The Secret to Selling your Home in a Buyers Market

Selling your home can be a time-consuming and tricky venture. Every homeowner would like to sell for the highest price possible. When it comes to pricing your house, how do you make sure you don't price it so low that you later have regrets, or not price it too high and scare off buyers? "It's a careful balance," says Bonita Springs/Estero Luxury Real Estate Expert, Michael Burke. "The most common mistake people make is getting emotional. Your home may be priceless to you, but chances are you won't find someone else who feels the same way. " How do you find that fine line between "priceless" and "priced-right"? The first step is to review recent sales in your neighborhood. The most important comparables are pending sales or those "in escrow." Pay attention to neighborhood dividing lines and physical barriers such as major streets, freeways or railroads. "Compare similar square footage and if possible homes built around the same time, a home built in the 1950s and one built in 2005 won't price the same," says Michael Burke. There might be 100 active listings in the area, but these only tell the seller at what price their home won't sell. Pay attention to the pending prices of home sales in your area. These will tell you at what price buyers are willing to start negotiating a sales price. Make that your starting point. Step two is to consider your reduction is necessary. No matter the listing price, it needs to be adjusted down if buyers aren't looking at the home. Next, don't assume the buyer knows your price is negotiable. Most buyers only look at homes in the price range at which a lender says they are qualified. If your home is priced even just a little higher, the buyer won't ever see it. In general, the higher the price, the fewer potential buyers there are. Finally, sweeten the transaction terms. If you're willing to close escrow quickly, you'll attract buyers who want to move in right away. The more creative and flexible you can be in meeting the buyer's needs, the more success you'll have attracting them. In the end, the hard truth is that a buyer does not care how much you paid for your property, how much you owe, the cost of upgrades, improvements or repairs, how badly you need to get out of the sale, or how much you love your home. For most people, a house is the single largest investment ever undertaken and most sellers expect to make some profit on its sale. Unfortunately, however, your desired profit means very little to a potential buyer. So, leave sentiment at the door, listen to advice from your Realtor and watch the market. It is not a secret, pricing your home right is the best way to sell your home. Getting it right will help you sell your property quickly.

converted to a high-deductible healthcare plan, you may have the option of starting a health savings account (HSA). These accounts help workers to save and spend money tax-free for medical expenses not covered by the plan or your deductible. Why are they a good idea? Because you can sock away money tax-free that will cover the amount of the deductible (at least $1,050 for individuals, $2,100 for families) if you need it, and it will grow taxfree over time if you don't. See if a Roth 401(k) works for you: In 2006, the government gave employers clearance to offer Roth 401(k)s, employersponsored retirement plans that allow workers to put all or part of their 401(k)s into a Roth, which allow after-tax money to grow tax-free. Roth 401(k)s allow higher contribution limits -$15,500 in 2007 plus an additional $5,000 if you're over 50 - compared to traditional Roth IRAs that limit annual contributions to $4,000 with an extra $1,000 for those over 50. Look for a finders' fee: Companies rarely like to give away money unless they know they're saving some in the process. Many companies are now offering finders' fees to employees who successfully bring new workers in the door. Also, some companies give away special bonuses for bringing in new clients, so don't miss a chance to earn them. Check your target bonus amounts: This is usually not a problem for most people who receive annual bonuses, but it makes sense to double check the minimum bonus you should earn annually and what it will take to exceed that limit. Get flexible: If your company has a flexible spending account for medical, commuting or child-care costs, estimate carefully what you'll need to spend and get on board. While workers can get a chance to spend out their accounts into the next tax year, it's very important to project exact numbers so you won't lose funds at the end of the eligibility period. Get smart: More than threefourths of U.S. companies offer education benefits, so if you have the time and inclination, finish that degree or complete a particular course of study to prepare you for your next job or for your enjoyment. Most companies will ask you to stay a certain length of time after receiving such benefits, which is only fair. But education is worth far more than the dollar cost of tuition, so don't pass it up. Get fit: Some companies negotiate membership discounts to gyms and other fitness facilities, and that's a worthwhile benefit. But these days, with company health care premiums going through the roof, some employers are actually paying employees to lose weight, quit smoking or take other steps to improve their health. Have some fun: Companies get discounts to a variety of entertainments - the local amusement park, sports events, theaters, restaurants, auto shows and other local events. If they interest you - and particularly if they interest your kids - you'd be foolish to pass up such discounts. Be proactive: If you hear friends or clients boasting about particular benefits or incentives at their companies, quiz them to find out as much as you can about how their companies afford those benefits. If the story checks out, then go to your own company and ask them if they might consider it.

Photo Sites Shedding Light on Creative E-Commerce
(NUI) - While many have taken up photography as a fun hobby over the years, today's high-tech world has taken the once simple pastime to an entirely new level. Elaine Hoffman, a full-time therapist and amateur photographer, frequently uses online photo services to create greeting cards for friends from her favorite collections of floral images. But until recently, she'd never considered a second career in greeting card design. "My friends kept saying, 'You should sell these!' So when I found a Web site that allowed me to set up my own store, I thought I'd give it a shot," Hoffman said. Millions of digital photographers like Hoffman have discovered the benefits of online photo services as a way to share images and create products like greeting cards and books. According to a report released by InfoTrends Research Group, photo sites generated more than $400 million in more users with its offerings of customizable photo products such as cards, calendars and gifts but above all, allowing regular consumers to sell these products by themselves with their own photos and designs. "I was surprised by how easy it was to start selling my work," Hoffman said. "I'm not getting rich off of it yet, but it's great to make some extra cash while doing something I love." As photo sites look to combine e-commerce with selfpublishing, this new consumerdriven marketplace is opening doors for amateurs and professionals alike. Thanks to new advances online, children's book authors may start publishing their ideas without agents, novelists may sell their work without fees and shutterbugs can start turning a profit on their favorite snapshots. Get Your Feet 'Spring Ready'

(NUI) With warmer temperatures approaching, people will begin to prepare their feet for their spring debut which means making sure their feet look and feel good. One way to achieve that feeling is to get a professional pedicure. In a recent American Podiatric Medical Association (APMA) survey of women ages 18-49, close to 50 percent stated that they had received a professional pedicure by the age of 25 - a ritual that may be more healthful than you think. "Pampering and grooming your feet promotes good foot hygiene and should be done frequently to contribute to not only your foot health, but also to your body's overall health," said Dr. Marlene Reid, an APMA podiatric physician. The following tips will help you attain a safe and perfect pedicure, which will put some spring into your step for the warmer, sandal-wearing season ahead: For salon pedicures: Think clean. Salons are typically cleanest earlier in the day, so consider making your pedicure appointment during the morning hours. Limit the risk of infection. As precautions, take your own utensils and refrain from shaving your legs prior to your visit to limit the risk of cuts and scrapes getting infected. Additionally, don't allow technicians to use a razor to remove dead skin on your feet. This can lead to infection if done incorrectly. For pedicures at home: Properly care for cuticles. Always use a rubber cuticle tool to gently push back cuticle tissue. Never cut cuticles as this can increase the risk of infection. Resist pushing back cuticles often - this can make cuticles thicker and harder to manage. Stick to straight. Use a toenail clipper with a straight edge to clip toenails straight across. Rounding toenail edges greatly increases the chance that ingrown nails will develop. Smooth out feet correctly. Begin by soaking feet in warm water for five minutes. Follow up by scrubbing feet gently with a pumice stone, foot file or exfoliating scrub to remove thick, dead skin build-up. Finish up with polish. Always use nail polish when putting the final touches on your springready feet. Only apply polish to healthy nails - if nails are thick or discolored, don't cover them with polish. This locks out moisture and prevents the nail bed from breathing. If fungus problems persist, consult a podiatric physician immediately.

Saucy Chicken Apple Saut

Vegetable Oil Ginger, minced Garlic, minced Boneless Skinless Chicken Breasts or Thighs, sliced each Salt and Pepper Chili Oil Onion, sliced Celery Stalks, sliced Apples*, cored and cut into wedges Chicken Broth Rice or Cider Vinegar Soy Sauce Corn Starch

In large heavy-bottomed skillet or wok, heat oil over medium high heat. Stir in ginger and garlic and cook 1 minute until fragrant but not browned. Stir in chicken and season with salt and pepper. Cook until browned and transfer to plate. In same skillet, add chili oil. Cook onion and celery over high heat, stirring constantly, until onion is golden and softened, about 3 minutes. Add in apples, broth, vinegar and soy sauce. Bring just to boil; stir in chicken and cook 2 minutes. In small bowl, whisk together corn starch with 1 tbsp water. Stir into sauce and let thicken slightly. Serve immediately over steamed rice. *Variety tip: For best results use Empire, Crispin, Cortland or Idared apples.

Pad Thai
Serves 2 3 1/2 oz (about half a pkg) 3 tbsp 1 4 1/2 oz 1/2 cup (about 1/2 jar) 4 1/2 oz 1/2 cup 1/4 cup Optional garnish: Stir Fry Rice Noodles Vegetable Oil Egg, lightly beaten Chicken, Shrimp, or Vegetable, sliced Pad Thai sauce Firm Tofu, strained and cut into 1/2" cubes Bean Sprouts Unsalted Peanuts, crushed sprigs of fresh cilantro, lime wedges, chilies

Bring 2 cups of water to a boil (or use very hot tap water). Turn off heat and immerse rice noodles in hot water for 3-5 minutes until noodles are soft, cooked through but still firm and al dente, not mushy. Rinse with cold water for 30 seconds. Drain well and set aside. Heat 1 Tbsp of oil in a frying pan, scramble egg, and set aside. Heat 2 Tbsp of oil in a frying pan. Stir fry chicken, shrimp, or vegetable for 1 minute. Add noodles, pad thai sauce, and tofu. Stir fry for 3-5 minutes or until ingredients are well cooked. Add bean sprouts, peanuts, and scrambled egg. Mix well to combine. Garnish with cilantro, lime wedges, and chili.

Grilled Shrimp Caesar Salad

Serves 4 1 lb Jumbo Shrimp, peeled, uncooked , tails on Hellmann's Simply Caesar Mist Salad Spritzer 1 tsp Lemon Juice, freshly squeezed 1 head Romaine Lettuce, chopped 1/4 cup Parmesan Cheese, freshly grated 3 strips Bacon, cooked crisp and crumbled 1 tsp Capers (optional) 1 cup Croutons, lightly seasoned Salt and Ground Pepper to taste

Preheat grill or broiler to medium-high heat. Spritz the shrimp liberally with Hellmann's Simply Caesar Mist Salad Spritzer Dressing, tossing to coat well. Grill or broil shrimp, turning once until they turn pink, about 4 to 5 minutes. Remove the shrimp to a bowl and toss with lemon juice; cover and set aside. In a serving bowl, combine the lettuce with the cheese, bacon, capers and croutons. Spritz liberally with Hellmann's Simply Caesar, tossing well to coat. Season to taste with salt and pepper. Divide salad evenly among four plates and top with grilled shrimp.

Planning Makes Spring Cleaning Less of a Chore

(NUI) - It's spring cleaning time again. While Americans spend billions of dollars on cleaning products annually, they often overlook the quality of their home's indoor air. (NC) - Does your dog love the outdoors? She's in good company. From visits to offleash parks, to frenzied splashes in ponds, 90 percent of Americans take their dogs outside on a regular basis. Unfortunately, being outside also comes with health risks like heartworm disease. Hundreds of dogs are infected each year. Country dogs, suburban dogs, even city dogs are at risk. Why? Heartworm is spread by mosquitoes. One bite from an infected mosquito is enough to transmit the disease to your dog. Wild animals can become infected and turn into heartworm reservoirs for mosquitoes, leading to a constant risk of infection for your dog. And, since heartworms are not readily visible the way ticks and fleas are, you may not even know your dog is sick. Symptoms often don't appear for six months - when the parasites arrive in the dog's heart and begin reproducing. Your dog may look fine and you may never see worms, but your dog may still be infected. Even if your veterinarian deworms your dog annually, this is not a reliable protection. Not all deworming products protect against both gastrointestinal worms and heartworms. Left untreated, heartworms can persist in your dog for up to seven years, causing severe damage to the heart, lungs, liver, and may eventually cause death. So what can you do? Be sure your dog is healthy. Ask your veterinarian to perform a simple blood test each year. Think prevention. Parents: Make Time for Healthy Choices

(NUI) - Between soccer practice, piano lessons and homework, more and more parents are discovering that it can be hard to balance a healthy life with a busy one. Health care professionals, however, are discovering that nutrition- and activity-based habits, when developed early, can make a positive long-term impact. Eileen Berry, a Florida mother and self-taught nutritionist, has taken this to heart. "Healthy foods are available and, as parents, we need to make this happen for our kids," she said. "We don't have the luxury of 'shouldas', 'wouldas' and 'couldas,' especially when our children are involved. So, what can you do to get your children's habits on track and moving in a healthy direction? Take a look. Check out the U.S. Department of Agriculture's MyPyramid for kids online (www.mypyramid.gov) to see what your children need in their diets each day. Did you know, for example, that grains and vegetables should make up the majority of your child's diet? Don't forget the vegetables. A study published in the Journal of the American College of Nutrition found that while preschool-aged children consumed about 80 percent of their recommended fruit servings a day, only 25 percent had the recommended amount of vegetables. So, it is important for parents to creatively re-introduce vegetables and change things up by choosing vegetables in a range of colors. Check ingredients. Ingredients such as wholegrains and foods with oils derived from corn, soybean, canola and olive oils are good picks. Meanwhile, foods and beverages with caloric sweeteners as top ingredients should be avoided. Get moving. Have fun in the outdoors. Whether it's taking a walk together with the family dog or playing catch, get moving as a family. Set limits. Limit television and computer time to encourage your children to spend more time being active. And while all parents should be advocates for their child's health, proper nutrition and activity is even more important for survivors of childhood and adolescent cancer. These children are among those in the higher-risk population for obesity, according to health care professionals. Good choices can lead to better health and may reduce the risk of preventable cancers in adulthood. An Easy Way to Keep Germs at Bay in Your Bathroom

(ARA) There are battles being fought in households across the country. The enemy: millions of germs and bacteria thriving blissfully on moist surfaces in your bathroom, ranging from countertops and cups to toothbrushes and towels. Helping to rid your bathroom of some of its most commonly spread germs can be easily done by using GeorgiaPacifics Dixie (R) disposable bath cups, a trusted source for fighting germs for the past 100 years. While spring is here, it's time to put the snow boots away and fill up the propane or charcoal, because summer is around the corner. It's also time to get your car serviced because of the temperate climate. When it comes to auto care, spring is the best of all seasons. The experts at the non-profit National Institute for Automotive Service Excellence (ASE) offer the following advice: Read the owner's manual, and follow the recommended service schedules. If you are not a do-ityourselfer, look for an orderly repair shop with modern equipment in the service bays and qualified automotive technicians as evidenced by trade school diplomas, certificates of advanced course and ASE certifications. If you are having engine performance problems such as hard starts, rough idling or stalling, correct them now, before demanding stop-andgo vacation traffic. For comfort in hot weather, now's the time to have a marginally working air conditioning system serviced. Flush and refill the cooling system according to the service manual's recommendations. The level, condition, and concentration of the coolant should be checked periodically. (Make sure the engine has cooled down before removing the radiator cap.) A qualified auto technician should check the tightness and condition of belts, clamps, and hoses, but you can look for signs of wear, cracking, or fraying. Replace other filters (e.g., air, fuel and PCV) as recommended in the service manual. Check the condition of t i r e s , including the spare. Let the tires "cool down" before checking their pressure. Uneven wear, "cupping," vibrations or "pulling" to one side indicate problems with your tires or suspension system. Change the oil and oil filter as specified in owner's manual. New Study Offers Hope for Heart Patients

(NUI) - A recently completed clinical trial showed that patients suffering from advanced congestive heart failure (CHF) exhibited significantly improved heart function after supplementing with ubiquinol, a newly available and highly absorbable form of CoenzymeQ10. In the first clinical trial evaluating ubiquinol's effects on late-stage CHF, cardiologist Peter Langsjoen found that critically ill patients who supplemented with this nutrient for just three months experienced a substantial increase in their hearts' ability to pump blood. Furthermore, patients' plasma levels of CoQ10, which are key to overall heart health, significantly increased an indication that they were absorbing more of the nutrient. Langsjoen's study, although an early-stage trial, offers hope to many Americans. According to the American Heart Association, an estimated 5.3 million Americans currently suffer from CHF. Roughly 550,000 people are diagnosed with heart failure every year, and it is the leading cause of hospitalization in people older than 65. Heart failure does not mean the heart has stopped working. Rather, it means that the heart's pumping power is weaker than normal. With CHF, blood moves through the heart and body at a slower rate, and pressure in the heart increases. As a result, the heart cannot pump enough oxygen and nutrients to meet the body's needs. Ways of combating CHF usually include a treatment program of rest, proper diet, modified daily activities, transplants, valve replacements and drugs, such as beta blockers, digitalis and vasodilators. CoQ10 has been used as a dietary supplement for cardiac patients for 40 years. Ubiquinol, the active antioxidant form of CoQ10, has only been available in supplement form for the past year. "The effects of ubiquinol on late-stage heart failure patients resulted in striking improvements beyond anything I've seen in 25 years of cardiology practice," said Dr. Langsjoen, who conducted the research in Tyler, Texas. Penne with Mini Chicken Parmesan

Prepare the chicken nuggets according to package directions. Meanwhile, heat the oil in a medium saucepan set over medium heat. Cook the onions and garlic for about 5 minutes or until soft and fragrant. Stir in the pasta sauce and bring to a boil. Reduce heat to low and simmer for 15 minutes. Toss the mozzarella with the Parmesan and parsley. Remove the cooked nuggets from the oven. Top each nugget with a spoonful of sauce and sprinkle with a little of the mozzarella mixture. Return the nuggets to the oven; bake for 5 minutes or until cheese is melted and bubbly. Meanwhile, cook the penne according to the package directions. Drain well. Toss hot penne with the remaining pasta sauce and any remaining mozzarella mixture. Serve with the mini chicken Parmesan.

Lightened-Up Pulled Pork With Raisins

Serves 8-10 5 lbs 1 tbsp 2 1/4 tsp 1 1/4 tsp 1 (28-oz.) can 1/3 cup 2 3 cloves 1 cup 5 Pork Loin Roast, very lean, boneless Chili Powder Ground Cumin each Oregano, Cinnamon and Salt Crushed Tomatoes Lime Juice Medium Onions, chopped and divided Garlic, minced and divided Raisins Dried Ancho/pasilla Peppers, stems and seeds removed, torn into strips

Trim fat from pork, and cut into 2-inch cubes. Stir together dry seasonings in a small bowl, and sprinkle over pork, turning to coat all sides. Place tomatoes, lime juice, one onion and one clove of garlic into a large slow cooker, and top with pork and raisins. Cover and cook on high for five hours or on low for ten hours. Remove meat from slow cooker with a slotted spoon, and place in a large bowl to keep warm. Pour juices from slow cooker into a medium saucepan. Add the remaining onion, garlic and dried pepper to saucepan, and bring to a boil. Reduce heat, and simmer for 20 minutes, stirring occasionally. Let cool slightly, then puree in a blender or food processor. Shred pork using two forks, and stir in half the sauce. Spoon into tortillas, if desired, and serve with avocado, cilantro and remaining sauce.

Spicy Avocado Dip

Yields 2 cups 1 1 cup 1 pkg (3 ounces) 1/4 cup 2 tbsp 2 tbsp Avocado, fully ripe (about 8 ounces) Sour Cream Cream Cheese, room temperature Sliced Pickled Jalapeo Chilies from a jar, drained Pickled Jalapeo Liquid from jar Sliced Olives, optional

Cut avocado lengthwise around the pit, and twist halves to separate. Strike pit with a knife blade, and pull to remove. Scoop out flesh with a spoon, and place in a blender. Add sour cream, cream cheese, chilies and chili liquid, and blend until smooth, adding a little more liquid if mixture seems too thick. Transfer to a serving bowl, and garnish with sliced olives if desired. Cover and refrigerate until serving time. Serve with tortilla chips, crackers or raw vegetables.

(ARA) As more people are becoming aware of environmental issues, vacationing green is a growing travel trend. Families are seeking vacation options that offer activities that respect the earth, and experiences that create cherished memories and a renewed connection to nature. Dude Ranches in our association are environmentally kind and a great way to bring your family closer on your next vacation, says Colleen Hodson of The Dude Ranch Association, an organization that represents over 100 ranches in the western United States and Canada. People come to enjoy the outdoors, have an adventure and relax in nature. After they leave, they often have a renewed appreciation for the environment. So what is it like to vacation on a dude ranch? Imagine cool, fresh mountain air, riding a trail on your trusted horse, participating in a cattle drive during a beautiful sunset, and hearing the dinner bell call you to a delicious meal. And this is just a start; many ranches offer spas, rafting, fishing, hunting, and special adult and childrens programs. If this sounds like a vacation you might be interested in, there are options for every budget. Plus, many ranches participate in activities that help preserve the environment that they rely on so you can feel good about your trip. For example, Rocking Z Ranch in Montana uses a stationary diesel motor that is powered by recycled vegetable oil to pump water for irrigation. This worked so well, the ranch took the idea one step further by using the vegetable oil to make biodiesel after taking out the fatty acids. Coffee Creek Ranch in California respects the environment by not spraying their fruit trees with any chemical pesticides. Recycling is another aspect that dude ranches are embracing. Keep in mind, with some ranches being far from major cities where a recycling program might exist, its a bit harder than simply putting items in a bin and putting it at the end of the driveway every week. Wilderness Trails Ranch in Colorado collects bottles, cans, plastic and paper from the approximately 38 guests and 30 staff that stay at the ranch each week and loads a large trailer to take into town 30 miles away. This relationship influences a visitors experience at a dude ranch and often brings them a deeper appreciation for the environment in which they live, adds Hodson. A ranch offers activities for the whole family. Maybe your daughter loves horses and has always dreamed of lopping across a grassy meadow, or your son wants to learn how to rope a steer. While your wife enjoys some time in the spa, why not try some fly fishing? Then you better rest up so you can all go whitewater rafting the next day.
