This document describes a proposed computerized maintenance management system for an air conditioning system. The system will [1] monitor parameters of chilled water, chillers, air handlers, pumps, electric motors and [2] display abnormalities to recommend proper corrections while still allowing manual troubleshooting. Algorithms are provided to calculate cooling effects and power consumption of the various components. A relational database will also be created to identify troubles.
