In compliance with your directive, I am submitting the following recommendation on the above subject
matter, to wit:
BACKGROUND:
In our pursuit to have our commercial space be rented by prospective tenants may I endorse the
research I conducted on the current market rental rates of commercial unit/space on the same area of
AMA Tower Residences.
Along with this activity is my purpose to introduce the intent of our one unit owner to lease our
commercial space for office use. Since, the unit they purchased has a limited number of occupant
accommodation, regardless if we intend to adapt the “SOHO” set-up or not (house rules applied).
Displayed below are the consolidated rates of buildings offering commercial unit/space for
lease:
Upon verification, the rates reflected herewith are inclusive of Value Added Tax (VAT) and
Witholding Tax. The closest commercial building within our location (City Net 1) offer their upper
commercial space at Php. 750/per square meter, from there we can pattern our costing with the same
offered rate.
In light with this, May I recommend that we offer the client Lendell Corporation, a company to
lease the unit with the amount of 750 pesos per square, VAT and Withholding Tax not included. This is
may also shows that we purposely give them favor on the SOHO issue.
I also attached sample computation for the rate that we may apply as precedent for the
upcoming lessee.
