This is to let you know of our family’s weary thoughts behind the sudden constrained selling out of our
land property (Lot no. 9171-E) situated at Tag-ulo, Dapitan City, a legal valuable property inherited
from the late Candelario and Roberta Racho.
It has been a great dismay and a painful situation for such tough reality knowing the fact that a big
portion of our lot will be affected by your proposal in building a Cable Terminal Station. Such distress
caused troubles at hand in our peaceful thoughts. But, we understand the purpose of the said project
proposal. However, a number of substantial things are to be considered. Primarily, the subdivision,
obtainment of title and the procurement of other legal documents of the said lot, and in which, time,
efforts, and finances were heavily invested prior to that situation. The desire and dream to build a
residence and make use of the land for a business venture in the coming days is our great yearning
and the family's vision, considering that Barangay Tag-ulo is a peaceful place and has now become
recreational site due primarily to its beach. The coconut trees and its crops , though, there is only a
number of them, has been providing a constant income all over the years and up to present, and that
which is beneficial to us. Moreover, it is also a significant thing to consider that the remaining small
portion of our lot will be blocked by the walls of your proposed structure, thus, will impede us to pass
through, and in a worst certain way, it may become unprofitable forever.
As things have been unfavorable to us due to the loss of the big portion of our lot, we would like you
to extend your deepest concern, compassion and generosity in order that we may be given a just and
fair recompense in this situation. As a result, with deliberate reflection and discussion, we came to
agree in selling our lot in the amount of Three-thousand Pesos per square meter (₱ 3,000/m²)
and if possible to include the excluded small portion of the said lot (which may become void), basing
upon the increasing selling prices of some areas being sold out by land owners in Tag-ulo. We have
also taken into account the continuous earnings that the lot has been giving us through its products
and also of the benefits that the lot could have given us, if our plan for business in such lot would
have been realized. Aside, we would like to let you know that we are not pleased with your offer of
buying our lot basing upon the zonal valuation as you have presented prior to this counter-offer.
Please bear in mind that it is against our will and we are left with no choice, but, forced to sell the land
for this matter. In addition, such zonal valuation must not be and will never be considered as a market
value for it provides no just compensation to our side and in somehow differs to our rights. With your
most kind consideration, we look forward on our part to disregard the zonal valuation as to be the sole
basis for this bargain.
With great hope, we ask you to heed our plea regarding this matter and in such way it may alleviate
the burden and ease the anxiety in our family that binds us up to this very moment.
May we find peace in this settlement and that it could benefit to both ends.
Sincerely,
Candido B. Racho
