INSTRUCTION:
Answer all questions

Q1 Maintaining of building premises is necessary in order to preserve the assets and protect the
safety of the building occupants. Proper building maintenance makes sure that the building
and the environment remain healthy, clean and a safe place to work or live in. Identify with an
example, any TWO (2) building principles that affecting to maintenance aspect.

Q2 Maintenance solution diagram was developed to resolve some major problems in


maintenance and given priority to the several criteria that can improve the process in the
management of building maintenance.These criteria include staff competency, maintenance
asset records, maintenance schedule, plan for maintenance operation and review of the
process. Based on your understanding, construct a maintenance solution diagram that contain
FIVE (5) criteria and explain how this solution diagram can help the organization manage
maintenance operations effectively.

Q3 Building maintenance involves the keeping of all building practice, fabrics, structure, fittings
and equipment in good condition, in efficient working order and in good repair. Engineers
must ensure that any maintenance work carried out on the premises is conducted safely and in
compliance with all relevant health and safety law and building regulations. Interpret with an
example of the following maintenance;

i) Maintenance of building fabric

ii) Maintenance of building structure


Q4 Building operation and maintenance management is also identified as one of the key fields
which highly involve in information technology (IT) usage. Reason for using IT for maintenance
management by organizations is to improve the quality of maintenance management and
operation. Building information modelling (BIM) is one of the IT usage that can support
organizations in the aspects of building maintenance. Briefly explains how BIM can improve
the efficiency of maintenance management of facilities in the organization.
