Assignment Brief
Using the Drawings provided in the Appendix, carry out a traditional measurement exercise.

To complete your Task, you should select one of the following building elements:

• Substructure – covers foundations, ground floor, DPC, and DPM


• Superstructure (external) – covers the building frame above the DPC, including upper
floors, and external walls; but excluding the windows, doors, finishes, staircases and the
roof.

• Superstructure (internal) – covers the internal walls and partitions; finishes, all windows
and doors; but excluding the building frame, floors, staircases and the roof

• Roof – roof structure and roof coverings; but excluding roof drainage

TASK : Traditional Measurement


Select ONE element from the above-listed building elements and measure it in accordance to
NRM2 and traditional measurement conventions. The work is to be undertaken by traditional
methods (i.e. handwritten) and presented on standard dimension paper. Your submission should
comprise of thefollowing items:
a) A complete taking-off list and query sheet, including relevant considerations and assumptions.

b) A set of coloured drawings, with relevant annotations.
c) A complete and accurate setting down of dimensions (quantities) and descriptions of
relevantbuilding works using standard dimension paper.

Guidelines

All your work should be presented as one PDF document in a clear and structured manner,with
each task clearly presented. You have the free choice to use scanned hand written dimension
sheets or Ms Excel dimension sheets saved to pdf.
You will be expected to submit ALL the items listed above, including a cover page with your name
and student number, as one single document in PDF format. Ensure that all your submissions
(whetherscanned or printed to PDF) are clear, structured and professionally presented.

Semi-Detached House Outline Specification
(For educational purposes only. To be read in conjunction with drawings).

Ground floor:

• 150mm Hardcore: hard, broken brick. Screen blinded with sand to receive DPM.
• ‘Visqueen Radon’ Waterproof Membrane placed on hardcore.
• 150mm thick, 21N/mm2 Concrete with a 20mm maximum aggregate poured over waterproof
membrane.
• 75mm ‘Celotex GA4000 PIR’ rigid floor insulation.
• 60mm fibre-reinforced concrete screed to level finish.
• 14mm thick engineered oak flooring boards throughout ground floor.
• 15N/mm2 Concrete trench foundation, 625x450mm with a 40mm maximum aggregate trench
foundation poured against earth.

First floor:

• 175 x 50 joists at 400mm centres and at staircase trim.


• ‘Simpson’ galvanised joist hangars at joist ends fixed to load-bearing blockwork.
• 25mm tongued and grooved softwood flooring above joists.
• 100% wool loop pile carpet to all bedrooms.
• 14mm thick engineered oak flooring boards at landing and bathroom.
• 12.5mm plasterboard below joists to form ground floor ceiling, skim coat plaster. Emulsion paint.

Roof construction:

• 150 x 50 Timber Rafters at 400mm centres.


• 150 x 50 Hip Rafters.
• 200 x 100 Ridge Beam.
• 175 x 50 Ceiling joists at 400mm centres.
• 150 x 50 Struts between joists and rafter.
• 150 x 50 Purlins at rafter mid-spans.
• Wall plates at top of internal blockwork supporting rafters.
• 200mm ‘Rockwool’ mineral wool loft insulation at ceiling level between joists.
• 12.5mm plasterboard below joists to form first floor ceiling, skim coat plaster. Emulsion paint.

Roof finish:

• ‘Redland 50 Double Roman’ concrete roof tiles, 30 Slate Grey, Smooth Finish. (45-80-90/344).
• 38 x 25mm roof battens at 450mm centres.
• Breathable membrane installed between above rafters.
• Eaves fascia to be 150 x 25mm softwood boarding finished with oil paint.

External walls:

• Clay Facing Brickwork: ‘Ibstock Ellistown Arden Grey’ 65mm, (Ibstock code: 4979). F2 Frost
resistance to ensure installation below DPC.
• Galvanized steel wall ties at 750mm c/c horizontally and 450mm c/c vertically.
• ‘Visqueen Zedex’ High Performance Damp Proof Membrane at min. 150mm above external ground
level.
• ‘Visqueen Zedex’ cavity tray lapped and taped with damp proof membrane to floor slab.
• 75mm ‘Celotex CG4000’ insulation within cavity fitted against the inner leaf of wall. Insulation to run at
least 215mm below underside of concrete floor slab. Concrete cavity fill below this level to foundation.
• 140mm dense concrete load-bearing blocks at internal skin.
• 13mm 2 No. coat plaster finish with emulsion paint.
• 150x25mm softwood painted skirtings.

External windows and doors:

• All windows to be VELFAC 200 double-glazed composite to structural openings as indicated on


drawings. To be delivered complete with ironmongery, glass, fixings and templates.
• VELFAC flush ‘Ribo’ aluminum front door with glazed aperture to the side.
• Catnic CG90/125 Cavity wall lintels above all external windows and doors.
• Kingspan ‘Kooltherm’ Insulated Cavity Closers installed around structural openings.

Internal walls:

• Load bearing partitions to be 100mm dense concrete blocks in gauged mortar. Non-load bearing
partitions to be 100mm lightweight concrete blocks in gauged mortar. Party walls to be two skins of
100mm dense concrete blocks in gauged mortar.
• Provide 100x65mm concrete lintels over internal openings.
• 35mm thick engineered oak internal doors (1981 x 762mm structural opening).
• 13mm 2 No. coat plaster finish with emulsion paint.
• 150x25mm softwood painted skirtings.

Internal staircase:

• Supply and fixing of oak timber staircase, balustrading, stringers and handrails. 13 risers (12 steps),
217 rise, 225 going. 900mm clear width. 250x25mm stringers. 25mm thick treads.
