HOUSE LEASE DEED

THIS LEASE AGREEMENT made this 12thday of March, 2023 between:

Mrs. ABCw/o Mr.XYZ, R/o House No. – YYY, Gurgaon, Haryana of the Owner (hereinafter referred to as the "the
LESSOR" which expression shall unless repugnant to the context mean and include their heirs, successors,
administrators, executors, legal representatives assign) of the ONE PART

AND

Mr. DDDS/o Sh.EEE, R/o House No. – –TTTTT of the tenant (hereinafter referred to as "the LESSEE", which
expression unless repugnant to the context mean and include its associated group of companies or subsidiaries,
legal representatives, offices, assigns and successors in title) of the OTHER PART.

WHEREAS the LESSOR is the lawful owner in possession of residential premises situated and known as
Tower – UUUUUUU

WHEREAS the LESSOR has agreed to let out to the LESSEE and the LESSEE has agreed to take on rent the portion
comprising of 02-Bed Room, Living and Dining Room, & 02 Balcony & 1 - Kitchen & 02 –Toilets (Hereinafter
referred to as "the Deemed Premises") subject to and on the terms and conditions contained in this Agreement;
and
WHEREAS the LESSOR has represented that the Deemed premises are free from all encumbrances and the LESSOR
has a clean and unrestricted right to the Deemed Premises and is legally competent to enter into this House Lease
Agreement (The Agreement) on the terms and conditions contained herein.

NOW THIS LEASE AGREEMENT WITNESSETH AS FOLLOWS:

1. That the LESSOR being legally authorised to let out the Deemed premises do hereby grant, demise and
lease unto the LESSEE, the Deemed premises subject to the covenants, conditions and agreements
contained in this Agreement.

2. That the lease shall be for a period of 11 months commencing from 01st April, 2023 to 29thth February,
2024 subject to the other provisions in this Agreement, the lease shall stand automatically terminated on
the expiry of the period mentioned above.

3. The Lease may be extended for a further period at mutually agreeable terms and conditions (10% or
market rate whichever is higher or mutually agreeable) but before the expiry of the lease period.

4. That the LESSEE shall pay to the LESSORS for the Deemed premises a monthly rent of Rs. 14,000/-
(Rupees Fourteen Thousand Only) exclusive of monthly maintenance which shall be payable directly to
the Enviro (Vatika) And Rent Every Month to the Lessor by 05th of every month for the month.

5. The LESSEE has paid to the LESSOR an interest free Security Deposit of Rs. 17,000/- (Seventeen Thousand
Only) on 24th August 2021 which shall be refunded by the LESSOR to the LESSEE forthwith on the expiry of
the Lease for any reason whatsoever simultaneously upon handing over the Deemed premises to the
LESSOR. The Security Deposit will be handed over to the tenant on the peaceful vacation of the Flat and
it will not be adjusted in last month rental.

6. The Deemed premises shall be used for the exclusive purpose of residence of tenant Mr. Achin Sabharwal
S/o Sh. Satveer Kumar Sabharwal members of his family and his visiting guests.

The LESSEE shall not sub-let, assign or otherwise part with the possession of the Deemed premises to
anyone else or use the Deemed premises for any other person or purpose.

7 That the LESSEE shall pay all the charges for the electricity (power and light) in the Deemed premises
during the period of this Agreement levied by the municipal or local authorities from time to time as per
the readings and meters separately installed for the Deemed premises. The LESSEE shall, however, not be
liable for outgoing of any kind whatsoever for the period prior to the commencement date of this
Agreement or after the expiry or termination thereof.

8 That the LESSEE shall be entitled to install and use one or more telephones in the Deemed premises as
may be convenient to the LESSEE, but the LESSEE, alone shall be responsible for all charges thereof.

9 That the LESSEE will carry out the day-to-day repairs such as fuses, leakage of taps, replacement of bulbs,
tube lights, lighting fittings, shades, fans with regulators and bearings, geysers with elements, thermostats
and connecting pipes, cisterns, showers, sinks etc. And other such repairs at his/her own cost.

10. However, major repairs such structural repairs, leakage in electricity, bursting of sanitary pipes, cracks,
replacement of electrical wiring, defective sewerage system, corroding of water pipes, etc. Shall be
repaired forthwith by the LESSOR as and when required.

11. That the LESSEE has satisfied itself that all the water, sanitary and electrical installations are in good
working order and also no mirrors and glass panes are broken or missing. Hereafter, the LESSEE shall be
responsible to maintain and restore them in the same condition, normal wear and tear excepted.

12. That the LESSEE shall not carry out any structural additions or alterations to the Deemed premises
without the written consent of the LESSOR. The LESSEE, however, shall have the right to install air
conditioner units, coolers, exhaust fans and other electrical appliances, and shall on the expiry or
termination of the Agreement be entitled to remove all such units, appliances etc.
13. That the LESSEE shall permit the LESSOR or his/her duly authorised agents, etc. upon reasonable prior
notice to enter upon the Deemed premises for the purpose of inspection and/or carry out any structural
or major
repairs as and when necessary at a mutually agreed time. It is understood that such repairs shall be
carried out in a manner so as to cause least inconvenience and disturbance to the LESSEE.

14. That the LESSEE shall comply with all the rules, conditions and regulations, laws and bye laws of the local
authorities, municipal authorities or any statutory development authority or a Government department
or agency with relation to the Deemed premises.

15. That the LESSOR shall pay all present and future corporation municipal rates, taxes, fees, levies and all
other taxes, cesses and charges levied by the government and the local authorities as owner of the
Deemed premises. The LESSOR shall comply with all the laws, rules and regulations of the government
and the local authorities as an owner would do.

16. That the LESSOR confirms that the Deemed premises has been connected to or provided with electricity
and water supply in the Deemed premises for the consumption of the LESSEE in a satisfactory manner,
subject to force major circumstances. The LESSOR hereby agrees that the benefit of such use of available
electricity and water supply shall not be disturbed, withdrawn or interrupted by any action of the LESSOR.

17. The LESSOR covenants with the LESSEE:

(a) That the LESSEE paying the rent herein reserved and observing and performing the terms and
conditions on the part of the LESSEE as herein contained, shall be entitled to peacefully and
quietly hold and enjoy the Deemed premises during the period of this Lease free of any
interference, interruption or objection whatsoever from the LESSOR or any person or persons
whatsoever claiming through, under or in trust for the LESSOR.

(b) That the LESSOR shall indemnify and keep the LESSEE fully indemnified and saved harmless from
and against all damages, costs and expenses caused to or incurred by the LESSEE, as a result of
any defect in title of the LESSOR which disturbs or interferes with the possession and enjoyment
of the Deemed premises by the LESSEE under the covenant set out in Clause18 (a).

18. The LESSOR covenants with the LESSEE and declares as under:

(a) That the Deemed premises are free from all encumbrances whatsoever and that he has not
entered into any agreements or arrangements in any way disposing of or dealing with the
Deemed premises or any part thereof/or the LESSOR'S right, title and interest in the Deemed
premises, in any manner whatsoever.

(b) That the LESSOR has the full right, absolute power and authority to deal with the Deemed
premises upon such terms, as he deems fit including by way of lease upon the terms herein
contained.

19. The LESSOR and the LESSEE agree that in the event the LESSEE desires to vacate the Deemed premises but
not before 11 Months, the expiry of the period referred to in Clause 2, LESSEE shall have the right to do so
by giving ONE (1) month advance notice (LESSOR OR LESSEE BOTH) in writing. In the absence of which,
the security deposit will be forfeited.

Either party shall be entitled to terminate this Lease by giving one (1) month notice without assigning
any reason whatsoever. Also they would be Three Month’s lock-in period starting from 01 st April, 2023
for the Lessee.

The LESSOR shall be entitled to terminate this Lease if Mr. Achin Sabharwal S/o Sh. Satveer Kumar
Sabharwal is in default in the payment of the rent one month after the same has fallen due.

If the LESSEE fails to vacate the premises on termination / expiry of the above contract, then LESSEE shall
pay Rs. 1,000/- (Two Thousand) per day till the vacant possession of the said Apartment (residential
premises) is handed over.
In the event of expiration or any earlier termination of this lease, the LESSEE shall hand over the vacant
and peaceful possession of the Deemed premises to the LESSOR upon settlement of all accounts between
the LESSEE and LESSOR.

20. That the LESSEE shall on expiry of the lease period or earlier termination of the lease, hand over the
vacant possession of the Deemed premises to the LESSOR in good condition subject to normal wear and
tear arising from day to day use or from such causes as are beyond the control of the LESSEE viz., fire,
earthquake, floods etc.,

21. That any notice required to be served upon the LESSEE shall be sufficiently served and given if delivered to
it at the address first given above and duly acknowledged by the LESSEE.

22. That any notice which may be required to be served upon the LESSOR shall be sufficiently served and
given if delivery by Registered and Post.

23. The Renewal has done through Mr. HDGDFS Lessor has agreed to pay professional fee value i.e. Rs.
2,000/-

24. That in the event of disputes, if any, the Lease Agreement is subject to the jurisdiction of the Courts in
Gurgaon.

IN WITNESS whereof the LESSOR and the LESSEE have hereunto subscribed their hands on the date stated
above.
