ABSTRACT

The study focused on the impact of Ajoda housing estate on the beneficiaries. The objectives
include: assessing socio economic characteristics of the residents of the study area, assess the
impact of the project on the beneficiaries and suggest measures for sustainable housing delivery.

Low cost housing is a different concept which deals with effective costing and following of
techniques which help in reducing the cost of construction through which the use of faraway
available materials beside with and technology improved skills without losing the power,
performance and life of the structure. There is huge misconception that low housing is suitable
for only subnormal works and they are built by using cheap building materials of low quality.
The fact that low cost housing is done by proper management of resources. Economy is also
achieved by an improved design. Construction of low cost housing by using the low cost
construction materials increases the access to buildings by low income groups. Advantages of
low cost building materials are pollution prevention, reducing energy consumption and use of
local materials, use of local material, energy efficiency, and use of non-toxic building materials,
longitivity, durability and maintenance of building material.

This project also deals with the efficiency of low cost housing and provision of social amenities
such as pipe borne water, waste management system, roads and lots more strengthen the
institutional framework to facilitate housing delivery and ensure private sector participation to
subsidize the cost of acquiring house in the state.
