INTRODUCTION
To overcome the present traffic scenario in our region, public transport needs to be encouraged. The
infrastructure related to public transport would also undergo a lot of unforseen changes. With this overview,
NMMC has proposed to redesign the Vashi Bus Terminal.

NMMC expects this Terminal building design to be a futuristic modern complex, which is efficient, functional,
energy efficient, sustainable, healthy, safe and shall become an iconic building for tomorrow.

The plot area is 10,925 sqm, the total permissiable built-up area is 16,388 (FSI of 1.5). 25 % of this area shall be
used for the use of Bus terminal and 75 % of this shall be developed for commercial activities.

Vashi Bus terminal is one of the busiest bus terminal in Navi Mumbai. Passengers board busses for Mumbai,
Thane, Kalyan, Dombivli and a few places of Raigad district including places in Navi Mumbai.
AIM
The proposed design solution should remove the existing issues faced by the bus travellers, in terms of
transport, waiting, facilities, etc. The design shall also look into the issues faced by commercial users. It shall also
forsee and solve the problems that arise due to its mix use development.

By-Law limitations
1 Front open spaces (towards roadside edges) = 6.0m from site boundary
2 Side/ rear open spaces (towards non roadside edges of site) = h/5 (where h = height of building)
3 Total height permissible = no restrictions
4 Multiple basements or podiums permissible for Parking
5 Horizontal travel distance between stairs = 30 meters without sprinkler system. With sprinkler system it
can be up to 45 meters.
