Chapter I

INTRODUCTION

The land is the first and foremost area to look at and consider in our era where

innovation in structures, businesses, and homes is inevitable and always developing. As a

result, there is a shortage of land because of a variety of issues, including rising

population and the construction of many structures. People who want to purchase land

must therefore consider the optimal location for the land.

According to the United States Environmental Protection Agency (2021), the term

"land usage" describes how people use land. It displays the economic and cultural

activities (such as residential, industrial, mining, and recreational) that take place in a

specific area. The uses of public and private properties frequently diverge greatly. The

extent and quality of wildlife habitats, climate, and human health are all specifically and

cumulatively impacted by land use changes that occur at various scales.

Furthermore, Customers are increasingly turning to the Internet as their first stop

while shopping for goods and services. There is no exception in the real estate brokerage

sector. People are increasingly shopping online, whether they are moving within town or

across the country. The fastest and cheapest information source is this one. As a result, it

is crucial that brokerage businesses continue to stay competitive by marketing their

properties online (Benli, 2021).

However, Seiler (2011) discovered with the used of website that a buyer's overall

impression of the house and its value can be significantly explained by their total dwell

time (how long a person looks at the picture), fixation duration (how long a person

spends at each focal point), and saccade amplitude (the average distance between focal

points). A related observation is that the real estate agent remarks area is distantly

followed the home's photo as the pages on the website are examined in that order.

Finally, charm pricing, a marketing strategy in which realtors advertise homes for slightly

below round numbers, has the opposite impact of what is intended. Given the result that

homebuyers remain substantially longer on the first home they visit, and since charm

pricing often causes a property.

Meanwhile, Weerasinghe (2017) determined that there are numerous rising

enterprises in Sri Lanka as a result of the real estate sector becoming one of the most

well-liked and lucrative trends in modern society. Therefore, a sophisticated system that

can manage the property is required in order to give tenants effective service and to

manage properties effectively for landlords. The "Real Estate Management System" is

designed to offer all required features (REMS). REMS offers services such user

registration for new users, the production of lease agreements between tenants and

landlords, the generation of job cards to record needed repairs and payment information,

as well as the dissemination of any public information about a certain estate to users.

Different types of registered users are permitted by a web application and an Android

mobile application.

Moreover, Mahajan et. al (2016) explained that the buyers can search for homes

by characteristics or address using the real estate system's capability. It gives the seller

access to the system's features, allowing them to log in and place new ads or remove

existing ones. Each user is given a login account with a login ID and password for this.

Furthermore, Obinna and Udo (2022) stated that several real estate technology

have sped up some nominal developments and boosted market expansion. The

management, trust, sales, and many other areas have all presented difficulties and

problems for the real estate markets in developing nations. The conclusions presented

here include use cases of the application that offers complete solutions, with the system

feature providing solutions for deeper property search, reducing the risk of being

scammed, making it easier to acquire properties with specific criteria, and making it easy

to contact verified agents based on the specific requirements of the client and the agent's

track record. According to test results, adding additional data will increase the system's

efficiency because each level's threshold adapts based on the amount of data inputted in a

cluster.

Meanwhile, Bert et. al (2017) explained that over the past few decades, web

mapping and the usage of geospatial data online have rapidly advanced. Most people in

the world uses mapping information, whether or not one realizes it. Every mobile phone

developed are now has location services and every event and object on the earth has a

location. The introduction of the Internet has greatly accelerated the utilization of this

geospatial location data. In web applications and maps, enormous amounts of geographic

data are available and are constantly being collected. These data are utilized for viewing,

analysis, modeling, and simulation.

In addition, Bo (2010) covers the distinctions between the traditional real estate

surveying and the GIS based real estate surveying, where the application relevance of

GIS in the real estate surveying information system is also introduced. The functions

carried out by each subsystem are also introduced, and a real estate surveying system that

is primarily constituted of the real estate project surveying subsystem, the real estate

basic surveying subsystem, and the surveying results storage management subsystem is

explained in detail. Real estate surveying is integral to all real estate activities, including

managing property rights, trading, developing, and removing properties, highlighting its

critical role in the system for managing market information.

Furthermore, Benli Li (2021) studied that companies will utilize computer

drawing software to aid in the surveying and mapping job as the real estate business

develops in order to give users a richer application experience and speed up the efficiency

of drawing while working. In the future, as computer-aided mapping advances in real

estate surveying and mapping, this is another significant application trend. The use of

carding technology in real estate surveying and mapping contributes positively to raising

the utility of computer graphics technology in applications.

In lieu of the aforementioned linked research and literature the proponents

developed a web-based portal for land sales and for those who want to purchase land. The

online portal assists clients in selling their property and searching for their desired

property using various filters with the use of mapping module. Also, the proposed system

allows the user contact the owner and directly ask question for inquiry. It helps both the

seller and the potential buyer effectively communicate and transact on their convenience.

Project Context

The municipality of Lubao is one of the twenty-two municipalities that make up

the Province of Pampanga. It is situated in the province's western region. Lubao has a

total land area of 15,731.11 hectares. It is a first class municipality composed of forty

four (44) barangays (lubao.gov.ph, n.d). The huge land area of Lubao mostly used in

agriculture and farming. It is consider the largest rice producing municipality in

Pampanga. The demands for an affordable, flood-free, disaster resiliency and good

governance makes lubao an eye catcher for real estate investment and economic strength.

The proponents seek to initiate a web-based portal for land sales for the people of

Lubao in purchasing land. The online portal assists clients in selling their property and

searching for their desired property using various filters. Also, it has the capability to

comment a feedback characteristic of every seller profile enabling the users to verify with

the issues. Price, land description, location, and mapping guide through web application

were embedded to assist the potential buyer. The proponents overall goal is to provide an

efficient portal, improve the sustainability of the real estate business, and help those who

seek the best location for their house, business, and buildings in the municipality of

Lubao.

Purpose and Description

The capstone project is intended to assist citizen of Lubao in selling and buying of

land properties. It helps every potential buyer and land owner communicate effectively

and exchange ideas in most convenient way through the online platform. Also, the

capstone project gives a better way of locating the geographical location of a real estate

through a mapping system embedded on the system. The information provided and

showcases in the website greatly helps potential buyers to evaluate its decision especially

the most profitable and budget friendly prices, and premium location. The capstone

project helps the company and real estate agent to effectively promote, advertise, and

reach large portion of potential buyer with the used of the proposed system.

Figure 1, demonstrates the study's conceptual structure or methodology. It is

organized into three sections namely input, process, and output.

First, the preliminary inquiry is performed and to carry out the planning and

designing of the suggested system, the proponents collected data through interview,

observation, and online research. Then, the proponents develop the proposed system

using different system development tools and based on the Agile Methodology. Next, the

proponents conduct evaluation through beta and alpha test using questionnaires which

validated by an expert that adhere to ISO 25010 Software Quality Evaluation standard.

Moreover, the proponents plan the deployment procedure which cater the system

specification requirements. Finally, the proponents conduct system maintenance and

procedure in which the proponents used feedback and maintenance report as reference.

Lastly, in the output box shown where the Portalot: A Web Based Property Sales

and Mapping System for the Municipality of Lubao was fully developed. It was useful

for the citizen, company and real estate agent to advertise, promote and reach a large

potential buyers through the proposed system.

Statement of the Objectives

Generally, the proponents’ intentions is to establish the capstone project titled

“Portalot: A Web Based Property Sales and Mapping System for the Municipality of

Lubao”.

Specifically it seeks to achieve the following:

1. To develop an online platform that provides convenient way of communication

for the potential buyer and land owner or real estate agent.

2. To create a website that provides map for the exact location, information and

other relevant details of the land currently on sale.

3. To design an online portal that gives direction on the destination of the land

currently on sale. 

4. To build a website that provides a 360-degree view and total lot area of the land

currently on sale.display

5. To evaluate the proposed system based on ISO 25010 the Software Quality

Evaluation standard using the following criteria:

Scope and Limitation of the Study   

The proponents focused on the province of Pampanga, specifically in the Lubao

area, in conducting the study. This study aims to create a web base for the real estate

broker to market their lands and for the buyer to find the ground they are looking for. 

           The proponents decided to limit this study to lands anywhere in Pampanga. Hence,

this portal will only show the lands for sale. Therefore, buildings and houses for sale are

not included in this study. 

One potential delimitation of the web-based community needs assessment survey

system is that it may not be able to capture the needs and priorities of every member of

the community. Some community members may not have access to the internet or may

be hesitant to participate in an online survey. Additionally, the survey may not be able to

capture certain types of information or perspectives that are important to the community.

For example, it may not be able to capture the needs and priorities of community

members who are not fluent in the languages offered by the survey.

Another delimitation of the web-based community needs assessment survey

system is that it may be subject to biases or limitations inherent in survey research. For

example, the survey may be subject to response bias, as certain types of respondents may

be more likely to participate than others. Additionally, the survey may be limited by the

quality and reliability.

Significance of the Study

The proposed system cater different modules that benefited mostly the

municipality of Lubao, Specifically the capstone project greatly helps the following:

Municipality of Lubao. The proposed system increases the economic growth of

the town. Potential investor and business sector may use the proposed system to find

potential land for business and build commercial establishment.

Real Estate Owner. The proposed system helps the land owner effectively and

conveniently advertise its land to reach potential buyers.

Real Estate Buyers. The proposed system helps the potential buyers to locate,

examine, and evaluate land even in the comfort of its home through online platform using

mapping system.

Future Researchers- This research will also aid future researchers in making

research more efficient.

Real Estate Owner – It refers to the term used to describe a land owner sell their

materials for a large retail or manufacturing business.

Chapter 2

METHODOLOGY

The research methods, equipment, and instruments used in the study are discussed

in this chapter.

Research Design

Descriptive research was conducted by the researchers to assess the relevance of

the findings. This methodology aided the researchers in analyzing the participant's

behavior with a plan to monitor the processes, compare it to the designs of the suggested

systems, and utilize this information as a reference in developing the proposed system

(Research Connection, n.d).

The proponents used descriptive research design to identify the overview of how

the proposed system should be and how to present the data descriptively, with a picture

showing the investigation and the feasibility of the study.

Research Instrument

The creation and evaluation of the suggested system is based on a variety of

research instruments. The following are the research instrument used in the study.

Data Gathering

The proposed system was developed through the aid of interviews, observations,

online research, and the researchers' own real-world experiences in working on the

website.

Interview

According to research-methodology.net (n.d), a limited group of

respondents are subjected to in-depth one-on-one interviews as part of the

interviews qualitative research approach to gain insight into their viewpoints on a

given issue or concept.

The target respondent's difficulties were identified through an interview

with the real estate agent and owner of Municipality of Lubao. The proponents are

also able to build integrated projects in accordance with the primary needs of the

citizen and priority owing to the locale’s feedback from potential buyer and

business owner.

Observation

According to delvetool.com (n.d), observation were people and

phenomena are observed in their most natural environments. Instead of using

organized environments like study labs or focus groups, this allows proponents/s

to observe how their participants make decisions and respond to circumstances in

their everyday lives.

The proponents’ comprehension of the challenges faced by real estate

owner and potential buyer as well as the management of Municipality of Lubao

was used in project implementation monitoring and evaluation that strengthened

by the proponents’ observations and practical experience.

Questionnaire

According to cint.com (2022), a questionnaire is a type of research tool

made up of a list of inquiries intended to collect information from respondents.

Questionnaires are frequently employed in research because they offer a rapid,

effective, and affordable means to collect a lot of data from lots of people. The

proponents used the questionnaires in evaluating the proposed system based on

ISO 25010 Software Quality Evaluation. The proponents formulated the

questionnaires in lieu with the ISO 25010 criteria and evaluated by an expert. The

questionnaire was distributed to three hundred eighty (380) randomly selected

registered real estate owner and five (5) real estate agent or broker as the beta

tester and three (3) IT expert as alpha tester which evaluate the system in the

technical aspect.

Online Research

According to questionpro.com (n,d.), to conduct online research, you must

collect information from the internet. Online research has replaced traditional

research techniques using pen and paper thanks to the internet. By using literature

and pertinent studies as a foundation for the system's viability, the researchers

used web research to guide the system's construction. Then, using the data

gathered, the proponents creates a system blueprint that acts as a roadmap for the

creation of the actual system.

Respondent of the Study

The proponents determined the respondent of the study through Purposive

sampling techniques. According to alchemer.com (n.d), purposive sampling is a research

technique in which the researcher uses their discretion to select the subjects who will take

part in the study. It is a type of nonprobability sample, and it’s also referred to as a

judgmental or expert sample.

The proponents selected three hundred eighty (380) randomly selected registered

real estate owner and real estate agent or broker serve as the beta tester and three (3) IT

expert as alpha tester. The number of respondents were chosen with the help of Slovin’s

formula from the total population of seven thousand five hundred fourty two (7, 542)

official registered real estate owner in the Municipality of Lubao. The following

Evaluation Instrument or Criteria

A variety of methods can be used to conduct an evaluation, such as conducting in-

person interviews or distributing questionnaires for completion. The study employed a

questionnaire with a descriptive research design, and the researcher personally gave the

evaluation tool to the respondents. The evaluation instrument used in the study adhered to

the standard of ISO 25010:2011 which focused on different criteria in view of

performance efficiency, compatibility, functional suitability, usability, security, and

reliability. Each criterion was assessed using the five (5) point Likert’s Scale with the

corresponding rating:

The grand mean range of 1.00 to 1.80 the verbal interpretation is Highly

Statistical Analysis of Data

The proponents used a variety of techniques to analyze the data in this study. The

survey tools, collection of data, analysis of data, were used as field assessments to learn.

Rating measures were collected, collated, and scored using a Likert scale. Easy

percentages and means used in the study. The majority of the responses and conclusions

are derived from summaries of the data gathered from respondents. The ratings provided

System Development Procedure

The creation of a system is guided by a system development methodology. It

includes a selection of protocols, tactics, resources, and tools for documenting. According

software development that is used for planning, create and manage the information

system in building business process.

Agile Development Methodology

Agile is a type of software development methodology that anticipates the need for

flexibility and applies a level of pragmatism to the delivery of the finished product. Agile

software development requires a cultural shift in many companies because it focuses on

the clean delivery of individual pieces or parts of the software and not on the entire

application (Kate Brush & Valerie Silverthorne, 2022). Benefits of Agile include its

ability to help teams in an evolving landscape while maintaining a focus on the efficient

delivery of business value. The collaborative culture facilitated by Agile also improves

efficiency throughout the organization as teams work together and understand their

specific roles in the process.

Planning Phase

In the Planning Phase of the system development procedure

documentation in a requirement specification was conducted. The proponents

started to gather information about the system. Then, the proponents conducted an

interview together with an observation and lastly the researcher started

brainstorming.

Design Phase

In the design phase, the requirement specifications were examined and the

system design was prepared. System Design helped the proponents to identify

hardware and software system requirements and also helped in outlining overall

system architecture. The proponents started making the design for the modules of

the system and the creation of Entity Relationship Model, Context Diagram and

Data Flow Diagram.

Development Phase

The result from system design was implemented and used to developed

small unit of programs or sub-system, which are implemented in the next stage.

Each unit was developed and examined for its functionality which was known as

Unit Testing. The proponents chose a specific programming language and tools to

develop the system.

Testing Phase

In this stage, the system created in the development stage were combined

and tested to ensure the quality for any possible faults and failures. The

proponents needed to plan and follow a systematic implementation of activities

within the quality system that could be established to provide assurance that the

system would function according to its intended purpose.

Deployment Phase

The system would be released to the market once the evaluation, including

functional and non-functional tests, was completed. The system has now been

deployed to the Municipality of Lubao and is ready for use by the citizen and real

estate owner.

Review Phase

In this phase, the system would be reviewed and analyzed the locale’s

feedback to improve the functions of the system. The system would also be tested

to assess the functionality and reliability of the system.

Release to Market

In this phase, the system would be released to the market so they could

test and enjoy the functions of the system. The system would also be tested to

assess the functionality and reliability of the system.

Organizational Assessment

This section describes the proponents’ organizational assessment of the area,

which will be a valuable resource for more accurate evaluation and assessment.

Coordination of locale’s duties, operations and programs, including physical and

financial oversight.

Technical Feasibility

The capstone project was a fully functional web-based system. The system can be

accessible through web hosting before being relocated for future adaptation as a domain

hosting with sufficient capacity.

Operational Feasibility

The web-based system was accessed through internet using a web browser.

Administrators are required to monitor and manage the proposed system's process, which

was evaluated and validated using the existing internet connection and computer.

Financial Feasibility

The Municipality of Lubao financial capacity was stable. In comparison to the

benefits of capstone projects, the cost of web hosting, maintenance, and hardware is

prohibitively expensive.

Requirements Analysis and Specification

In order to fully develop the system according to its intended purpose, the

proponets needed to identify the variety of samples and specifications required.

Requirement modeling, system design specifications, development specifications, test or

evaluation plans, and implementation plans were all part of it.

Requirement modelling

A requirements model emphasized the various diagrams that served as a guide.

The Context Diagram was used by the proponents. To identify the various processes, the

researchers uses a Context Diagram, Data Flow Diagram (DFD) and a Use Case Diagram

(UCD).

According to miro.com (n,d), Context diagram outlines how external

entities interact with an internal software system. It’s primarily used to help

businesses wrap their heads around the scope of a system.

The context diagram helps the proponents to identify the interfaces you

need to account for, helps you to identify scope, identify potential stakeholders,

and build a better understanding of the context in which you are working. (See

Appendix A)

Data Flow Diagram (DFD)

In the article of lucidchart.com (n.d), published that DFD depicts the

information flow for any process or system. It shows data inputs, outputs, storage

points, and the routes between each destination using defined symbols such as

rectangles, circles, and arrows, as well as short text labels.

The DFD was used in order to analyze the proposed system procedure and

its data flow from data needed each process, function to interpret that produce

information and storage component that was integrate in the proposed system.

Use Case Diagram (UCD)

According to ibm.com (2021), Use-case diagrams help to capture system

requirements by modeling system behavior. The high-level features and scope of

a system are described in use-case diagrams. The interactions between the

system's actors are also depicted in these diagrams. Instead of describing how the

The respondents used the UCD to illustrate and define the major function

and modules of the proposed system and determine the access level of every users

of the proposed system. (See Appendix C)

Output and User Interface Design

In the development of the proposed system the researchers uses various data

design model such as Entity-Relationship Diagram, Data Dictionary and Story board that

effectively used in creating the system.

Entity Relation Diagram (ERD)

According to Beal (2016), the entity relationship model, known as entity

relationship (ER) diagram, is a graphical illustration of data and their relationships

to one another, typically used to present the data needed when the capstone

project is already deployed.

The ERD includes the major tables used in the development of the system.

It showed the backend component of the system. (See Appendix D)

Data Dictionary

According to data.nal.usda.gov (n.d), When describing the elements of a

dataset or database, data dictionaries may include information such as the names

of measured variables, their data types or formats, and text descriptions. Data

dictionary offers a concise guide to understand the use of data. (See Appendix F)

The proponets able to identify the needed data to be stored and manage by

the proposed system. The data description was provided as guide in the

development of the proposed system. (See Appendix E)

Story Board

According to storyboardthat.com (n.d) storyboard is a visual organizer that

maps out a narrative or, for example, a writing goal. Storyboards are an effective

way to visually present information and can be made with the aid of specialized

software.

The story board was included to the initial phase of the study. This

ensured the proponents to have clearer view of the final output. (See Appendix F)

System Design of the Proposed System

The supporters created a simple minimalist design for the user to make it pleasing

to the eyes. The system's proponents simplified the process to make it more user-friendly.

The process of defining the hardware, software, and other requirements is

included in this section. Required for the system's development and implementation.

Test or Evaluation Plan

The proponents evaluated the proposed system through questionnaire that adhere

to the ISO 25010:2011 Software Quality Evaluation. The questionnaire was evaluated by

an expert to ensure its degree to evaluate the proposed system. The system was tested

through Beta and Alpha test. Moreover, the acceptability of the proposed system was

evaluated by three hundred eighty (380) randomly selected registered real estate owner

and real estate agent or broker and three (3) IT expert who validated the functionality of

the proposed system.

Implementation Plan

In order to make a realization of this proposed capstone, a concrete and feasible

plan was established. Therefore, the proponents provided a descriptive and narrative

process on how the proposed capstone was done. First, the web site was hosted in a free

hosting location. However, for later implementation, it was hosted in a paid web hosting

with appropriate bandwidth. The bandwidth needed in this application was very low due

to the fact that it did not incorporate any multimedia aspect. Secondly, the web based

application for the locale was accessed using the internet, while utilizing a web browser.

This system we implement to ensuring good programmed results. While

monitoring ensure and report that activities are being delivered as planned. It should also

be used for learning. The monitoring and evaluation framework is the foundation of any

development project and key to its successful implementation and in achieving the

envisaged goal and objectives.

RESULTS AND DISCUSSION

This chapter shows the analysis, presentation, and interpretation of the gathered

data. The result is presented using the tabular form.

Beta Test of the Proposed System

The proponents distributed questionnaires to its respondents which included the

real estate owner, and real estate agent serve as the beta tester. The proponents distributed

three hundred eighty (380) questionnaires and were evaluated by three hundred eighty

(380) randomly selected registered real estate owner and real estate agent or broker as

beta tester. The data were collected and tabulated. The responses of the evaluators are

shown below:

Table 17 reflects the maintainability of the evaluator on the Portalot: A Web-

based Real Property Sales and Mapping System for Municipality of Lubao which

obtained 3.67 for the Weighted Average Mean. It means that the system, based from the

evaluator in terms of maintainability was Very Satisfactory.

The IT expert rated the proposed system in terms of maintainability as Very

Satisfactory which means the capstone project allows user to explore mapping module

and manage lot details for advertising effectively, but needs improvement in terms of data

management especially evaluating the exact location pin using google map module.

Table 18 reflects the portability of the evaluator on the Portalot: A Web-based

Real Property Sales and Mapping System for Municipality of Lubao which obtained 4.33

for the Weighted Average Mean. It means that the system, based from the evaluator in

terms of portability was Outstanding.

The IT expert rated the proposed system in terms of portability as Outstanding

which means the capstone project able to execute effectively the 360 degree view using

google maps and locate the desire lot in any device.

System Evaluation based on ISO-25010

The acceptability of the proposed system were evaluated by the target respondents

in different criteria of ISO-25010 Software Quality Evaluation. In this section the

proponents identify the overall assessment of the respondents namely the real estate

owner or real estate agent, and IT Expert. The assessment are presented and tabulated in

which shown below:

The grand mean of the Portalot: A Web-based Real Property Sales and Mapping

System for Municipality of Lubao, which was derived from the respondents’ answers,

was 4.66, as shown in table 19. It indicates that the proposed system was Highly

Acceptable as a whole, according to the Grand Mean. Both beta tester and alpha tester

agreed that the proposed system meets its intended purpose and effectively implement the

mapping module and provide platform in real estate transaction for the citizen of Lubao.

Chapter 4

CONCLUSIONS AND RECCOMENDATIONS

This chapter reflects the conclusions based on the testers' and experts' evaluations.

The collected data, such as comments and suggestions, particularly from experts, were

used to improve the application's success. It also includes all of the recommendations for

future proponents that will be useful in their research.

Conclusion

It is safe to say that the objectives were achieved because the proponents

developed the system successfully and obtained highly acceptable findings based on the

evaluation of various respondents. The process and demonstration of goals were also

accomplished because of the expert evaluations. The availability of the respondents

determined the categories for the evaluators. The system helped the users in simplifying

the evaluation of different activities conducted in a real estate transaction and procedure.

In light of the findings, the following conclusions were drawn:

1. The proposed system was highly accepted in light of the overall features presented.

The proposed system can be used as a new platform to communicate and conduct real

estate transaction between the real estate owner or agent to potential buyer.

2. The proposed system has successfully generated a module that provides map for

visual presentation of the exact location and other relevant details of the desire land

which currently on sale.

3. The proposed system effectively helped potential buyer on going to the desire land

currently on sale using the mapping module integrated on the proposed system.

4. The proposed system effectively helped potential buyer on going to the desire land

currently on sale using the mapping module integrated on the proposed system.

5. The capstone project received an overall rating of Highly Acceptable. In particular, in

terms of Functional Suitability (4.79), Performance Efficiency (4.80), Compatibility

(4.85), Usability (4.66), Reliability (4.71), Security (4.80), Maintainability (4.14) and

Portability (4.56) were all of the attributes had verbal interpretations of Outstanding.

Recommendations

In view of the conclusions, the researcher recommends for further studies to used

latest technology in geolocation such as geofencing in providing nearest land on sale

when the users are on the area. Also, improve the security features of the proposed

system by using email and SMS authentication such as One-Time-Passcode (OTP) for

better and improved access evaluation. Another, the proponents recommend to include on

the communication module the identification of user’s status whether the user is currently

on line or not. Lastly, the proponents highly recommends improved the UI that provides

feedbacks, queries, ratings of real estate agent, testimony, and performance status of

registered user.
