Inspection Procedures: Rating System by % Deviation

There are three types of roof inspections: initial inspections after installation, second annual inspections to ensure warranty standards are being met, and re-inspections for roofs that previously scored below a 6. Inspections verify specifications and drawings are followed, examine the roof and note locations of samples and deviations. A representative should be present to repair minor deviations during inspection so they are not recorded on the report. Inspections rate roofs on a scale of 1-10 based on percentage of deviations allowed.

Inspection Procedures

There are Three (3) basic types of inspections:

1. Initial: This inspection is performed after the application of the system is completed.
2. 2nd Annual: This inspection is performed at the 2nd year of the warranty. This
inspection is to make sure that the roof system is continuing to fall within the warranty
standards.
3. Re-Inspection: This inspection is performed on roofs that receive a rating score that
falls below a 6. This inspection is to ensure that the previously inspected deviations
have been properly installed and repaired prior to the issuance of the warranty.
There is an additional fee associated with this inspection type and must be paid prior
to the re-inspection.

The purpose of the inspection process is to verify that all requirements of the PM
Recommended Guide Specifications are met in addition to the project specific specifications
and Drawings.

During each inspection, a drawing is compiled of the roof and will show locations of photos, slits,
cores, and deviations; the general appearance of the roof is examined; the condition of the
substrate, foam (if applicable) and coating is inspected; core and/or slit samples are obtained
and properly sealed; and in the case of a large deviation area, a radius method is used to
determine the size of the area. It is highly recommended that a representative of the CLA be
present during the inspection to repair any minor deviations that are found during the
inspection. Deviations that are repaired during the inspection process will not be recorded as a
deviation on the final inspection report.
