This DEED OF UNDERTAKING WITH QUITCLAIM is entered into and


executed by and between:

WHEREAS, the FIRST PARTY sold, transferred and convey by way of a Deed of
Absolute Sale the aforementioned property SECOND PARTY.

WHEREAS, the SECOND PARTY bought the above-mentioned property with full
knowledge and consent that the technical description as appearing in the Transfer
Certificate of Title refers to the adjacent lot owned and registered under the name of
a different person;

WHEREAS, the FIRST PARTY fully disclosed the said fact to the SECOND PARTY,
which the SECOND PARTY accepts considering that there were earlier transactions
made to the registered owner to transfer and exchange the lot subject of this
undertaking to its rightful owner;

WHEREAS, the SECOND PARTY hereby undertake to free the FIRST PARTY from
any or whatsoever liability that may arise from the sale of herein subject property,
and that forever quitclaim from the FIRST PARTY from all actions, civil, criminal
and/or administrative in nature, that the SECOND PARTY might have against the
FIRST PARTY arising the sale of the abovementioned parcel of land;

That this, Deed of Undertaking with Quitclaim is executed by both parties, with
their free and full consent, without force and undue influence against each other.
