Is a technology term for an information system based on common database and user
interfacing to allow real-time and cross division information to be accessed and utilized.

CMMS is part of ERP system that accommodate for :


1. Planning for Preventative Maintenance, Inspection and Certification for each Asset
including the schedule and task/procedure to be performed.
2. Planning for breakdown and corrective maintenance.
3. Manage MOC request and follow up documentation.
4. Alert System for due schedule Scheduled Maintenance.
5. Manage Service request, Work orders and Report.
6. Parts Inventory Planning based on Maintenance Plan and Report.
7. Reporting system for service execution, failure or issues.
8. Utilize the data to produce overall maintenance performance report. 2

MAINTENANCE PLAN
Put the Maintenance Plan on the List :
• Register the maintenance plans for each asset.
• State the procedure to perform.
• Define for schedule  Set interval by usage or date.
• Give the safety notes.
SERVICE REMINDER
Reminder : The due Maintenance plan will mark with red on the table and also the
system can auto-send the email to registered address.

Work Order : Maintenance officer will create work order based on due task.
SERVICE REPORT
Service report initiated after work order has been performed.
Report for task been done and material used for the task.
DAILY ACTIVITY REPORT
Any activity besides PM work will record in Daily Maintenance Activity.
This report will accommodate also for issues from field to put in database for task to
follow up. After closed, data will keep for lesson learn.
INTEGRATED DATABASE AND PROCESS
Other database, files, and process that can be access and create from CMMS :

• Data Assets including Manual attachment and Picture.


• Asset changes or modification through MOC process.
• Asset Inspection and certification files.
• Accounting for Maintenance and Material Purchase  Review the maintenance
cost for each asset.

As part of Central EPI-ERP System. The CMMS system will provide data needed by
another part of business section such Procurement and Accounting.
