selling that property?
- Is it ok if I ask a few questions to get a better feel about the property and make a more
accurate offer?
------IF YES: Are the tenants month to month or when does the lease end?
- Okay, and... Can you tell me some basics about the property? Like, the number of beds,
baths, square footage…
-Okay, and have you done any improvements or remodelations to the property?
- Is it negotiable?
IF THEY DON’T KNOW: What is the least that you would take for the property? OR Is there
a price that you have in mind?
IF YOU STILL DON’T HAVE ANY CLEAR ANSWER: So, you are willing to hear offers,
right?
- And would you consider putting your property for sale on the market?
/ If you don’t have the name of the person at this point you must gently ask: May I have your
name Sir/Ms? /
- Okay, so we’ll run the numbers and one of my buying specialists will get back to you within
24 hours, is that okay? / Wait for an answer /
-If the house is on the market and they won’t sell without the realtor for a cash offer, end the
call in the most polite way possible:
- I utterly understand, well… we’ll try to reach you out some other time, thank you and have
a nice day
If during the call you can see that the price is too high, it's not negotiable and they
won’t consider listing the property:
Would you accept an all cash offer below the market value?
To people who are interested in selling but first they want to know how much the
house is worth.:
“I can have one of my buying specialists give you a call back and answer that for you, but
first I have to make some questions about the property” If they say “Okay” you can proceed
with the questions on the script.
“I want to know the name of the group of private investors” / “Give me your phone
number or email address”
“If you have a property that you are wanting to sell, one of our buying specialists will give you
a second call and you will receive more information”
If they say “Okay” you can proceed with the questions on the script.
Notes:
When someone says “I have a property” try to get a little more of information like:
“What kind of property is? A house/farm/apartment/ a lot?”
“May I have the full address for this property?” (Ask them to spell out the address)
In some teams you will have to get the email address of the seller at the end of the
call:
