DIRECTOR’S STATEMENT
Usizo Construction Consultants was founded in November 2012; we provide expert project and contractor-focused construction
management services to Emerging and Small Medium and Micro Sized Enterprise [SMME] Contractors, Sub-contractors, Property
Developers, Project Consultants and Private Individuals. The company was established to explore an opportunity in the construction
and engineering sectors, whereby an operational disjuncture between Contractors and Consultants/Clients was found to exist with
regard to contracts management and administration of projects. This was particularly prevalent in projects in rural communities,
whereby SMME Contractors are awarded high value contracts yet, are later often found to be lacking in management capacity,
suitable supervisory personnel and shortages in site management skills to deliver on their mandates.
Usizo was founded with the aim to address this deficit by utilizing the experience acquired by the founding Director over the past 15
years in the industry providing construction, contract and project management to projects, both in the public and private sectors.
This experience includes management of the entire development process from the initiation phases, through design development,
and all various stages of procurement to construction phases and hand-over.
Our services focus on the implementation and use of fundamental construction and project management principles for effective
planning as well as efficient cost and resource management. We can provide you with: hands-on expertise, professionalism and
dedication which will enable us to understand your business needs and provide you with solutions that empower you get the job

CONSTRUCTION MANAGEMENT OVERVIEW
Construction Management is a method of project delivery, which utilizes the expertise of construction industry professionals to
manage, coordinate and control all aspects of the building process. It involves the application and integration of comprehensive
project controls and relies on knowledgeable personnel with building, design and management skill to expand the Contractor’s
capabilities thus ensuring that the project is successfully delivered.
The method ensures the project Owner’s increased involvement on construction matters by bringing the Contractor closer to the
Professional Team. Use of a Construction Management Consultant improves stakeholder confidence in the potential success of the
project. This enhanced confidence grows out of the ability of the Consultant to provide experienced personnel who can provide advice

OUR MANAGEMENT PHILOSOPHY
Understand the Project Requirements and Operations.
We take it upon ourselves together with our Client to jointly assess and study the project’s requirements, thus ensuring that we
provide adequate guidance during the early stages of our involvement on the project. This ensures that the assessment equals the
need for our services and that the project is adequately recorded in detail and consequently efficiently managed.

OUR MANAGEMENT APPROACH
The conventional method of developing and delivering construction projects is in four independent stages;
Our active engagement can commence any point between the procurement stage up to the closeout and handover stages, and if so
required throughout the defects liability period. Our management approach divides the above stages into smaller discernible
components to develop the management strategy.
We also place a strong emphasis on maintaining a site presence on a regular basis to accurately capture and record activities as per
the project’s requirements. This may include attending site meetings, maintaining an accurate record of site activities and ensuring
the compliance to specifications.
Through the use of readily available mobile technology, downloadable apps and advancements in cloud computing (e.g. Google
Drive, Dropbox and Microsoft One Drive), we are able to provide our Client with continuous access to the project folder. Effective use
of this technology also enables us to effortlessly update and amend documentation in real time thus greatly shortening the
turnaround period on the delivery of our services.

BENEFITS OF OUR SERVICES
Our scope of services is dependent on the needs, capabilities, resources of our Client’s organization and the challenges specific to
their project. The services aim to enhance and compliment their strengths to provide a comprehensive set of resources and
management skills as well as to facilitate the effective transfer of knowledge to their staff.
Compliance Coordination
Coordination and monitoring of all statutory and contractual requirement processes and document submissions including safety files,
compliance audits, permits procurement, etc.
Constructability Reviews
We review construction drawings and schedules for completeness and coordination. This entails verifying accuracy, availability and
cost of materials, labour, efficient building systems and develop coordinated scopes of work for each section.

Information Management
Review construction drawings, details and specifications to develop concise Request for Information schedules (RFI’s), Sub-Contractor
appointment schedules, procurement schedules and compile concise project reports.
Procurement
Conduct all post-tender award administrative issues. Coordinate drawing and specification clarifications with Sub-Contractors through
the quotation process. Receive all quotations, adjudicate and make detailed written recommendations to our Client.
Contracts
Administer and formalize agreements including communications, payments, monitoring of construction document interpretations,
changes in scope and other procedural aspects.
Site Management
Monitor, coordinate and supervise the day-to-day workflow of the construction site. Oversee trade contractors, maintain project
documentation, review and monitor programme adherence and report on all aspects of construction to our Client and the Professional
Team.
Variation Orders
Investigate proposed variation orders and advise our Client with regard to potential cost and construction programme impact.
Conduct estimates, manage processes and negotiate on our Client’s behalf.
Closeout
Oversee handover and completion procedures, organize all project documentation (as-built drawings, Certificates of Compliance etc.),
collate manuals, manage warranties and prepare a final project closeout and lessons learned reports.

SERVICES
Site Briefings Attend compulsory site briefings and inspections on behalf of our Client prior to tender submission.
Safety Files Assist in compiling the project safety file according to project and statutory requirements. This includes the management
and coordination of site safety meetings, toolbox talks and conducting a site safety compliance audit.
Construction Programmes and Scheduling Develop baseline, construction and working programmes using the latest project
management scheduling software.
Update and Monitor Construction Progress Continuously monitor and compile construction programme updates in line with agreed
project milestones/goals.
Request for Information Schedules Develop and maintain RFI’s on behalf of the Client for information requirements from the multi-
disciplinary Professional Team.
JBCC Contract Interpretation and application of the Building Agreement including advice on compiling claims.
Procurement Schedules Develop and maintain appointment schedules and long lead item ordering of materials coordinated with the
agreed construction programme.
Contract Management Coordinate and control the appointment of Selected, Nominated and Direct Sub-Contractors as well as
suppliers involved on the project.
Sub-Contractor Management Coordinate and administer Sub-Contractor scopes of work, including programme coordination,
specification compliance, chairing Sub-Contractor meetings, coordination of the shop drawings approval process and progress
meetings.

Drawings Register Administer and maintain a working construction drawings register.
Risk Management Compile a schedule of associated risks to the project as well as a risk matrix.
Site Establishment Conduct site inspections, develop a site establishment layout, programme and procurement schedule.
Cashflow Assist in the preparation of cashflow projections in line with the agreed construction programme as well as assist in
compiling payment certificates.
Site Management Assist and manage construction kick-off and ensure that our Client performs with due diligence, regularity and
expedition; and that our Client has the appropriate resources to bring the works to completion.
Resource Allocation: Continuously administer and control the works and resource allocations in accordance with the construction
programme.
Site Records Monitor and Coordinate daily records including site access, daily diary, equipment and tool schedules, employee records
and contract information.
Practical and Final Completion Assist, coordinate and manage the maintenance and removal of temporary structures, notice boards
and construction equipment upon practical completion. Also manage the handover of as-built information and required
statutory/regulatory approval certificates, operating and instruction manuals and product guarantees. Receive the Practical
Completion list from the Project Manager and ensure the execution of the defects list to ensure practical and final completion.
Meetings Attend project meetings on behalf of our Client to address technical matters, information requirements and queries,
construction programme, progress updates and quality management.

Defects Liability Period Manage and coordinate the remedial works after the construction period as well as during the defects liability
and latent defects periods.
