HOUSE RENTAL CONTRACT

This contract is an agreement between two parties, the Owner (Name: ALBASIR T.
SEDIK/RASMIA R. PIANG) and the Renter (Name: AIRA R. SULTAN and SAIDEN A.
BANGGO), which started at November 01, 2018 to rent the house of the Owner located at
Happy Times Street, Purok 27, Barangay 76-A, Davao City.

The rent of the house will be 7,000 Php monthly.

Terms of Agreement:

1.) The minimum stay of the Renter is 1 year. After one year, there will be increase of rent
payment by 1000 Php for the next contract. The Owner of the house has the right to terminate
the contract whenever he/she wishes.

2.) It is required for the Renter to pay One Month Deposit and One Month Advance. The rent
payment is PREPAID. For example, if the Renter started to rent at November 1, that will
cover the One Month Advance, and the next payment will be on December 1, the continuous
due rent will be every 1st day of the month. The maximum payment delay will be until 7th of
the month only. Any late payment will incur a fine of 5%.

The One Month Deposit will be used as security money at the end of the contract, and will be
decided upon by the Owner of the house, depending on the condition of the house and utility
bills status. It cannot be refunded and used as rent payment.

3.) Utility bills (water and electricity bills) will be paid by the Renter of the house.

4.) Any damages that needs repair or replacement occurred during the term of contact will be
the responsibility and paid by the Renter.

5.) It is expected from the Renter to maintain the cleanliness of the house and keep all the
rooms (beds), bathrooms, living room and kitchen in good condition.

6.) The Owner will have a periodic visit in the house to check the status of the house, its
cleanliness and orderliness.

7.) The Renter is responsible to inform the Owner of the house 3 months ahead of time if they
intend to finish the contract. The minimum stay of the Renter is 1 year.

8.) Visitors are welcome but limited up to 3 days stay only.

9.) Strictly no smoking inside the house.
