PROBLEM NO. 1: High Rise Condominium Building

Statement of the Problem:
A new high rise residential condominium is planned to be constructed in Pasig City, Metro
Manila. The project caters high-end clientele, and will feature amenities such as a manmade
white sand beach, manicured gardens, jogging paths, and its own members-only resto-bar.
To enhance its high-end nature, the project puts a premium in generous open spaces, and
will be sufficiently distanced from existing neighboring buildings, and will implement
setbacks all around the property, i.e. no firewalls.

Project Site Features


The Project site is relatively flat and located in an R5 zone. It is situated in a corner lot,
flanked on its eastern side by twenty meters RROW, and on its southern side by fifteen
meters RROW. The site is governed by slope of angular planes as imposed by the local LGU
– specifically 60 degrees for its eastern RROW, and sixty five point five (65.5) degrees for
its southern RROW. The project’s total lot area is 12,000 square meters, having dimension
of 120 meters fronting its eastern RROW, and 100 meters fronting its southern RROW. The
project’s building line will start, or will be distanced from its northern side by 30 meters
and from its western side by twenty five meters (25m. The project has a maximum flar
designation of 9. Using provisions in Rule 7 and 8 of the NBCP, determine the most
stringent, most appropriate development control values for the project.

PROBLEM NO. 2: Medium‐Rise Standard Class Hotel Building



Statement of the Problem:
An owner has decided that his Maximum R-3 zoned property, with a total lot area of 1,200
square meters and located in a highly urbanized area, shall be developed as a medium rise
Hotel building. The building shall be accredited by the Department of Tourism (DOT) and
shall meet the minimum standards of a Standard Class Hotel. In order to maximize the floor
area of the hotel building, the structure shall have firewall and the floor to floor height shall
be limited to 3 meters.
Project Site Features:
The project site is a regular lot, rectangular in shape, having 30 meters wide frontage that is
facing south. The project site uniformly slopes at three percent draining south. The 14
meters RROW has 1 meter wide sidewalk on each side. The surface of the sidewalk at the
lot frontage is at 0.0 elevation.
