CLOSEOUT SUBMITTALS
package subcontractors shall obtain and/or provide warranties under their scope as joint or multi-
party warranties to the Contractor. The Contractor shall provide warranties to the Employer wherein
he shall be one of the parties, who shall be jointly and severally be obliged to provide the required
assurance. All warranties shall be in the format provided by the Project Manager or the Employer.
D. The warranty for all trades shall cover the materials supplied and installed and the workmanship.
Samples of warranties shall be obtained from subcontractors and vendors immediately upon
placement of orders with them for submission to the Supervision Consultant and the Project
Manager for approval. The Project Manager and the Supervision Consultant shall verify the contents
of the warranty seek modifications if required and return it back to the Contractor. The Contractor
shall then prepare Final Warranty document in the same format and words as approved by the
Project Manager and the Supervision Consultant. Payment for the completed work shall not be
released completely without the approval of the Final “Original” warranties.
1.8 MAINTENANCE SERVICE
A. Where maintenance of any system is called for in the Contract, unless specifically detailed, all
maintenance shall be comprehensive that shall include preventive maintenance, breakdown
maintenance and emergency maintenance.
B. Maintenance period shall commence the day after the issue of Taking Over Certificate.
1.9 SPARE PARTS AND MAINTENANCE PRODUCTS
A. The Contractor shall supply a detailed list of spare parts and consumables as recommended by the
equipment and material supplier and as specified in the Technical Sections of the project
specifications. The listed spare parts shall cover an operation period of two years, unless otherwise
specified in separate sections.
B. The list shall include but not limited to:
- Catalogue number, characteristics, quantity and price of each item, and validity date.
- Source and alternate source of supply.
- Name, address, telephone, fax numbers and email addresses of all suppliers where these
spares could be obtained.
- Current price including packaging details.
- Contractor shall also list or indicate the items that should be stocked by the Owner due to long
delivery period.
C. The Contractor shall also supply, before completion of work, any special tools and equipments,
including relevant special safety apparel, required to enable the maintenance and service of the
specified plant, equipment or system to be carried out.
D. The Contractor shall provide attic stock for the different types of finishes materials such as paint,
stone, flooring, wall covering or other items that require special color or pattern match for future use
on maintenance, damages and repairs that might occur in high traffic areas. The attic stock
requirements shall be no more than 5% unless otherwise specified anywhere else. The Contractor
shall submit attic stock list for Project Manager and Supervision Consultant approval, the list shall
include the description of each attic stock item, quantity, location material to be used and all
information of the suppliers. Both the Contractor and the Employer shall agree on the date, time, and
location for the delivery of the stock materials. Stock materials shall be stored using shelves, racks
and/or any means necessary not to degrade the stock materials and so stock materials may be
removed and/or stored with relative ease.
1.10 TESTING AND COMMISSIONING OF SYSTEMS
A. Testing and Commissioning of each and every system and equipment and installation shall be done
as per manufacturer’s specifications and manuals.
B. Staff designated by Project Manager and Supervision Consultant must invariably be associated in
the process of Commissioning and Testing. At least one week advance notice should be available to
the Project Manager and Supervision Consultant before the proposed date of Testing.
