Sub: Legal notice for vacation of demised premises under section 106 of the Transfer of Property
Act

Dear Sir,

Under the instructions and authority of my client Sh........s/o.......r/o......., I hereby serve you the
following notice:

1. That my client is the owner and landlord of property House no.....Sector.....Chandigarh.

2. That you are the tenant under my client in respect of the ground floor of the said property
comprising of 3 bedrooms, 1 drawing room, a kichen, a bathroom and as store at a
monthly rent of Rs..........exclusive of water and electricity charges.

3. That the above tenancy commences on the 1st day of every English Calendar Month and
expires on the last day of the same English Calendar month. The rent is payable in
advance on the 1st day of every English Calendar Month.

4. That the above-said premises under your tenancy are of residential nature and were let
out to you for residential purposes alone.

5. That you are a regular defaulter in paying rent to my client and now the rent for 10
months i.e. From.......to...............has become due from you. I, therefore, call upon you to
pay the whole of the arrears of rent to my client within 2 months of this notice that you
have acquired the vacant possession of Flat no.....Building no...Sec....Chandigarh.

6. That on account of non-payment of rent as well as the fact of you having acquired the
vacant possession of the above-said flat, you have made yourself liable for eviction.
7. That my client does not wish to keep you as a tenant anymore, your tenancy is therfore
terminated with effect from...........of 2018.

I, therefore have instructions to call upon you, which I hereby do, and require you to quit,
vacate and deliver the peaceful and vacant possession of the said premises to my client
within 30 days from the receipt of this notice failing which my client will be at liberty to
start eviction proceedings against you in the court of law at your risks, costs and
responsibilities.
