This is one of the many golf courses researched previously (the first 2 PDFs were prepared in 2013).
The other information was readily accessible due to the past research.
In a nutshell, this site should have been granted LR-1 in 1989 due to the approved/built density of
about .50 or less, but was granted LR-2. The Zoning Quads show the site as RE for residential and
AR for the golf course, and it will not be able to be determined whether the SE for a PUD applies to
the whole project area or just the residential portion unless the legal descriptions are examined. All
details, including maps, written assessment, resolutions, are attached. In addition to the redraw of
the resolutions, it may be necessary to review plat information in Land Development. This site is
very similar to the last golf course conversion (Boca Dunes) for which we could not complete the
density analysis without Bryan going upstairs to some mysterious box of microfiche and pulling all
plat and past subdivision approvals.
