Dear Joe:

Thank you for the opportunity to evaluate and discuss the janitorial maintenance needs of your dealership. After thorough
consideration of all of the specific sections in each building, I am pleased to present this outlined proposal for your review.

Our Organization:

Adam Industrial is a family owned company. It is large enough to provide you with a myriad of services, yet small enough to
provide you with the attention you deserve. Some of the services the company offers include janitorial, power washing, carpet
cleaning, hard surface floor care, duct cleaning, acoustical ceiling cleaning, water damage and fire and smoke damage
restoration, mold removal, window washing, construction clean-up, tile cleaning, painting and construction. The owners are
committed to providing quality work at a fair price. The company cuts no corners and ensures that the customer is given the best
prices possible. Adam industrial stands by its work because it does its own work.

Adam Industrial will provide janitorial services to the above location as follows:

Personnel:

We will provide one (1) full time day porter/crew chief and three (3) cleaning technicians Monday thru Saturday. We project an
approximate number of labor hours per week of 120. In addition, specialty services not outlined in this proposal will be
accomplished by trained and supervised members of our staff on either evening or weekend hours.

All Adam Industrial employees must pass a background screening exam before gaining a position with the company. We also
reserve the right to randomly drug test any employee.

Each employee must wear the appropriate attire during work hours. Furthermore, each has received thorough training of proper
cleaning procedures before working on this or any other potential project.
Work Schedule:

Routine cleaning will be completed daily, six (6) days per week, throughout the year. We will accommodate your preferences as
to the exact scheduled start time for each employee as not to inconvenience your clientele or work staff.
Our employees will be required to record their hours for each shift worked through a computerized time keeping system that will
be provided and maintained by Adam Industrial.

Areas defined

The areas to be cleaned are delineated as follows: All areas inside the Mercedes building (both floors) excluding the
Parts Department.

Routine Scope:

A. OFFICE AREAS/CONFERENCE ROOMS AND SHOWROOM

Daily and/or Nightly

o Desk tops, filing cabinets and counters dusted

o Clean entrance glass
o Hanging wall items dusted and periodically cleaned
o Trash removed and liners replaced
o Vinyl floors dust and wet mopped
o Carpets vacuumed (including along edges with edging tool)
o Sweep and auto scrub tile floors

Weekly or As Needed

o Windows, window sills and blinds dusted

o Computers dusted lightly with a feather duster
o Wall switches and outlets dusted and periodically damp-wipe
o Light fixtures damp-wiped for dust and insects
o Vents cleaned
o Telephones and door knobs disinfected
o Marks scrubbed off of walls and baseboards

B. DELIVERY BAYS AND DRIVEWAY

Daily and/or Nightly

o Trash removed and liners replaced

o Clean windows of service bay doors
o Sweep and auto scrub bay floor

C. KITCHENETTES, CAFETERIA AND CUSTOMER CAFÉ AREA

Daily and/or Nightly

o Sinks, counter tops, and tables cleaned and disinfected

o Cabinet tops dusted, outsides of appliances damp wiped, microwave ovens cleaned inside and out
o Wall hanging items dusted and periodically damp-wiped
o Towel and soap dispensers filled as needed.
o Trash removed and liners replaced
o Floors dust mopped and damp mopped
o Carpets vacuumed (including along edges with edging tool)

Weekly or As Needed

o Window sills and blinds dusted.

o Wall switches and outlets dusted and periodically damp-wipe
 o Light fixtures damp-wiped for dust and insects
o Vents and ceiling light diffusers cleaned
o Marks scrubbed off of walls and baseboards
o Spot clean carpet (food spills, etc.) with portable extractor

D. BATHROOMS AND LOCKER ROOM

Daily and/or Nightly

o Toilets, sinks, urinals, counter tops cleaned and disinfected

o Mirrors, towel dispensers cleaned
o Toilet paper, paper towel, and sanitary napkin and soap dispensers refilled and urinal blocks
replaced
o Showers including soap trays scrubbed, tile walls wiped, shower curtains and rods wipe-cleaned
and disinfected.
o Stall partitions, doors and tile walls cleaned
o Disinfectant liquid poured into floor drains
o Trash and sanitary napkin containers emptied
o Trash removed and liners replaced
o Floors swept and damp-mopped

Weekly or As Needed

o Door knobs, latches, towel and handicap handrails disinfected

o Vents and ceiling light diffusers cleaned
o Wall-switches damp wiped and disinfected

E. SERVICE BAYS

Nightly

o Perform automated scrub of entire Service Area floor with auto scrubber (provided by customer)
and citrus-based degreaser
o Trash removed and liners replaced

F. MISCELLANEOUS

Daily

o Perform general check up of grounds, collect and discard litter

o Empty smoking urns
o Empty outside trash receptacles

Weekly or As Needed

o Clean stair wells

o Clean and polish elevators
o Clean and polish water fountains
o Wipe down leather seating surfaces with cleaner/conditioner in customer waiting areas
o Concrete gum removal
o Wash and buff VCT (all areas)

Janitor Closets

Janitor closets, one on each floor, will be organized and cleaned as it is our policy to keep maintenance areas at a high
level of organization and neatness, as a beginning point of cleaning the rest of the building.
Supplies and equipment

We believe that in order for your facility to promote a polished, professional image, it is crucial to house, maintain and utilize a
variety of cleaning and restoration techniques. While basic tools of the trade are essential to a well maintained facility, we
believe it is imperative to automate the cleaning process with an array of more sophisticated cleaning machinery.

Adam Industrial will supply all cleaning equipment, to include:

o Trash barrels,
o Mop and bucket combos
o Wet floor signs
o Housekeeping carts
o Upright vacuums
o Back-pack vacuums
o Dusters
o Mops and handles
o Lobby pans and brooms
o Dust mops, Pans
o Spray bottles
o Towels and other wiping materials
o Window cleaning equipment
o Vapor steam machines (Therma-Steem Deluxe or equivalent) spec sheet attached
o Auto scrubber (Eagle Power CT 21C or equivalent) spec sheet attached
o Wet-dry pick up vacuum
o Hi speed electric buffer and pads
o Hot water pressure washer with turbo attachment
o Carpet spotter
o Telescopic poles (light cleaning)
o Hi-velocity air movers

Adam Industrial will also install, with your permission, chemical dilution systems. These units ensure the proper ratios of all
chemicals used. In addition, we will provide and use a full complement of environmentally responsible cleaning chemicals
including neutral floor cleaner, restorer, degreaser, window cleaner, disinfectant, furniture polish, non-acid bowl cleaner,
deodorizer and the like. MSDS sheets will be readily available on site for the benefit of Adam Industrial Employees.

All plastic bags, trash can liners, and consumable supplies such as soaps, lotions, urinal blocks, paper goods (toilet paper,
towels, tissues, etc.), and sanitary napkins will be supplied by customer

Insurance

Adam Industrial is fully insured and bonded. Our employees are covered under workman’s compensation insurance. We will
provide you with proof of coverage and name your entity as “additional insured”.

Specialty Services

As per your request, the following are some areas which will require attention on a rotational basis and would be performed
outside of the normal, routine scope:

o Truck mounted, hot water extraction of carpeted floors $0.15 per square foot
o Trailer mounted hot water pressure washing $85.00 per hr.
o Strip and wax of VCT (est. one (1) time per year quote
o Scrub and recoat of VCT (est. four (4) times per year quote
o Hi reach windows (with electric scissor) one (1) time per year quote
Performance Audits

An owner of Adam Industrial and or our Supervisor of Housekeeping Services will make regular, unannounced inspections of
your place of business to ensure that our service meets, if not exceeds the highest standards.

Furthermore, we’ll encourage your feedback to gain insight as to how we can better fill your needs

Either party may cancel this service with thirty (30) day written notice
