 I. Introduction

The researchers chose Jed’s Island Resort in Calumpit, Bulacan as their tourist
attraction. Jed’s Island Resort is a budget friendly small hotel that is located in Calumpit,
Bulacan. This is a man-made resort one of the largest resorts in Central Luzon. It
comprised of 11 pools, 300+ cottages, 35 air conditioned cottages and a 4 hectare
fishing lagoon. This resort is recommended for the whole family outing especially with
small kids. The entrance, parking and cottages rental is not a problem in this resort
which is good to all the travelers. This place is good for relaxing because it is close to
nature. This is also a good place for taking photos since there are hundreds of unique
and amazing life-size figures and nature-inspired backgrounds. The place is
“Instagramable” as a lot of people say especially kids would love the scenery, and every
summer they change their theme into Disney, Avengers, Hello Kitty, and many more.
Although, not all tourists reached the level of satisfaction when it comes to how it
appeals to all the senses which are smell, feel, see, taste and hear as there are a lot of
people that is why it is a little bit crowded and unorganized.

For the accessibility Jed’s Island Resort is also accessible to any person
especially near Metro Manila since the travel period is budget friendly and will only take
you 1-2 hours of travel time. Also since it is not really located in a mountain as it is
located near the main city you will be able to use any type of transportation. Jed’s
Resort is rich in power and water supply and the place itself has a high signal so people
usually don’t have a problem regarding finding some signal. However, since it is a water
resort most of their problem is the drainage systems. Another problem of them is the
proper solid waste management which is the most important thing for it protect the
environment and the health of the population. Rubbish and waste can cause air and
water pollution. Rotting garbage is also known to produce harmful gases that mix with
the air and can cause breathing problems in people.

As Jed’s Island Resort is a popular tourists spot it is usually crowded and busy
that leads to slow service especially when it comes to cleaning service which results to
dirty and smelly spaces. Another thing is that Jed’s Island Resort is a public resort
which means all the tourist will be sharing a public restrooms/shower rooms and
changing rooms that is sometimes very hassle since there are a lot of tourist. There is a
need of little improvements but the accommodation facilities and other activities is
excellent. Also there are no problems and issues regarding property itself. Moreover,
the researchers conclude that there is a little bit of things that needs and can be
improved like for the restrooms, service, drainage and proper waste management. For
the activities that the resort offers a lot of tourists were pleased and enjoyed their stay
as the researcher have noticed. Overall, the researchers appreciate the Jed’s Island
Resort for it brings happiness and joy to other people.

We researchers will see Jed’s Island Resort in the future as one of the clean,
environment friendly, budget friendly, and number one resort in Bulacan. As they will
meet the satisfaction of every tourist who will visit Bulacan. They will be able to make a
lot of families and people happy and relaxed during their stay. They will be able to
provide all the things that tourists are looking for in a resort and the proper
accommodation for every visitor. Jed’s Island Resort will also have improved their
proper waste management and have a high drainage system to avoid bad reviews from
a lot of tourist and to avoid any problems with nearby places. The resort will also have
more trained employees to assist and facilitate them in their stay. Jed’s Island Resort
will be the best resort in Calumpit, Bulacan.
 II. Current Situation Analysis

A. Environmental Analysis

The site that we chose which is Jed's Island Resort may not have a positive
effect to the health of their customers due to the conditions of their surrounding. The
chlorine of their swimming pools is too much, a safe pool can become a pit of harmful
chemicals, excessive exposure to chlorine can cause sickness and skin irritation.
Furthermore, the resort's fish pond is untidy, the water itself is dirty, there are a lot of
plastic bottles and some trash that is floating in the water, because of that the resort's
fish pond may cause diseases. The good thing about their resort is that it is very
accessible, Jed's Island Resort is located to Calumpit, Bulacan. You can easily get
through there by riding public utility vehicle such as uv, jeep, tricycle, bus, etc. The
place is also near to the town. There are also some resorts near Jed’s Island Resort
such as Leticias Garden Resort & Events Place, Villa Lorenzo Resort, La Florentina
Resort, and all the rest.

The problems of the resort includes the comfort room, pools, cottages, space,
fishpond, location and the environment. Every problem may affect the number of
tourists that will come to the Jed’s Island Resort. It is important to focus on the problems
first because every problem can cause a negative effect to the resort because of the
expectation of the visitors or tourists.

The resort has few comfort room and it is not good to use because it is not clean.
People will tend to stop themselves to pee which can cause them UTI or Urinary Tract
Infection. The water of the swimming pool in the resort is too dirty and it has a lot of
chlorine in it. The quality of the water is not that good due to huge numbers of visitors
and the water can cause sickness to the people and skin infection as well. Besides of
too many cottages, it is also far from the pool. The huge number of the cottages will
consume a lot of space of the resort. It makes the way too narrow. There are lots of
designs at the resort like cartoon character statues but too much designs can make the
resort messy. The fishpond of the resort is dirty because the employees of the resort
are not changing and sanitizing the water. The water can be bad for the health of the
tourists because it can cause different illness. For the location, the resort is near from
the main road and from main city of Calumpit. But it can cause a huge traffic and
disturbance to the residents and people that are near to the resort. And for the
Environment, the resort has no enough trash bins for disposal. It can cause an
overflowing garbage and it will increase the risk of the people in that area contracting
with salmonella, which causes typhoid fever, food poisoning, enteric fever,
gastroenteritis, and other major illnesses.

 Jed’s Island Resort was founded in 1995 and continued to be one of the best
talked about resorts in Bulacan. It is a budget friendly small resort that is located in
Calumpit, Bulacan. This is a man-made resort one of the largest resorts in Central
Luzon. It is a place where people enjoy and relax with their family.

When it comes to the infrastructure of Jed’s Island Resort it started out as the
private rest house of a native of Apalit, Pampanga. Then consisting mainly of a native
cottage and one swimming pool, the property covered only a few hundred square
meters, until engineering development started in 1994 to see the construction of nine
other swimming pools, deluxe air-conditioned and open native cottages, a must-

The researchers choose the differentiation strategy in their tourism development plan of
Jed’s Island Resort because the resort is already popular for being an affordable resort
because of its cheap entrance fee, cottages fee, etc. The researchers would like to
focus on how to improve the resort’s uniqueness and attractiveness to its customers to
make sure the customers would be pleased to try the resort because of its unique
atmosphere and vibe inside the resort than its competitors so that the customers would
like to come back again. By doing that, the researchers made a SWOT Analysis for
