The real estate agent calls a homeowner about a property that was previously listed for sale but is no longer active. The agent asks if the homeowners are still looking to sell or would consider interviewing a different agent. When the homeowners say they are no longer selling, the agent continues questioning them in an attempt to get a meeting to discuss selling the home. The homeowners decline multiple times but the agent persists with additional questions and offers to meet, trying to get them to reconsider selling with a new agent.

Hi this is Jhoan, Mark Martin’s assistant with RE/MAX.

I was calling in reference to your house on (address)/ I noticed that your


house at (address) is no longer active. I wanted to ask if you’re still looking to sell/see if you are going to take this opportunity
to interview a different agent. Great! We’d love to share my marketing methods for getting homes sold quickly.

"I know you had your home on the market a long time ago, and I don't see that it sold, that's great news because the market is very
strong right now and your property is worth quite a bit more now, have you given any thought to selling in the near future?"

We would love the opportunity to earn your business.

I understand that you have some real estate plans that you would like to accomplish.

Seller: “We’re not putting it back on the Market”


LINE of QUESTIONING:

1. “Really? Well if it sold, where were you moving to?”

2. “How soon do you want to be there?”

3. “What do you think stopped it from selling?”

4. “If we were to present you with a strong offer to purchase your home, would you be still be willing to at least take a look at
it?”

5. “Well that’s exactly what I would like to talk to you about. What would be the best time for me to quickly drop by, 4:00
today or tomorrow?”

Seller: “I’m going to stay with the same agent.”

I understand and let me ask you a quick question. If you stay with the same agent, what are they going to do this time that they
didn’t do last time?

Seller: “I’m taking it off the market—we’ve decided not to move.”

I see. Just out of curiosity, if you did sell, where were you moving to? What would that do for you and your family if you had
moved? If we could show you a way to make that happen, would you be interested? We specialize in homes that didn’t sell the
first time. Even the best homes don’t sell the first time and it just takes a new approach and new ideas that we use to get homes
sold. When could we stop by and spend 15 minutes or so to show you why so many homeowners choose us to sell their home?

Seller: “I’ve already found another agent.”

“Have you signed a contract already?”

If not--“Great. We would like to apply for the job to sell your home. We specialize in homes that didn’t sell the first time. You
know, even the best homes don’t sell the first time around.”

If they feel obligated:

“I understand and what I am sensing is you want to make sure you’re doing the right thing. Correct?”
“Excellent. You know, if you had to go to a doctor because you had an illness and you found out it involved surgery, would you
want another opinion? I know this isn’t surgery and yet it is financial surgery on your home. Let’s meet for about 20 minutes and
you will see why so many people decide to hire us over other agents. (Lead), if you actually felt you could get more money and a
quicker sell, would you interview us?
When can we get together, at 3:00, or would 4:00 be better?

Some of my information may need to be out dated but we’re reaching out to anyone in the past to see if they’re interested in
selling as of now.
