1.1 GENERAL INTRODUCTION

An organisational study encompasses the study of organisations from


multiple viewpoints, methods and levels of analysis. The study has been carried
out in a company named Artech realtors Pvt. Ltd. the leading real estate
developer in Trivandrum who has evolved in to one of the fastest growing real
estate companies in Kerala.Their impeccable reputetion has been built on the
strong foundations of good locations, quality construction, timely delivery of
projects and food after sales service

From their humble beginnings as a builder developing projects across strategic


locations in Trivandrum, they spread their wings, gradually to Kollam, Kottayam
and Thrissu. However, it was in Trivandrum, their commitment, hard work and
dedication along with the visionary leadership have put them miles ahead of the
competition. Their innovative designs, our commitment to quality, dedication,
on-time delivery and after-sales sevice have made them one of the top builders in
Kerala. The resultant goodwill has helped them to launch 66 projects in various
locations in Trivandrum, Kollam, Kottayam, Thrissur and Thiruvalla covering
over 10 million square feet area. As a comprehensive real estate developer,

This report is prepared on the basis of primary data and secondary data.

1.4 SCOPE OF THE STUDY

 The organisational study carried out at Artech mainly focuses on the major
functional departments and its functioning.
 The study helps to familiarise with the company.
 The study also provides a chance to know about the practical application of
various learned theories in the company.
 The study also gives importance to the welfare of workers and how we can
motivate the workers to utilise their full potential for the success of the
organisation.

1.5 LIMITATIONS OF THE STUDY

 Personal bias of the staffs in the company


 The information provided by the people in the organisation may not be
complete.
 There was a considerable amount of inhibition on part of staff for providing
Information.
 An in-depth study or analysis is not feasible in a short span of time

2.1 Artech Realtors Pvt. Ltd

Artech realtor’s pvt. Ltd. was founded in the year 1994 with a mission of
building happiness. In the last two decades under the competent leadership of the
MD Mr T. Ts. Asok, the company has evolved in to one of the fastest growing
real estate companies in Kerala. Now they have completed 70 apartments, of
which 37 well-appointed projects are located in the capital city alone, a number
that not many builders in Trivandrum can match

2.2 BASIC INFORMATION

Artech Realtors Private Limited is a Private incorporated on 19 October 2005. It


is classified as Non – Govt Company is registered at Registrar of companies,
Ernakulum. Its authorized share capital is Rs 100,000,000 and its paid up capital
is Rs 100,000,000. It is involved in building of complete constructions or parts
thereof, civil engineering. Directors of the company are Asok Thankappan Nair
and Lekha Thankamony Amma. The Annual General Meeting (AGM) was held
on 10 December 2020 and as per records from ministry of corporate affairs
(MCA), its balance sheet was last filled on 31 march 2020. Artech is contributing
towards the constructional requirement of Residential, Commercial, Educational,
Hospitality and many other fields. Ranging from the Conventional to the
Designer apartments, covering over Fifty Lakh square feet has already been
envisaged. Laying the foundation stone of THE ADDRESS the 50th project in
Kuravankonam, Trivandrum has marked a milestone in the progressive march of

the company. Artechs debut in Kottayam with ARTECH RIO on April 15th and
ARTECH SREYA in Trivandrum on April 23rd 2013 were launched. The
highlight was the inauguration on April 23rd of the ARTECH CORPORATE
OFFICE, a unique building built for the purpose

4.1 GENERAL INRODUCTION

The managing director Mr T. S. Asok started off his career as a town planner
after completing B.Tech in Civil Engineering and Post-Graduation in
Planning. His sound educational background and his wealth of knowledge in
planning helped him build one of the landmark realty companies in South India
and a brand that is the Pride of Kerala in the industry today. His penchant for
innovation in planning, designing and building along with his fast decision-
making capability made him a stalwart in the realty industry. He is a pioneer in
many ways if you look at the projects he has conceived and implemented as a
career businessman. His views on the realty industry and innovative approach to
business in the modern world are celebrated in many fast-growing countries of

4.3 DEPARTMENTAL INTRODUCTION

Departments are formed when there is efficient and effective grouping of jobs
into meaningful work units to coordinate numerous jobs to gain the
organisational objectives. This creates flexibility, adaptability, and unity of
action within the firm.

4.3.1 Accounts department
Accounting department refers to the division in a firm that looks after the
preparation of financial statements, maintenance of general ledger, payment of
bills, preparation of customer bills, payroll, and more. In other words, they
are responsible for managing the overall economic front of the business. The date
of last balance sheet was published on 31 march 2020

4.3.2 Purchase department

Identify business requirements for goods, materials, and services. Find reliable
suppliers to meet these requirements. Negotiate prices; build quality, and
delivery terms. Set up the order quantities and making bid requests on supply
contracts.

4.3.3 Projects department

When millions are on the line in a construction project, avoiding costly mistakes
becomes priority number one. Bound by strict time parameters and financial
constraints, you must account for every detail and contingency. project
management involves directing and organizing each part of the project life cycle,
from ideation to completion. It’s a holistic practice with the goal of delivering
projects on time and under budget. Construction project management is a
complex discipline that requires addressing many important concerns, including
cost control, scheduling, procurement, and risk assessment. Project managers
interact with all team members involved in a construction project, from architects
to owners to contractors.

4.3.4 Interior department

The science, art or process of setting up the interiors of a room, a


floor or building is known as Interior Designing. Limited space for construction
requires optimum usage of available space. The most effective use of space, user
well-being factor, functionality of the layout and coordination with developers
are the most important aspects of Interior designing.

In the past, interiors were put together instinctively as part of the process of
building as per the needs and requirements of the stakeholders or developers.
Time and space constraints have developed Interior designing into a science. For
example an Interior Designer will have the talent and acumen to fit in a small
closet or loft or a washroom into a room when it seems impossible to a layman
without compromising on usable space.

4.3.5 Marketing department

Successful companies are strongly committed to marketing management.


However, marketing is either misunderstood or completely neglected in many
construction companies, mainly due to the difficulty of applying conventional
marketing in the industry, accompanied by the lack of sufficient research on the
nature of marketing and tailored marketing theories and strategies for the
construction. The best thing account-based marketing can do for your
construction company is provide your leads with a better customer experience.
Customers are in the same boat. They're much happier when you give them some
meaningful and relevant content to help them through the entire buyer's journey.

4.4 SWOT ANALYSIS

The Artech Realtors Private Limited is listed in the class of Pvtltd Company and
classified as Non Govt Company. They are the leading real estate developer and
offer residential projects all across Kerala. The Artech has strength as well as

4.5 PORTER’S FIVE FORCE MODEL

Michael .E. Porter’s five force model is used as the framework for analysis. The
five competitive forces-entries, threat of substitution, bargaining power of
buyers, bargaining power of suppliers and rivalry among current competition-
reflects the fact that competition in an industry goes well beyond the established
players. Customer, Suppliers, Substitutes and potential entrants are all
competitors to firms in the industry and may be more or less prominent
depending on the particular circumstances.

1. Rivalry among existing competitors (High)


 Rivalry is strong due to the large no. of construction companies operating
in India and the difficulty to differentiate

 The services offered by real estate companies cannot be differentiated
because these firms don’t offer a product, other than the facilities they
lease and they lease and this itself is very difficult to quantify
 In the current economic crisis, there is minimal profitability and only
companies with large cash reserves are likely to survive.
2. Threat of new entrance (High)
 No special legal authority is needed to enter the industry. That is why
many non-property companies find it relatively easy to migrate in to this
industry as and when returns become attractive or simply out of interest.
 When an industry has over 60000 registered participants, it is hard to
conclude that to barriers to entry are high. Although the number of
entrants varies over time and according to market condition
 Designs, names and concepts can all be copied as there is less ability to
protect these through patents or copyright. People such as agents,
consultants, property managers and employees of rivals can all be hired.
 Capital can be considered a barrier to some extent but mostly to larger
scale projects. The minimum amount of capital needed to enter the
industry is compared to the likes of steel bars, cement and other raw
material
3. Bargaining power of buyers (Low)
 Bargaining power of buyers is not high due to large demand and large
number of buyers
 Cost incurred in construction is also almost same but this cost varies
from the quality of construction and area of land used
4. Bargaining power of suppliers (High)
 As constructive industry is facing several problems in supplies as
shortage of labour, content rising prices of various raw materials required
in construction and due to large number of construction companies as
compared to raw material providing companies.
 An important category of suppliers is the bank. They have the power to
decide whether to fund a venture or not and at what rate. Banks have now
become highly conservative especially after the economic down

5. Threat of substitute (Low)
 Real estate development involves different types of products – residential,
office, retail and industrial being the most common. To narrow the scope
of discussion, we will just consider private residential construction. As
accommodation, new private housing from any firm can be replaced by
competitive product from another developer, existing private housing for
sale or for rent, social hosing either for sale or rent. But these are not
