Appendix-Á

Art District – Comments on MEP Drawings

Electrical Works:

1. Detailed Electrical Network schematic drawing shall be provide d.


2. LT Kiosk panel explanation required. As per our earlier comments we suggested to
propose one LT Isolator panel in between transformer and Main LT Panel for ease
maintenance. Please ensure.
3. Cable trench cover details are not provided.
4. Earthing chart and Earthing Layout details not provided.
5. Separate drawings shall be provided for Lighting and power layout.
6. Load Distribution chart shall be submitted for all the distribution boards.
7. Lighting should be proposed for all the locations.
8. Trafo and DG foundation and cross section details required.
9. No provisions for ventilation fans at basement parking locations. Please propose
sufficient Nos Smoke Exhaust and Normal Exhaust fans. In that case/scenario auto
manual starter is required for separate ventilation fans at basement location to feed
the supply from HVAC panel.
10. All the power points proposed at terrace location should be weather proof
protection.
11. Ductable indoor unit power supply details are not provided.
12. In the drawing, PDB-3 Proposed in first floor plan. But all the circuits feed the supply
from PDB-2 only. Please cross check.
13. Diesel fire engine panel is not included, but it can be proposed to operate the diesel
pump.
14. Soft starter panel shall be proposed for smooth starting of hydrant/Jockey pumps.
15. 2 no of 6A switch with sockets shall be proposed at all the toilets for 1 provision for
hand dryer and 1 provision for floor cleaning machines.
16. Exhaust Fans to be increase in Toilets
17. Sump pump panel with auto manual starter should be proposed for basement sump
pump.
18. Sufficient Multiple Power point provisions required at below reception table.
19. Sufficient Multiple Power point provisions required at Design Studio, Training area,
Seating Area, office and Gallery
20. Sufficient Multiple Power point provisions required for Boom barrier locations.
Supply feed from Emergency DB.
21. Lift controller panel location not mentioned and power supply details required.
22. 1 Power point provision required at all the Lift shaft pits.

23. Lighting shall be proposed at Staircase and lift shafts locations and this will feed the
supply from emergency DB.
24. In drawing Ladder type cable tray already proposed from shaft to DB at Terrace
location. The same shall be proposed from DB to outdoor units for cable Laying.
25. No details regarding lightning arrestor system and Earthing shall be proposed
separately.
26. No details regarding external lighting and power supply details. Outdoor type feeder
pillar recommended for external light power supply.
27. Emergency lighting arrangement needs to be provided for the complete building, lift
and stair areas.

CCTV and Surveillance System:

1. Quantities of LED Monitors and location details not available in the drawing.
2. Master Controller proposed at basement service room location. Detailed
specification required for the same.
3. Storage details not provided in drawing.
4. Boom Barrier shall be auto function with 3-6 second opening.
5. Network switch shall be installed at separate free standing rack.

HVAC Works:

1. No provisions for ventilation at services room which is located in basement.


2. Min. 1 No of split air conditioner with suitable capacity shall be provided for CCTV
service room.
3. Discrepancies in quantity of Ductable units (In drawing- 7 indoor Ductable unit and 2
no of split AC proposed at auditorium and 12 outdoor Ductable unit proposed at
terrace). Please cross check quantity mismatch.
4. No ventilation provision for all the 3 lift shafts. We can propose the lift shaft
pressurisation fan for all the shafts.
5. Air conditioning to be provided for complete building including design studio area
and accordingly calculations are to be made.

Fire Protection system:

1. Legends not provided in fire protection schematic drawings. And detailed schematic
required like Distribution flow, symbol abbreviations etc….
2. Priming tank capacity details are mismatched. (In the schematic mentioned the
capacity of 3000 Ltr. but in Pump room layout drawing stated as 2000L Ltr.capacity).
3. In the drawing the Proposed Fire house cabinet at all floor FHC Shafts but not shown
in the first and second floor.

Plumbing System

1. Storm water drainage details required.


2. Terrace storm water drain provisions should be provided. Manhole details water
discharge details required.

General Points:

1) Earlier Solar power panel proposed in DBR but Drawings are not provided.
2) Fire alarm system proposed in DBR but Details are not given.
3) As per my earlier suggestion/comments, please make provision for LV services like
telephone points and Internet Points. Drawings are required.
4) Need to propose a provision to cover shafts void at terrace location to protect
services room, equipment etc.. from rain.
5) GRIHA 3 Star Compliance statement all MEP works to be submitted
6) All MEP Works should comply with GRIHA 3 Star, NBC and other guidelines as per
RFP/Contract
