SPECIFICATIONS

1. R.C.C work done in mix – M-20 (1:1.5:3).


2. Reinforcement of ISI tested steel would only be used.
3. Reinforcement binding is done according to given drawing.
4. Brick masonry 8’’ thick work done in C.M 1:5 of outer face (infront) and 4’’ thick in
C.M 1:4 of all other face with good quality open bhatta bricks. (Rs.5500/1000no)
Rate.
5. Floor height from top of existing slab to top of roof slab is up to 10’ or 11’ as
required.
6. Plaster work done in C.M 1:4 outer side 20mm thick and inside plaster work done
C.M 1:4 20 mm thick.
7. Cement used Mycem/J.K/Wonder/UltraTech/Duraguard.
8. Reinforced Steel-Tor Steel Fe-415 tested & dia as per drawings.
9. Aluminium section windows with MS grills of 12mm square bars three track
windows costing up to Rs.300/sqft. (Mini Domal)
10. Tiles would be vitrified tiling 600x600/800x800/600x1200 (Rs.35-55/sqft) all round
the house. Bathroom would have glazed tiles (costing up to Rs.25-50/sqft) and all
other general fittings such as wash basin, mixer shower etc of Jaguar ,Plumber and
etc. range. Bathroom is in range upto 20000-30000/- Table Top Basin & Excluding
Geyser
11. Staircase will have granite tread Upto Rs140/sqft and vitrified risers & window
jambing of granite upto Rs 85/sqft & photoframe will be provided in front windows.
It will also include S.S railing costing up to Rs.300-500/running ft. Glass Railing in
First Floor Balcony For Elevation purpose up to Rs 850/ running feet
12. Drainage line and rainwater would be of 4’’ of Finolex/Supreme/Aishirwad/Astral
would be installed. Water pipe lines of CPVC pipes
(Finolex/Supreme/Ashirwad/Astral) & ISI fittings as per drawings.
13. Concealed electric fitting would be done in 2mm PVC pipe and switch board and fan
box of MS. Wiring of ISI copper wire 1.80, 3.20 etc. would be used as per
requirement. Modular switches of western/Anchor/Gold medal would be used. Disk
TV fittings, Telephone, inverter wirings. A.C piping will be extra.
14. All interior walls would be whitewashed with Birla putti (2 coats) and acrylic putti (1
coat) total 3 coat followed by plastic paint of Asian/Nerolac/Apex paint in elevation
work and M.S railing would have oil paint. 15% of elevation area elevation tile will be
provided.
15. All door frames will be of IInd class teak wood with mica on both sides. S.S door
fittings (Rs.1000-1500/no.) will be provided.
16. Kitchen would consist of granite/Quartz upto Rs 170/sqft platform and 2’ tiling(2x4)
on the wall up front.
17. M.S fabricated main gate of 100-200 kg will be installed.
18. Underground water tank of 6000 Litre capacity and overhead water tank 2 no. of
1000 Litre capacity of pvc with alarm provision
19. Roof would be finished by waterproofing treatment (chemical) with water proofing
of toilets. No coba work on roof will be done
20. Period of completion would be 6-10 months and would strictly adhere to drawings
provided by the architect.
21. Water (Narmada connection) and electricity (temp & permanently) during the
construction period would be provided by the owner.
22. Chowkidar and Curing arrangement would be arranged by us.

23. All front Doors will be of sagwan,

24. Overhead water tank stand upto 4‘ht will be provided if required.

25. First floor hall pop & ground floor hall pop flower & cornice will be done

PAYMENT TERMS:
1. Advance before starting of work---------------15%
2. Plinth level completion---------------------------15%
3. Ground floor slab----------------------------------10%
4. First floor slab---------------------------------------10%
5. Tower floor slab------------------------------------5%
6. Plastering--------------------------------------------10%
7. Flooring work completion-----------------------10%
8. Putty Work Finishing------------------------------10%
9. Doors fitting completion-------------------------10%
10. At Possession---------------------------------------05%

MODE OF MEASUREMENT:
1. All R.C.C roof slabs should be measured outer to outer after finishing of plaster
work.
2. Stair case towers should be measured.
3. Sloping roof should be measured along the length of slope.
4. All hangings should be measured in the same rate.
5. Any enclosed duct in roof slab of either size or any shape should not be deducted
from the measurement on each floor level height.
6. Service tax will be levied as per norms.

COST OF CONSTRUCTION:

As per the above clauses the final cost of construction comes out to be Rs.1275/sqft which
is strictly adhering to the terms above.
