mobile application.

here include use cases of the application that offers complete solutions, with the system
feature providing solutions for deeper property search, reducing the risk of being
scammed, making it easier to acquire properties with specific criteria, and making it easy
to contact verified agents based on the specific requirements of the client and the agent's
track record. According to test results, adding additional data will increase the system's
efficiency because each level's threshold adapts based on the amount of data inputted in a
cluster.
Meanwhile, Bert et. al (2017) explained that over the past few decades, web
mapping and the usage of geospatial data online have rapidly advanced. Most people in
the world uses mapping information, whether or not one realizes it. Every mobile phone
developed are now has location services and every event and object on the earth has a
location. The introduction of the Internet has greatly accelerated the utilization of this
geospatial location data. In web applications and maps, enormous amounts of geographic

four (44) barangays (lubao.gov.ph, n.d). The huge land area of Lubao mostly used in
Pampanga. The demands for an affordable, flood-free, disaster resiliency and good
governance makes lubao an eye catcher for real estate investment and economic strength.
The proponents seek to initiate a web-based portal for land sales for the people of
Lubao in purchasing land. The online portal assists clients in selling their property and
searching for their desired property using various filters. Also, it has the capability to
comment a feedback characteristic of every seller profile enabling the users to verify with
the issues. Price, land description, location, and mapping guide through web application
were embedded to assist the potential buyer. The proponents overall goal is to provide an
efficient portal, improve the sustainability of the real estate business, and help those who
seek the best location for their house, business, and buildings in the municipality of
Lubao.
The capstone project is intended to assist citizen of Lubao in selling and buying of
land properties. It helps every potential buyer and land owner communicate effectively
and exchange ideas in most convenient way through the online platform. Also, the
capstone project gives a better way of locating the geographical location of a real estate
through a mapping system embedded on the system. The information provided and
showcases in the website greatly helps potential buyers to evaluate its decision especially
the most profitable and budget friendly prices, and premium location. The capstone
project helps the company and real estate agent to effectively promote, advertise, and
reach large portion of potential buyer with the used of the proposed system.
Conceptual Framework
Evaluation
First, the preliminary inquiry is performed and to carry out the planning and
designing of the suggested system, the proponents collected data through interview,
observation, and online research. Then, the proponents develop the proposed system
using different system development tools and based on the Agile Methodology. Next, the
proponents conduct evaluation through beta and alpha test using questionnaires which
validated by an expert that adhere to ISO 25010 Software Quality Evaluation standard.
Moreover, the proponents plan the deployment procedure which cater the system
procedure in which the proponents used feedback and maintenance report as reference.

mapping module and provide platform in real estate transaction for the citizen of Lubao.

This chapter reflects the conclusions based on the testers' and experts' evaluations.
The collected data, such as comments and suggestions, particularly from experts, were
used to improve the application's success. It also includes all of the recommendations for

It is safe to say that the objectives were achieved because the proponents
developed the system successfully and obtained highly acceptable findings based on the
evaluation of various respondents. The process and demonstration of goals were also
determined the categories for the evaluators. The system helped the users in simplifying
the evaluation of different activities conducted in a real estate transaction and procedure.
1. The proposed system was highly accepted in light of the overall features presented.
The proposed system can be used as a new platform to communicate and conduct real
estate transaction between the real estate owner or agent to potential buyer.

visual presentation of the exact location and other relevant details of the desire land

Recommendations
In view of the conclusions, the researcher recommends for further studies to used
when the users are on the area. Also, improve the security features of the proposed
system by using email and SMS authentication such as One-Time-Passcode (OTP) for
better and improved access evaluation. Another, the proponents recommend to include on
the communication module the identification of user’s status whether the user is currently
on line or not. Lastly, the proponents highly recommends improved the UI that provides
feedbacks, queries, ratings of real estate agent, testimony, and performance status of
registered user.
