PART I
1) All Civil & Electrical works as required (Refer to preparatory works page) will be to your account and will be
paid by you directly.
2) Any Tax Variation to the taxes as shown above will be to your account and will be payable by you directly.
3) As per the latest amendments to these elevator standards the (ARD) automatic emergency rescue device for
power failure only and the overload weighing device have been made mandatory for all elevators. The PWD
has also indicated to all elevator companies that they will be implementing this rule in The Bombay Lift Rules
and Act any releasing a circular and all elevators will have to comply with these amendments. Hence we
would strongly request you to add the prices as indicated in our options above to the basic prices of the
elevators mentioned above. Automatic emergency rescue device for power failure can be providing ARD
Backup as per PWD Norms.
4) If the Contract of cancellation of confirm order 30% of Total value deduct from advance payment.
4) We offer you One Year WARRANTY for Machine below from the date of handing over.
5) After One-year service the Maintenance contract will be charged 3% on contract price and warranty given as
a comprehensive contract basis.
This is applicable till the Warranty contract is with us; as soon as the service contract is terminated the given
warranty will get terminated.

PAYMENT TERMS
A. CLIENT/BUILDER’S SCOPE OF WORK: Client is to provide the following at your own cost-

1. TO DESIGN AND FARNISH: A property framed and enclosed legal lift shaft/structure including, if necessary,
its extension above the roof required withstanding the forces and loads resulting from the use of the lift. The
lift shaft should be lighted and be treated and painted to minimize the circulation of dust.
2. TO FURNISH AND INSTALL: M.S. Channel/beams for fixing guide brackets in the lift shaft if required as per
our design.
3. TO FURISH: A lift pit of proper and legal depth below landing and if required suitable, drains and
waterproofing. In Addition, a steel ladder should be furnished for access to the pit.
4. TO FURNISH: A properly lighted and ventilated fire proof machine room (of sufficient size to accommodate
our equipment) including concrete floor to with stand loads as per our design as shown in our layout drawing
and to furnish proper access there to. The machine room walls, floor and ceiling should be treated and
painted to minimize accumulation and circulation of dust.
5. TO FURNISH AND INSTALL: The necessary lift shaft door frames and architraves.
6. TO PROVIDE: A continues sill bearing area lift shaft entrance of such construction as to assure, secure,
anchorage and support for each sill.
8. TO FURNISH: Required power in the machine room terminating in suitable main switch for power and light
circuit breakers, Lightning arresters, suitable earthling leads to machine room and other electrical protective
devices necessary to me legal code requirements.
9. TO FURNISH: During the erection of lift, electric power of the necessary characteristic to provide illumination
and for operation of tools, if required and current for starting, testing and adjusting the lift.

11. TO PAY: All fees that may be required in connection with erection or preparation of structure in which the lift
equipment’s are to be erected including any general permit / certificate fees usually billed by
Government agency directly to the owner also include license fees for the installation or inspection of the lift
equipment.
12. TO PROVIDE: Hoisting hook or hoisting beam in the machine room ceiling suitable for lead of 1000 kg. You
will also provide the following before/during the erection of the lift at your cost.
13. TO PROVIDE Scaffolding as per our requirement in the shaft during the erection period and to remove the
same thereafter (scaffolding will remain the property of the party who provides it).
14. TO DO All cutting of wall, floor or partition together with any repairs made necessary thereby, including
grouting of all bolts, brackets, indicators and push button boxes, etc. position.
15. TO DESIGN AND FURNISH RCC sockless for buffers in the lift pit and for bed blocks in the machine room.
16. TO PROVIDE One BHK flat at 1st floor with lock and key for the purpose of material storing and workers
accommodation.
It is important that the above mentioned work items are finished to complete the erection without any delay.
Accepted and signed by both parties make this offers a legal and valid contract binding both the parties.
