A 200sq ft monolithic slab has a rough DIY cost of $5 to $7/sq ft (Hi-end cost = $7 x 200 = $1400)

 Budget: $1400 + assume 7% more cost for safety = approx. $1500


 Finishing: Assume $100 “unbudgeted costs”

Grade/Excavation:

 12’ deep (1ft) excavation + 1’ lime + 4’ gravel + 6’ of concrete = 5’ exposed “grade” (130mm)
 Footing is accounted for in all math (monolithic slab)
 500sq ft (460sq ft + waste) of 6mm polyethylene barrier below (continuous), laid before aggregate
 Digging is DIY free, barrier will cost under $100

Concrete

 10’x20’, monolithic, 6” thick, with 12” footing (monolithic)


 Volume of Concrete: 3.70 Yards
How many pre-mix bags
 40lbs Bags: 333 bags
 60lbs Bags: 222 bags

 At $6.50/80lbs bag Canadian dollars per bag = $1100

Rebar

 14x Bars (1/4” diameter) 9’-6” Length

 Spacing between each bar along the grid length/width: 1' 6" Length & 1' 4 5/16" Width Grid Size
 The size of the rebar grid, accounting for the edge clearance. 19' 6" Length & 9' 6" Width
 At $18 Canadian Dollars per rebar length = $400

Gravel fill (Aggregate Mix = Coarse: Crushed 1/4’ and less, Fine: Dry “coarse/fill” sand)

 10’x20’, 4” thick/deep
 2.74 cubic yards / 3.5 US tons / 3.18 metric tons / 3175 kg
 For gravel (dry, 1/4 to 2 in) with density of 105lb/ft³
 2.47 cubic yards / 4 US tons / 3.63 metric tons / 3629 kg

Finishing of foundation

 Finish surfaces, Sides of slab sloped to prevent moisture sitting/raising = DIY free
 When set, clad in R10 ci (ridged foam), top and ALL sides (bottom to top, even below grade)
 When set, clad top surface in r5 ci (rigid foam) and mount four 4”x8”, 1/2 inch plywood on top
 200sq ft R5 ci rigid insulation & 60sq ft of R10 ci rigid insulation
 At $28 Canadian Dollars per EPS Rigid Insulation 96Inch X 48Inch X 1.5Inch (R5.65 ci) sheet = $100
 At $45 Canadian Dollars per GPS Rigid Insulation 96Inch X 48Inch X 2.13Inch (R5.65 ci) sheet = $350

100 + 100 + 1100 + 400 + 700 + 100 + 350 = $2850 Monolithic Slab Foundation Costs (with built-in safety $$)

Exterior Framing

(You will need about 50 pieces of 2x4, 10ft long, 20x sheets of 4ft x 8ft plywood ½ inch, also)

Framing, how to estimate lumber needed: (assuming: $12.75 per 2x6, 10ft long / $7 per 2x4 10ft long / $44 per 4x8 plywood ½”)

Budget: My estimate is roughly 145 pieces of 2x6 lumber, or $1750 worth ($2000 with 15% waste)
 Multiply the total wall length (in feet) by 0.75 (for 16-inch on-center stud spacing).
 Add three studs for each 90-degree corner.
 Add four studs for each 45-degree corner.
 Add two studs for each wall intersection (where another wall abuts the wall you are estimating).
 Add two studs for each opening that is 5 feet wide or less.
 Add one stud for each opening over 5 feet wide.
 Multiply the total count by 1.15 to add 15 percent for waste.

2x6 budget of $2000 + 4x8 plywood budget of 1000 + 2x4 budget of $800 = $3800 Framing Costs (with built-in safety $$)

 850 sq feet of R10 ci rigid GPS insulation = $44 Canadian Dollars per 32sq ft sheet, Need 9 sheets = $400
 R12 (Sound barrier, bathroom) = $25 Canadian dollars per 78.3 sq ft bag, Need 2 = $50
 R40 = $133 Canadian Dollars per 48 sq ft bag, NEED 13 bags = $1800
 R60 = $87 Canadian Dollars per 32.6sq ft bag, NEED 8 bags = $750
 Vapor Barrier will cost roughly $100

400 + 50 + 1800 + 750 + 100 = $3100 Insulating Costs

 Might as well add the main & bathroom vent fans, both solar = $200 (and “grill cover” all over ventilation areas)
 Siding, 20 pieces per carton 200 sq ft per carton at $250 per carton, Need 3 = $800 (Abtco Cedar Creek D5D Pine)
 Roofing, Charcoal Laminated 3-Tab Shingles, 33.3 sq ft at $36 per Bundle, Need 8 = $300 (GAF Marquis WeatherMax)
 Flashing + soffits + various “trim/grill” bits, exterior light hardware = $300
 Exterior door = FREE (if you can not find a free door, check swap & buy/sell sites, easily under $20 at most. May need to
paint it)
 2x Egress (loft & bathroom), 40.25 inch x 22.5 inch Hopper Vinyl Window Top Hinged (7sq ft each > bathroom) = $500
 2x 30 inch x 24 inch Sliding Vinyl Window with Frame & Screen (5sq ft each, + 7 sq ft = 17sqft > main room) = $500

200 + 800 + 300 + 300 + 500 + 500 = $2600 Exterior Finish Costs

2600 + 3100 + 3800 + 2850 = $12350 Canadian Dollars (sales taxes included, slight/10% over estimate)

Before over estimate = $11115

Before sales taxes = Approx. $9840, AND we still have over estimated materials by an average of 7% (under $200 mind you)
