REAL ESTATE SCRIPT

- Hello, This is ___________, I’m calling about the property on (___________)?

- We’re looking to buy houses in this area and I was wondering if you would consider
selling that property?

- Is it ok if I ask a few questions to get a better feel about the property and make a more
accurate offer?

- Perfect! Very quickly:

- Is the house currently on the market with a realtor?

- Excellent. Is the property currently rented?

------IF YES: Are the tenants month to month or when does the lease end?

- If we can come to an agreement how soon would you be looking to sell?

- Is there a special reason for wanting to sell?

- Okay, and... Can you tell me some basics about the property? Like, the number of beds,
baths, square footage…

-Okay, and have you done any improvements or remodelations to the property?

- Is there a ball-park amount that you’d be happy selling for?

- Is it negotiable?

IF THEY DON’T KNOW: What is the least that you would take for the property? OR Is there
a price that you have in mind?

IF YOU STILL DON’T HAVE ANY CLEAR ANSWER: So, you are willing to hear offers,
right?

- And would you consider putting your property for sale on the market?

/ If you don’t have the name of the person at this point you must gently ask: May I have your
name Sir/Ms? /

- Okay, so we’ll run the numbers and one of my buying specialists will get back to you within
24 hours, is that okay? / Wait for an answer /

- Well, thank you so much, ___________. Have a great day!


REBUTTALS:

If it is on the market with a Realtor:


-I see, and would you consider selling without the realtor?
Wait for and answer and then ask.
Would you accept an all cash offer below the market value?

-If yes, continue with the script.

-If the house is on the market and they won’t sell without the realtor for a cash offer, end the
call in the most polite way possible:

- I utterly understand, well… we’ll try to reach you out some other time, thank you and have
a nice day

If during the call you can see that the price is too high, it's not negotiable and they
won’t consider listing the property:

Would you accept an all cash offer below the market value?

And continue with the call.

“Why would I put in on the market if you’re going to buy it?”


-Yes, we are investors, but just in case that we can’t reach the offer we can still help you list
the property with one of our experienced realtors.
-Sí, somos inversionistas, pero solo en caso de que no alcancemos su oferta aún podemos
enlistar la propiedad con uno de nuestros realtores experimentados.

“How much is the cash offer?”


-Just to let you know it’d be under the market value, but one of our buying experts can
disclose this amount if you’re interested in a second call.

We’re a private group of Investors looking to invest in (Estate you’re calling), but we’re also
looking to buy properties all over the country.

“If you have a property that you are wanting to sell, one of our buying specialists will give you
a second call and you will receive more information” If they say “Okay” you can proceed with
the questions on the script.
“Where are you located?”
We are located in (Estate where your team is located) but we operate all over the country.

“What is this call about / What are you trying to do?”


“We are private investors and we are looking into buying properties”

“Where did you get my number?”


We got it from County Records. (Only if you’re calling West Coast Area)

We got it from the Public Records. (For all others)

To people who are interested in selling but first they want to know how much the
house is worth.:
“I can have one of my buying specialists give you a call back and answer that for you, but
first I have to make some questions about the property” If they say “Okay” you can proceed
with the questions on the script.

“I want to know the name of the group of private investors” / “Give me your phone
number or email address”
“If you have a property that you are wanting to sell, one of our buying specialists will give you
a second call and you will receive more information”
If they say “Okay” you can proceed with the questions on the script.

Notes:
When someone says “I have a property” try to get a little more of information like:
“What kind of property is? A house/farm/apartment/ a lot?”
“May I have the full address for this property?” (Ask them to spell out the address)

Try to make the best out of your list:


If they say “wrong number” you tell them:
Ok, sorry. And do you happen to have a property that you want to sell?

If they say “I’m not selling” you tell them:


Okay, but by chance, do you happen to have any other property you’re looking to sell?

In some teams you will have to get the email address of the seller at the end of the
call:
-And may I have an e-mail address where we can contact you?
