Planning Layout
1 Land area for corner units shall be minimised but has to
comply with the authorities' requirements
2 Front of building shall face North or South as a matter
of priority
3 Front of building shall not face road junction unless
unavoidable
4 Front of building shall not face STP, TNB, Surau, Water
Tank, Reservoir and TNB High Tension Cable unless
unavoidable
5 Maximise the no. of building facing Kawasan Lapang
6 Zoning for each type of building shall be demarcated
7 Main entrance shall be 60' with Guard House
8 60' entrance with guard house & fencing

Building Layout
1 All Bathrooms shall be at least 6 ft wide and 36 SF in
floor area, shower area shall be at least 800mm wide
2 clear
Minimum Bathroom sizes (i) Master Bath is 48 SF (ii)
2nd Bath is 42 SF (iii) 3rd Bath is 36 SF
3 Main entrance to building shall not be located directly
under toilets on the floor above
4 Provision of shower area with drop in Bathrooms
5 Provision of Wet Kitchen
6 Store Room / Pantry shall be at least 30 SF in floor area

7 Dining / Living Area shall not be located directly under


toilets on the floor above
8 Provision of Patio
9 Provision of Patio for all corner unit.
10 Provision of Air well cum Water Tank storage area
11 Bedroom entrance shall not be facing staircase directly

12 Floor to floor height shall be minimum 12 ft


13 Floor to floor height shall be minimum 10 ft
14 Floor to floor height shall be 9 ft
15 Floor to floor height (i) Ground floor shall be minimum
111/2 ft (ii) 1st Floor and above shall be minimum 10 ft
16 Provision of Family Hall
17 Provision of Family Hall if space allow
18 Car porch area shall be sufficient to park of 2 cars (min)
19 Car porch area shall be sufficient to park of 3 cars (min)
20 Balustrade design shall be approved by local authorities
and safe for children (detail drawing to be submitted to
local authorities)
21 Door in between kitchen and dry area shall be minimum
650mm wide clear
22 Swimming pool pump room with natural / mechanical
ventilation
23 Car porch column shall be shared in between 2 units
24 Avoid tree / hydrant / refuse chamber / feeder pillar /
street lighting facing entrance of the unit
25 Provision of scupper drain for open corridor / lobby /
staircase
26 Water storage tank must be servicable
27 Drop in between living and car porch shall be 100mm
28 Avoid electrical riser with fire door in the staircase
(subject to Bomba approval)

Ground Floor
1 Drop in cascading platforms for buildings shall not result
in split at Car porch, Wet Kitchen, refuse area and
staircase between the two adjoining buildings
2 Concrete shall be of Grade 20 for non-suspended
ground slabs
3 Living, Dining and Kitchen areas shall be in one single
level only

Frame
1 Internal useable space at ground floor shall be free of
any structural columns

Upper Floor
1 600mm cantilever from building line for upper floor
Bathrooms is acceptable
2 Soffit of floor slab shall not have structural cross beams
exposed over the Bedroom, Dining, Living, Hall and
Kitchen

Staircase
1 Staircase shall be at least 1250mm wide clear
2 Staircase shall be at least 1100mm wide clear
3 Provision of intermediate landing for staircase
4 Headroom minimum 2.00m clear

Roof
1 Provision of G.I capping for party wall above the roof
covering
2 Provision of gutter
3 RC Roof slab shall be avoided
4 Roof pitch shall be less than 25 degrees
5 Provision of heat insulation
6 RWDP with the following provision:
~ minimum 150mm dia. RWDP
~ extra 1 set discharge points beside design
requirement
~ minimum 50mm dia. or adequate overflow pipe facing
outside
~ level of discharge point to the nearest drain shall be
300mm from top of drain sump
7 All water tank shall not sit on timber roof truss or
plywood.
Water tank shall sit on RC beam, RC slab or steel
structure
8 Provision of structural fall for flat roof
9 Flat slab for car porch shall be maximum 150mm thk.

External Wall
1 Provision of clay brick.
2 Provision of cement and sand brick.
3 Avoid coping outside the wall except for window
4 Provision of groove line for plastering work

1 Provision of clay brick

Wall Finishes
1 Wall tile at Kitchen, Bathrooms and other wet areas
shall not be less than 1525mm in height
2 External wall paint shall be weather shield type with 5
years warranty
3 Corner bead for plastering work
4 Brick mesh to strenghten the brick wall and r.c. joint
before plastering

Floor Finishes
1 Provision of non-slip floor tile for Bathrooms.
2 Provision of waterproofing at Toilet, Concrete Flat Roof,
Balcony, Dry Area, Water Tank Room, Landscape
Podium & Planter Box

Ceiling Finishes
1 Sewer pipes shall be concealed by suspended ceiling at
Toilets
2 Provision of access manhole to ceiling space

Staircase Finishes
1 Provision of nosing tile at staircases.

Sanitary Appliances
1 Provision of shower rose
2 Prefer of cistern with inlet at the bottom
3 Provision of toilet roll and soap holder and its position
shall be away from direct shower water
4 Close-couple water closet ( W.C. )

Plumbing Services
1 All internal sewer piping shall be concealed
2 Floor trap at open corridor / dry area shall be connected
to the nearest water down pipe
3 Prefer of chrome plated stopcock with 'T' handle
4 Provision of cold water point for washing machine
5 Provision of bib tap for all toilets
6 Provision of bib tap point at corridor
7 Provision of flange cover to wall mounted water fittings

8 Stop cock for incoming piping to the bath shall be 7'
