addition, it provides annual company trip, annual company dinner, annual bonus and annual

increment.

The company background of Wealthpachira Service Delivery Sdn Bhd established in

2017, at Kuala Lumpur, Malaysia. The company aim to provide excellent service to our clients.

They are providing customer care, technical support, customer acquisition, customer retention

management, analytics, back-office and other specialized services to ensure consistently

positive customer interactions. The company strength is having professional customer care

teams who are expert in Mandarin language and specialize in China market.

The job responsibility is to enjoy making outbound calls to all potential prospect. Other

than that is persuade potential customers to purchase a product or services, explain product or

services in detailed and must answer enquiries from the customers related to sales presentation

to meet sales target consistently based on the project assigned.

The job requirements are to managing calls and emails, in fast-paced service or retail

industry is an added advantage. Fresh graduates are welcome to apply. The employees must be

self-motivated, empathetic, calm and customer focused. Employees must possess a good

command of mandarin. In addition, it must passionate about customer services, enjoy


interacting with people, communicate well and have desire to improve the experience of our

customers. Besides, employees should build trustful relationships, problem-solving and

negotiation. It also must be able to work in shift.

I will select the part time job names Job Talent SDN BHD company. This job is

temporary job because it only needs to work 3 until 6 months. The estimate monthly income

of this job is RM1300.This company got 4 types of jobs, it is account assistant, administration

assistance, data entry clerk and customer service job.

I will select this full time job because it got many benefit to the employees. I will select

this part time job because one of the reason is it company got many choices to choose and it

provided job training.

My selection for the car will be Perodua Myvi H with 1.5H with the price of RM50,200.

I have chosen this car because of its affordability. The down payment for this car is 10% from

its price which is RM5,020 and the rest of RM45,180 are borrowed from Am Bank. The reason

why Am bank was chosen because of its low interest rates, 3.05%. In addition, the loan tenure

I prefer is 9 years because with 9 years I will be able to pay a monthly payment of RM533.17

with the interest to the bank. I do not only have car loan, but I also have house loan to pay off.

Therefore, choosing 9 years is the best option as it would not cause high financial stress for me

financially. Another reason why I pick Mayvi and not kancil, Senera and Almera because of

my own taste and preference. For example, Almera have many rumours about it being a bad

quality car, and Kancil is too cheap so I would be willing to buy more expensive for the better

quality car and comfort, Senera will be very risky as I never drove a big vehicle. As a result, I

prefer Myvi because of its size and qualities.

The modal of car is Perodua Myvi H 1.5 H. The colour of the vehicle will be black

because if I hit anything it would not be visible to the eyes. This car contains a lot of new

features such as seat belt reminder, sensor at the front and the back to prevent collisions when

reversing and air bags. Moving on, the feature that make convince me the most is the new

feature such as A.S.A (Advance safety assist) it helps the driver to curb accident by

automatically stopping the car. When the car is very close to other cars and the accident is

likely to happen the A.S.A will abruptly stop the car so collision can be prevented or when

traffic light turns green the car will give a warning ‘beep’ to ensure the driver are aware of the

traffic light. The most unexpected feature in this car is the toll card reader, the ‘eco idle’ as it

will stop the engine when the car stops to save fuels and the touch screen, the build in Bluetooth

feature to enhance driving experience and USB charging port at the side of the driver seat.

Finally, this car also has many charging ports so the driver may charge their phones while

driving.
The reason I pick this because of its monthly payment which is RM533.17 for 9 years.

However, this is not only the reason why I choose this car, the other reason is the features such

as A.S.A, eco idle and the toll card reader because this is the first time I have ever heard of toll

card reader and A.S.A feature.

Task 3 Buy a House
The house is located at Jln Setia Gemilang U13/45C, Setia Alam, 40170 Shah Alam,

Selangor. I choose this house as it is near my workplace and also because it is near and

convenience to every places by car and many restaurants nearby. The house is an apartment

and it cost RM 135,000.

I choose MayBank as the loan interest rate offered is low. So that I could buy the house

with cheaper price and with lower monthly instalment because after buying car I need to try

not to exceed the Debt Servicing Ratio (DSR) or else I will not be able to borrow money from

the bank.

The apartment built-up area is 650 sq. ft. and it consists of 3 bedrooms and a bathroom.

The house is located at the 1 st floor of the building, so I do not have to walk down and

up from the stair as it is very tiring. The house is freehold so I will be owning the

house for lifetime after finish my loan. The house is unfurnished so I will be requiring

to spend money on buying furniture. I will also get a car park along with the house,

the apartment has a 24 hours’ security and mini market which is very convenient.

The reasons I choose this property is because it is near my workplace and it is very

convenient as there are many shops and restaurants around so I can save my petrol money. And

the price of the house is very reasonable and is within my budget and after buying this house it

does not exceed my DSR which is very important if I want to get loan from the bank. Besides

the neighbour are very friendly and the environment is very nice according to some customer’s

review.

Among the banks that I listed above, I will choose a best option which is Malayan

Banking Berhad (MayBank). This is because its feature and benefits. Even the interest rate

(3.35%) is not the highest but it is acceptable, the main reason that I choose this bank is because

the financial services that provided is very attractive. For example, Maybank provided a

comprehensive range of products and services such as commercial banking, investment

banking, Islamic banking, offshore banking, leasing and hire purchase, insurance, factoring,

trustee services, asset management, stock broking, nominee services, venture capital and

Internet banking.

From my selection:

 It will take 60 years for the sum of money to triple itself at the current simple interest

rate.

Conclusion
The reason I choose this company (Wealthpachira Service Delivery Sdn Bhd) as my full

time job is because of its benefits such as flexible scheduling of working hours, monthly perfect

attendance award, monthly team activities and monthly team lunch. In addition, it also provides

annual company trip, annual company dinner, annual bonus and annual increment.

Next, I selected this car (PERODUA MYVI H 1.5H) because of its quality features such

as A.S.A, eco idle and the toll card reader. Not only that, it also has cheap repayment rate. For

example, each month repayment rate is RM533.17 for 9 years. Therefore, it is affordable plus
this car is also really reliable and stable and it is also a highly recommended car by the internet

to buy for first time buyer.

Moving on, the reasons why I picked this house (Ara Damansara Sri Jati Apartment)

because the location of the house is near to the place I work. Moreover, the price of the house

is within my budget and does not exceed my DSR after purchasing. Plus, according to some

customer review the neighbour and environment are very nice. Therefore, this house is not only

cheap but also worth buying because of its nice and convenient environment.

Lastly, I decided to save 20% of my total income into MayBank to gain some interest and also

for my future use. RM 442.5 is the amount that I save in my fixed deposit account for 7 years.

The reason why I choose this bank is because its reliable financial facilities and trustable

services. For example, nominee services, venture capital and Internet banking.
