TECHNICAL SPECIFICATIONS

PROPOSED TWO
STOREY RESIDENTIAL BUILDING
BRGY. CARLOSA, CALATAGAN BATANGAS
I. INTENT AND APPLICATION OF THE PROVISIONS OF THIS SECTION

a. The Scope of Work covered within this Specifications is the complete Architectural works of PROPOSED
TWO STOREY RESIDENTIAL BUILDING, Located at Brgy.Carlosa, Calatagan Batangas.

b. This section is prepared in a concise manner, the intention of which is to save time and effort in locating
important contents within this Specification.

c. The execution of this Section shall be coordinated and correlated to each corresponding elaborated section
of this same Specification.

d. In case discrepancies exist between this Section, its corresponding elaborated sections and with the Plans;
notify the Architect / Owner immediately for clarification. Their decision shall be final. It shall be the duty of
the Contractor to verify all discrepancies with the Architect / Owner prior to actual construction works.

e. The Contractor shall bear the responsibility of checking all the numbers and units as may be indicated on the
Specifications. It is understood that the Contractor shall supply and install the actual required units as
approved on the Plans and Specifications.

f. Substitution of materials or equipment (“or approved equal” clause) of makes other than those trade names
specified in the Contract Documents will be approved by the Architect for the following reasons only:

g. That there is documentary proof that materials or equipment specified are not available or that the
materials or equipment specified cannot be delivered to the job site on time to complete the work of the other
Contractors due to conditions beyond the control of the Contractor;

h. That the materials or equipment proposed for substitution is equal or superior to the materials or
equipment specified in construction efficiency and utility. All additional costs relative thereof shall be
shouldered by the Contractor;

i. In cases where there is a difference in price, the Owner shall receive all benefits of the difference in cost
involved in any substitution; and the Contract shall be altered by Change Order to credit the Owner with any
savings so obtained.

j. In cases where specified materials vary in prices, it is understood that the Contractor has taken into account
the more expensive material in his Contract.

II. SCOPE OF WORK

a. The Contractor shall conduct a thorough inspection of the existing job site condition.

b. The scope of work shall include all construction and additions necessary in order to implement the whole set
of approved Plans, Working Drawings and Specifications.

c. All demolition and removal works shall be approved by the Architect or his authorized representative.
Demolished materials shall be removed and disposed of from the site.

d. The Contractor shall secure and pay for all pertinent permits for the construction of the building and for all
permits required, for the Owner to occupy and use the constructed facilities.

e. The Contractor shall construct the complete Civil, Architectural, Structural, Electrical, Mechanical, Plumbing
and Fire Protection works in accordance with the Plans and Specifications.
f. All items which are so shown on the Plans and not mentioned in the Specifications and vice versa, shall be
included. Discrepancies in these items are to be verified with the Architect.

g. Final clearing of the work by the Contractor prior to the Architect’s final inspection for certification of final
acceptance.

SITEWORKS
a) Staking out of building, establishment of lines, grades and benchmarks.

b) All excavation work including all necessary shoring and drainage of storm water from site.

c) All backfilling, filling and grading, removal of excess materials from site.

d) Protection of property, work and structures, workmen and other people from damage and injury.

LINES, GRADES AND BENCHMARK


a) Stake out accurately the lines of the building and of the other structures included in the contract and
establish grades therefore, after which secure approval by Architect before any excavation work commenced.

b) Erect basic batter boards and basic reference marks, at such places where they will not be disturbed during
construction of foundations.

EXCAVATION
a) Structural Excavations. Excavations shall to the depths indicated bearing values. Excavation for footings and
foundations carried below required depths shall be filled with concrete, and bottom of such shall be leveled.

b) All structural excavations shall extend a sufficient distance from the walls and footings to allow for proper
erection and dismantling of forms,for installation of service and for inspection.All excavations shall be
inspected and approved before pouring any concrete,laying underground services or placing select fill
materials.

c) The contractor shall control the grading in the vicinity of all excavated areas to prevent surface drainage
running into excavations.Water,which accumulates in excavated areas,shall be removed by pumping before fill
or concrete in placed therein.

FILLINGS AND BACKFILLING


a) After forms have been removed from footings,piers,foundations,walls,etc.and when concrete works is hard
enough to resist pressure resulting from fill,backfilling may then be done.Materials excavated may be used for
backfilling.All filling shall be placed 1 layers not exceeding (6) inches in thickness,each layer being thoroughly
compacted and rammed by wetting,lamping,rolling.

PLACING AND COMPACTING FILL


a) Common fill – shall be approved site – excavated material free from roots, stumps and other perishable or
objectionable matter.
b) Select Fill – shall be p[laced where indicated and shall consist of crushed gravel, crushed rock or
combination thereof. The material shall be free from adobe, vegetable matters and shall be thoroughly
tamped after placing.

c) Before placing fill material, the surface upon which it will be placed shall be cleared of all brush roots,
vegetable matter and debris, scarified and thoroughly wetted to ensure good bonding between grounds.
DISPOSAL OF SURPLUS MATERIALS
a) Any excess materials remaining after completion of earthwork shall be disposed by hauling or spreading
nearby spoil areas designated by the owner. Excavated materials deposited in spoil areas shall be graded to a
uniform surface.

CONCRETE AND REINFORCED CONCRETE


GENERAL
a) Unless otherwise specified herein, concrete work shall conform to the requirements of ACI Building Code.
Full cooperation shall be given other trades to install embedded items. Provisions shall be made for setting
item not placed in the forms. Before concrete is placed, embedded item shall be inspected and tested for
concrete aggregates and other materials shall have been done.

MATERIALS
b) Cement for the concrete shall conform to the requirements of specification for Portland cement (ASTM C
-150).

c) Water used in mixing concrete shall be clean and free from injurious amount of oils, acids, alkaline, organic
materials and other substance that maybe deleterious to concrete and steel.

d) Fine Aggregates shall consist of hard, tough, durable, uncoated particles. The shape of the particles shall be
generally rounded of cubicle reasonably free from flat or elongated particles. The stipulated percentages of
fines in the sand shall be obtained either by the processing of natural sand or by production of suitably graded
manufactured sand.

e) Coarse aggregates shall consist of gravel, crushed gravel or rock. Coarse aggregates shall consist of hard,
tough, durable, clean and uncoated particles. The sizes of coarse aggregates to be used in the various parts of
work shall be in accordance with the following size ¾ for all concreting work.

f) Reinforcing bars shall conform to the requirements of ASTM standard specifications for Billet Steel for
concrete reinforcement (A15-625) and to specification of minimum requirements for deformed steel bars for
concrete reinforcement (305-56).

All secondary ties such as stirrups, spirals and inserts may be plain bars. The main reinforcing bars shall be as
follows.
No 3 (3/8”0) – 10 mm No 8 (1”0) – 25 mm
No 4 (1/2”0) – 12 mm No 9(1 1/8) – 28 mm
No 5 (5/8”0) – 16 mm No 10 (1 ¼”0) – 32 mm
No 6 (3/4”0) – 20 mm No 11 (1 3/8”0) – 36 mm
PROPORTIONING AND MIXING
a) Proportions of all the materials entering into the concrete shall be as follows:

Cement Sand Gravel

Class “A” 1 2 4
Class “B” 1 2 ½ 5
Class “C” 1 3 6
b) Class of concrete – concrete shall have 28 day cylinder strength of 3000 psi, for all concrete work except
otherwise indicated on plans.
c) Mixing – concrete shall be machine mixed. Mixing shall begin within 30 minutes after the cement has been
added to the aggregates in the absence of the concrete mixer, manual mixing is allowed.

STRUCTURAL STEEL
Section includes structural steel framing members, support members, suspension cables, sag rods, and struts;
base or bearing plates, shear stud connectors, and expansion joint plates; anchor bolts for structural steel;
beams, girders, purlins, and girts; bearing of steel for girders, trusses or bridges; bracing; columns, posts;
connecting materials for framing structural steel to structural steel;, splices, stops, bolts, and clamps; lintels,
when attached to structural steel frame; trusses; and grouting under base plates
FABRICATION
a) Fabrication to be performed in accordance with Chapter M of AISC “Specification for Structural Steel
Buildings” and the Drawings and Specifications.

b) Assume all thermally cut edges are subject to substantial stresses.

c) Provide holes and accessories required for securing other work to the work specified here.

d) Where thickness of material exceeds 7/8 inch or the diameter of hole, drill or ream holes after punching
even when punching is allowed by referenced standards. Flame cut holes for fasteners are not acceptable.

e) Fabricate beams and girders with natural camber upward, unless otherwise shown or indicated on the
Drawings.

f) Splice members only where indicated on Structural Drawings or where accepted by the Architect.

g) Remove burrs that would prevent solid seating of the connected parts.

ARCHITECTURALLY EXPOSED STEEL


a) All members exposed to view in the completed structure shall be classified as “Architecturally Exposed
Structural Steel”.

b) Comply with the provisions of the AISC Code of Standard Practice for Steel Buildings and Bridges regarding
architecturally exposed structural steel.

c) Abutting cross sectional configurations shall match.

d) Remove backing bars.

e) Remove weld runoff tabs and grind smooth

f) All surfaces and welds exposed to view shall be treated as finished surfaces.
EXPOSED WELDS
a) All exposed fillet welds shall be made smooth of uniform convex contour, radius and dimension for their full
length; grind smooth, if welds were not made to this criteria.

b) All other exposed welds shall be milled or ground smooth and flush with the surfaces of the adjoining
materials welded.

c) Weld show-through shall not be permitted.

d) Remove weld splatter on architecturally exposed steel.

e) All exposed corners shall be square and sharp, eased to a radius of 1/4 in.

BOLTING
a) Bolts shall be of a length that will extend not less than 1/4 in beyond the nuts unless noted otherwise.

b) Washers shall be used on Bolts. Use beveled washers where bolts bear on sloping surface.

c) Bolts shall be installed such that no threads occur in the shear plane.

d) Manufacturer’s symbol and grade markings shall appear on all bolts and nuts.

e) Product containers must be marked so that correspondence with mill reports can be established.

f) Holes in column base-plates shall be no more than _ inch larger than the nominal bolt size.

g) Circular and slotted holes shall be as per Specification for Structural Joints Using ASTM A325 or A490 Bolts.

h) When bolt holes are subject to welding shrinkage stresses the holes shall be drilled.

WELDING
a) Welding shall be in accordance with AWS D1.1 “Structural Welding Code”.

b) Contractor is responsible for selection of specific materials and procedures except as specifically noted in
contract documents.

c) Connections have varying levels of restraint and thus necessary steps shall be taken by Contractor to control
or accommodate the restraint.

d) Welding and fabrication procedures shall incorporate measures necessary to eliminate cracking. These
measures shall include but are not limited to additional preheat, postheat, or retarded cooling.

e) When selecting materials and procedures, consideration shall be given to the need for materials and
procedures in excess of code requirements.

f) The need for pre-heat and other procedures are to be based on the actual chemistry and mechanical
properties and not solely on the grade for which the steel was certified.

g) Weld variables shall be consistent with the recommendations of the electrode manufacturer.

h) Welding Procedure Specifications shall be readily available to all welders, inspectors, and supervisors.

i) Welding procedures shall incorporate low hydrogen practices.

j) No tack welds not incorporated into a weld will be allowed on the finished structure with the exception of
backing plates that are not removed.
k) All groove or butt welds shall be full penetration unless noted otherwise on the Drawings.

l) Do not weld into column flange to column web intersection.

m) Sequence the Work as necessary to accommodate testing.

n) Remove-run-off tabs and backup plates and grind surfaces smooth as required for inspection or testing.

FORMWORKS
General
a) Forms shall be used whenever necessary to confine the concrete and shape it to the required lines or to
ensure the concrete of contamination with materials caving from adjacent excavated surfaces. Forms shall
have sufficient strength to withstand the pressure resulting from placement and vibration of the concrete and
shall be maintained rigidly in correct position. Forms shall be sufficiently tight to prevent loss of mortar from
the concrete. Forms from exposed surfaces against which backfill is not be placed shall be lines with a form
grade plywood.

b) Cleaning and oiling of forms – Before placing concrete, the contact surfaces of the forms shall be cleaned of
encrustations of mortar, the grout and other foreign material and shall be coated with a commercial form oil
that will effectively prevent sticking and will not stain the concrete surfaces.

c) Removal of forms – forms shall be removed in a manner which will prevent damage to the concrete. Forms
shall be removed without approval. Any repair of surface imperfections shall be performed at once and airing
shall be started as soon as the surface is sufficiently hard to permit it without further damage.

PLACING REINFORCEMENT
a) General – steel reinforcement shall be provided as indicated, together with all necessary ties, chairs,
spacers, supported and other devices necessary to install and secure the reinforcement properly. All
reinforcement, when placed shall be free from loose, flaky rust and scale, oil grease, clay and other coating
foreign substances that would reduce or destroy its bond with concrete.
b) Reinforcement shall be placed accurately and secured in place by used of metal or concrete supports,
spacers and ties. Such supports shall be of sufficient strength to maintain the operation. The supports shall be
used in such manner that they will not be exposed or contribute in any way, discoloration, deterioration of the
concrete.

CONVEYING AND PLACING CONCRETE


a) Conveying – concrete shall be conveyed from mixer to forms as rapidly as practicable, by methods which will
prevent segregation or loss of ingredients. There will be no vertical drop

greater than 1.5meters except where suitable equipment is provided to prevent segregation and where is
specifically authorized

b) Placing – Concrete shall be worked readily into the corners and angles of the forms and around
reinforcement and embedded items without permitting the materials to segregate. Concrete shall be
deposited as close as possible to its final position in the forms so that the flow within the mass does not
exceed (2) two meters and consequent segregation is reduced to a minimum near forms or embedded items
or where as directed, the discharged shall be so controlled that the concrete may be effectively compacted
into horizontal layers not exceeding 30 centimeters in depth with the maximum lateral movement specified.

c) Time interval between mixing and placing. Concrete shall be place before initial set has occurred and before
it has obtained its water content for more than 45 minutes.

d) Consolidation of concrete – concrete shall be consolidated with the aid of mechanical vibrating equipment
and supplemented by hand spading and tamping. Vibrators shall be inserted into lower coursed that have
initial set and reinforcement embedded in concepts beginning to set or already set shall be disturbed by
vibrators. Consolidation around major embedded parts shall be by hand spading and tamping and vibrators
shall not be used.

e) Placing concrete through reinforcement - in placing concrete through reinforcement, care shall be taken
that no segregation of coarse aggregates occurs. On the bottom of beams and slab, where congestion of steel
bars near forms makes placing difficult, a layer mortar of same cement sand ratio as used in concrete shall be
first deposited to cover the surfaces.
CURING
a) General – All concrete must be moist cured for a period less than seven (7) consecutive days by an approved
method or combination applicable to local conditions.

b) Moist curing – the surface of the concrete shall be kept continuously wet by covering with burlap plastic or
other approved materials thoroughly saturated with water and keeping the covering wet spraying or
intermittent hosing.

MASONRY WORK
CONCRETE HOLLOW BLOCK
a) For walls and partitions shown in the drawing requiring concrete hollow blocks, use “Custombuilt or
Permanent” or approved equivalent. Concrete hollow blocks shall have a minimum compressive stress of 50
km./cm2 or 4.0 MPa.

b) VISUAL INSPECTION. All units shall be sound and free from cracks or other defects that interfere with the
proper placing of the unit or impair its strength.

c) SAMPLING AND TESTING OF SPECIMEN.

c.1) Specimen shall be representative of the whole lot of units from which they are selected. If test specimen
are selected at the site of the work, units for moisture content test shall be taken within 48 hours after
delivery.
c.2) In sampling the blocks for strength, absorption and moisture content determination, ten (10) individual
units shall be selected from each lot of more than 2,500 but less than 5,000 units. For lots of more than 5,000
units, ten (10) individual units shall be selected from each 2,500 units or fraction thereof contained in the lot.
In no case shall less than ten (10) units be taken for each lot of 2,500 units one (1) sample for every 250 units.

d) TESTING. Units shall be tested in accordance with the Standard Method of Testing Masonry Units of the
American Society for Testing Materials (ASTM) Designation C-140 and/or by the Bureau of Material Testing and
Quality Control. Department of Public Works and Highways, Manila or by the UP Material Testing Laboratory,
Quezon City. No blocks shall be used unless results of test therefrom are known and duly approved by the
authorized DPWH Official concerned.

E) LAYING OF CONCRETE HOLLOW BLOCKS


e.1) Wet the block thoroughly before using. The first row of blocks must be thoroughly anchored to the
concrete walls, columns or slabs. Courses shall be laid straight and uniform with regular running bond and with
vertical faces truly vertical and set true to line.
e.2) All horizontal and vertical reinforcing bars shall be anchored 24 diameters into the concrete walls, columns
or slabs. Dowel bars properly spaced are placed into the walls, columns or slabs, hooked to the vertical or
horizontal reinforcing bar, as the case maybe, leaving another 24 diameter exposed to splice with the
reinforcing bars of the hollow block walls during construction.
e.3) Reinforcing Bars shall have a minimum lap of 30 bar diameter. All horizontal reinforcement must be tied to
the vertical reinforcement of their intersection.
N O T E: Reinforcement of C.H.B., indicated or specified on structural plan shall govern over the reinforcement
specified herein.
f) All exposed surfaces of concrete hollow blocks unless otherwise specified in the drawing shall be finished
with cement plaster with a total thickness of 12mm in teo(2) applications. Scratch coat of 9mm thick and
finished coat of 3mm thick consisting of one (1) bag (40 kg.) of Portland Cement and 0.053 m 3 of clean river
sand properly screened and all thoroughly mixed together before the necessary amount of water is added to
form a workable mix. Before application of cement mortar finish the surfaces shall be wetted for at least two
hours.

g) All hollow blocks shall be completely filled with the above-mentioned cement mortar or pea gravel concrete
(as the case maybe) up to first flood level unless the CHB partition will rest directly on the floor slab.

h) Unless otherwise indicated on plan, all CHB shall be of the non-load bearing type.

DOORS AND WINDOWS


SCOPE OF WORK
The work covered by this Section of the specifications consists in finishing all plants, equipment, appliances
and materials and labor in performing all operation in connection with the repair/installation of steel windows
and doors, complete in strict accord with this section of specifications and the applicable drawings, and subject
to the terms and conditions of the contract.
MATERIALS
All members shall be hot-rolled new billet steel with frame and ventilator sections not less 1-1/4” deep from
front to back. Frame members to be equal leg design section only at points where called for by detail drawings
and continuous angle fins, as indicated on drawings shall be furnished. See-type Section of special design, with
offset down-turned leg of the vent member of seat flush when vent is in a fully closed position, shall be used
for frame at sills.

Ventilator members shall be special angle shapes. Frame and vent members shall have integral weathering
baffles providing double flat parallel weathering contracts of not less than ¼” width on all four sides of the
vent. Muntins shall be 7/8”x1-1/4” rolled-tee-sections.

FINISH HARDWARE
This section includes all finish hardware and miscellaneous hardware complete.
a) Requirements. All required finish and miscellaneous hardware shall be provided to necessarily leave the
work complete for newly installed doors. All hardware items shall be of the type, size and design best suited
for the purpose.
b) Door locks shall be “Schlage/Yale” new-tapered design, rolled edge, concealed screws or equivalent. Install
the lockset 1.00 m. from the finish floor line.

SANITARY WORK
SCOPE
a) The work to be undertaken under this section shall consists of the furnishing of all materials, labor, tools,
equipment and other facilities and the satisfactory performance of all work necessary for the complete
installation, testing and operation of the plumbing system in accordance with the applicable drawings, and
subject to the terms and conditions on the contract.
b) All plumbing fixtures, fittings, accessories, materials and/all work obviously necessary for the proper
functioning of all installation, whether or may specifically called for in the specifications or indicated on
drawings are included in this work.
c) All plumbing connections shall be made in accordance with the National Plumbing Code and regulations of
the municipality.

ELECTRICAL WORK
SCOPE
The work to be done by the Contractor under this division consists of furnishing all labor and materials
required to complete and make ready for use the following items in accordance with the Specifications and
Drawings.
ELECTRICAL WIRING SYSTEM
a) All persons providing labor, material, or both, for this project are specifically referred to the General
Conditions of the Specifications, to the General Contract Plans, to all Divisions of the Specifications and to the
various sub-contract documents, which may affect the completion of any sub-contract work.
CODES, PERMITS, CERTIFICATE OF INSPECTION AND APPROVAL
a) The installation specified herein shall comply with the provisions of the latest approval edition of the
Philippine Electrical Code with all laws and regulations of local authorities having jurisdiction over electrical
installations, and with all rules and requirements of the local power company.
GUARANTEE
The Contractor shall leave the entire Electrical installation in proper working order and shall without additional
change, replace any work or material furnished and installed by him under these Specifications which develops
defects, except from ordinary wear and tear, within one (1) year from the date of completion.

MATERIALS
All materials shall be new and shall comply with the Specifications, unless specifically accepted and all
materials where not specified shall be of their respective kind. Samples of any material shall be submitted for
approval as required by the Project Architect.

PAINTING
SCOPE
The scope of work under this section shall include all labor, materials, equipment, plan and other facilities and
the satisfactory performance of all work necessary to complete all painting and varnishing according to
approved color scheme and as specified herein.

GENERAL REQUIREMENT
a) All exposed work shall be protected while the building is being painted. The floors, steps, top of window sill,
and other surfaces not to be painted shall be well protected during the painting by sufficient covers.
b) Any stain, dirt, smear, etc. shall be removed by the Contractor to the satisfaction of the Architect.
c) Color scheme shall be shown in the schedules or as approved by the Architect.

GENERAL WORKMANSHIP
All painting work shall be done in workmanlike manner by skilled house painters.
