27/79, located in South Boag Road, T Nagar, Chennai - 620020,
more fully described in the Schedule hereunder; the vendor having agreed to sell the property
and the purchaser having agreed to purchase the same for a total consideration of Rs. 50 lakhs.
WHEREAS, in pursuance of the agreement arrived at between the Vendor and Purchaser as
regards sale and purchase respectively of the property, more fully described in the Schedule
hereunder, the purchaser having paid to the vendor the full sum of Rs.50 lakhs (Rupees Fifty
Lakhs only), and the vendor acknowledges of having received the consideration for the same
on 18th March, 2019. Subsequent to this the vendor does hereby convey unto the purchaser
absolutely all the title and interests in the Schedule mentioned property and further, the vendor
also delivering vacant possession of the said property to the purchaser to enable the purchaser
to enjoy the said property absolutely and without any interruption of whatsoever nature.
WHEREAS the property more fully described in the schedule hereunder was sold by the vendor
in favour of the purchaser herein in and by sale deed no. 28/79 dated and registered on 18th
March 2019 at Sub Registrar Office, Tambaram, Chennai – 6200020 herein after referred as
the Principal deed.
WHEREAS in the principal deed executed on 18th March 2019, the Plot Number of the property
was wrongly typed as Plot No. 28/79 instead of Plot No. 27/79.
WHEREAS this typographical error has come to the knowledge of the above said purchaser
and requested the vendor to rectify the same in order to avoid the consequences arising out of
it and the vendor has executed this deed of rectification dated on 19th March 2019 to rectify the
same.
That in the Principle deed dated on 18th March 2019, the Plot Number of the property was
wrongly typed as Plot No. 28/79 instead of Plot No. 27/79 is rectified by this Deed of
Rectification.
That as rectified as aforesaid, the principal sale deed shall remain in full force and effect.
That no consideration has been received by the vendor for carrying out and executing this deed
of rectification.
WITNESS
All that piece and parcel of land including all trees and bushes covering an extent of vacant
land to 5 acres, bearing Plot. No. 28/79, located in located in South Boag Road, T Nagar,
Chennai - 620020, and bounded on,
SOUTH - by a house Door No.23, bearing R.S. No.1605/85 and belonging to N. Murugesan.
WEST – by a house Door No.24, bearing R.S. No.1609/85 and belonging to A. Ganesan, and
having a right of entry to the property from this side.
EAST - by a 100 feet road leading to the Chennai city and situated within the Registration and
Sub-Registration, Tambaram, Chennai.
All that piece and parcel of land including all trees and bushes covering an extent of vacant
land to 5 acres, bearing Plot. No. 27/79, located in located in South Boag Road, T Nagar,
Chennai - 620020, and bounded on,
SOUTH - by a house Door No.23, bearing R.S. No.1605/85 and belonging to N. Murugesan.
WEST – by a house Door No.24, bearing R.S. No.1609/85 and belonging to A. Ganesan, and
having a right of entry to the property from this side.
EAST - by a 100 feet road leading to the Chennai city and situated within the Registration and
Sub-Registration, Tambaram, Chennai.
