Subject: Offer to Purchase – Unit 18F, 2 Bedroom Unit with parking at B3 Slot16, Uptown
Ritz.

We are pleased to submit our offer to purchase the above property under the folowing
conditions:

1.PRICE–25,000,000

2.PAYMENT TERMS

Amount (Php) Particulars Date of Payment

Payment is subject to the folowing conditions:

a. That the SELLER will provide all pertinent documents and this should be verified
and certified by the corresponding Government agencies by the BUYER.
b. That only after verification of documents shall the BUYER pay and sign the Deed of
Absolute Sale.

3.OTHER CONDITIONS:

a. SELLER shall pay for the Capital gains tax, VAT if any, Real Property Tax up to the
date of signing the Deed of Absolute Sale, Broker or Agent's Professional fee,
Association Dues, Meralco bill and Water bill up to the date of signing of the Deed of
Absolute Sale.
b. BUYER shall pay for the Documentary Stamp Tax, Registration Fee, Transfer tax,
notarial fees, title transfer fee and other incidental expenses for the transfer of the
title under the name of the BUYER.
c. All the above conditions shall be indicated in the Deed of Abslute Sale.
