Renovation Procedures and Requirements

RENOVATION PROCEDURE AND REQUIREMENTS

SECURING A RENOVATION PERMIT FROM THE BUILDING ADMINISTRATION

A. Secure a renovation permit from the Building Administration.


B. For minor renovation, the requirements are the following:
• Detailed Scope of Work
• Authorization letter from the Unit Owner if works will be monitored by a third
party. This would include the signing of all necessary permits needed for the
renovation
• Start of renovation and target date of completion
• Schedule of work
• List of workers with bio-data and clearance (NBI, PNP, or Barangay)
• Notarized Deed of Undertaking
• List of tools and equipment
• Bill of materials and project cost
C. For major renovation, the requirements are the following:
• Section B.
• Four sets of proposed plans in A3 size (Architectural, Electrical, Mechanical, Sanitary
/Plumbing). Plans will be evaluated and returned to Unit Owner within ten (10)
working days.
• Comprehensive insurance – Contractors All Risk Insurance
• Renovation bond (refundable)
• Security and maintenance fee (non-refundable)

NOTE: ALL REQUIRED DOCUMENTS SHALL BE SIGNED BY THE UNIT OWNER/AUTHORIZED


REPRESENTATIVE
NOTE: RENOVATION WORKS MAY BE CATEGORIZED AS MINOR OR MAJOR WORKS. ALL WORKS ARE
TO BE EVALUATED BY THE ENGINEERING OFFICE TO BE CONSIDERED MINOR OR MAJOR WORKS.
MINOR WORKS:
• Works lasting for a maximum of one (1) week
• Painting works
• Wall paper works
• Light replacement
• Minor carpentry works (drawer repair, cabinet locks, door
alignment) MAJOR WORKS:
• Works lasting for more than a week
• Ceiling works
• Re-tiling works
• Partitioning
• Kitchen works (repositioning of gas range, adjustments in kitchen counter
• Toilet and bathroom works (waterproofing, re-tiling works)
• Relocation of utilities (electrical, water lines)
• Relocation of fire sprinklers and fire detection and alarm system
• Major carpentry works (heavy hammering, rehabilitation of cabinets, furniture)

D. Upon submission of requirements and approval of plans, a Notice to Proceed will be given
to signify that renovation may already commence.
E. Once the renovation is completed, requirements will be submitted to the Engineering
Office for Final Inspection. The following are the requirements:
• Accomplished request letter for Final Inspection
• Two sets of signed and sealed as-built plans in A3 size
• Megger testing results
• Certificate of building system (if relocation of a building system was completed, a
certification from the authorized contractor is required)
• Certification of waterproofing(if alterations at toilet & bath, laundry and balcony
was completed, a certification from waterproofing contractor is required)
F. If final work conforms to the specification plans originally submitted to the Engineering
Office a Certificate of Final Inspection will be issued to signify that the construction bond
may be refunded.
NOTE:
• Work permit should be filed three (3) days before the actual work.
• Each work permit shall be allowed to cover a maximum five (5) working days. Please
specify the works to be done on a daily basis. A separate sheet may be attached for this.
• Delivery permit should be submitted one (1) day before the delivery of item/s.
• Building property pass should be submitted one (1) day before the pull out of items/s.
• Delivery of renovation materials will only be allowed once the renovation application
has been approved.
• Daily inspection by the building administration office inside the unit may be done.
