Bharti Retail Non Binding Term Sheet (Revised)
This term sheet sets out the basic outline of the terms of Easy Day store by and between Bharti Retail
Ltd (BRL) and__________________(land owner) and the scope of the land owner.

Exit Clause Bharti Retail only has the right to terminate the
Lease Agreement with a notice of 3 months.
Conditions to be fulfilled by Lessor before 1. Water tight shell, site free from water
handing over the possession of premises to seepage.
Lessee.
2. Anti Termite treatment in the premises.
3. Site should free from Manhole.
4. All common area should be well
illuminated, finished with granite flooring
and Hand railing for the staircase leading
to store and terrace(if required).
5. Front of shop finished with interlock
paver tiles or equivalent.
6. Signage space (One at top of shop front,
one at outside after landing and one at
each side of wall.
7. Well illuminated Space for DG Set, Servo
Stabilizer, Water Tanks, AC &
Refrigeration outdoor units, V-Sat
Antenna and RO Plant on Terrace.
8. All External wall thickness 9" with plaster

and proper painting.
9. Plastering of ceiling and internal walls.
10. Grade Slab.
11. Dismantling of the partition walls
/mezzanine (if any).
12. Construction of manhole (if any).
13. MS Chain Link fencing around
transformer/electrical pole for safety of
customers outside premises (if any).
14. Adequate Potable domestic water supply
from Municipal available if no landlord
would be arranged by other source.
15. All drain points including for dairy chiller,
meat shop & water purifier etc at desired
location
16. Fire Hose Cabinet (FHC), Fire sprinkler,
and Fire Extinguisher if applicable (In
case of shopping complex).

11. Electrical Load required 45 KW,
Electrical (LT One point tapping),
Electrical Meter (Existing Available Load)
12. Is Meter Rear or front side.
13. Suitable cable access from front side of
store if meter in the front.
NOCs/Approvals/ Permissions to be obtained by The Lessor shall be responsible for obtaining the
the Lessor. building plan sanctions{provide the commercial
building plan by (date) ______and thereafter
obtaining all such Approvals/NOCs/Permissions
which are necessary for the use and occupation of
the premises to commence operations from the
premises and any other approvals required under
the law, these shall include but not be limited to:-
CLU, NOC from Fire department, Retail NOC
from local authority, all statutory approvals
(details of upto date tax payments/ water and
electricity connection) from the Local Municipal
Authority and including Completion Certificate
and Occupancy Certificate.
Rent Commencement Date The date from expiry of 2 months post physical
handover of possession of premises or Grand
opening whichever is earlier.

Term sheet.
The Lease Deed will be signed subject to the
following:
- Successful due diligence of the property
by BRL. The use of the property changed to
commercial and approval of building plan by
the appropriate authority and internal
approval of the management of BRL.
