safety into every element of our work and never stray from it.
Integrity
• We will do our company with the utmost integrity, morality, and ethics. We won't

• Each employee must act with respect for oneself, others, customers, third parties,
trade unions, society at large, the Group's principles, laws and regulations, the
environment, fairness, and ethics in the broadest sense. Respect is the fundamental
moral principle that underlies all of an employee's behaviour.

• We can produce better solutions and jointly achieve our objectives thanks to our
culture of teamwork, which encourages collaboration both within the company

Entrepreneurship
• Every employee should take the initiative and be driven by a will to succeed, win,

Transparency
• Our words and deeds must be consistent. Instead of just managing our reputation,
we must work hard every day to build it. To do this, we must act in a way that
makes it impossible to call into question our morality and principles; in other
words, we must be genuine.
Leadership
• Every employee is expected to put forth their best effort each day, to continuously
pursue quality, to exhibit the highest level of professionalism, and to set an
excellent example for others to follow.
Accountabilty
• Each individual is entirely responsible for the choices and activities that they
conduct.
Trust
• The foundation of autonomy, frankness, and honesty inside the workplace is trust,
which underpins all interpersonal relationships. Each person must decide for
themselves whether they are trustworthy and work to earn others' trust.

1. Executive Summary
With many years in consulting XQ Civil consultants has a track record of successful design in high rise
structures.
XQ Civil Consultants provides its clients with reliable, and very high-quality services in the engineering
and Built Environment industry, we are a company that is dedicated to satisfying our customers to keep
them coming back to us and choosing us over our competitors in business by committing ourselves to high
quality and good services we provide which makes us valid and better partners to work with and worthy to
invest in.
We are civil engineering professionals, knowledgeable in design and with good record of many years of
experience and service with civil design. XQ Civil Consultants were approached by the client (University
of Johannesburg) to assist in designing the 16-story car parking building at Bunting Road campus, such
building must have internal water supply system, internal sewer system and stormwater drainage system,
these various systems are of great importance to during the operation phase of the project during its lifetime.
The XQ Civil Consultants is a consulting company founded by a group of civil engineers with various
expertise, who saw the needs in the civil engineering industry and society at all, to design structures that
are modern, aesthetic and have green engineering component or environmentally friendly, by applying
mathematics, science, technology (software) and engineering knowledge, to design the structure that will
serve the needs of the client, in a safe, effective, and economical manner. The company’s top priority is to
meet the client’s needs.
2. Project Definition
XQ Civil Consultants always places the clients needs above everything else. The task at hand is to design
a 16-story car parking building for University of Johannesburg at 22 Ditton Ave, in Johannesburg, adjacent
to their APK campus.
The design report will be composed of various sections such as, geotechnical investigation of the soil on
site this help to know soil characteristics and its behaviour under various conditions and loadings before
building on such soil. The past available existing service reports around the proposed site should be studied
for guidance and learn about the problems encountered in that area in past years, compare them with new
findings and account for such in the design, to manage the risk associated with the project but such report
should not replace the findings of present site investigation. Environmental impact assessment (EIA) must
be done, to know how the project will affect the surroundings and people around proposed site and

mitigation measures be put forward as well. Traffic impact assessment is done to assess how the site
development will affect the traffic in an area, and how resulting challenges can be tackled. Area must be
surveyed to know its landscape, where the cut and fill can be done and the contour of the area to properly
design and construct the building. The rainfall data in an area is also important to be known, where the
groundwater table is, its maximum level during rainy and dry times and design for the worst-case scenario
when the water table is at highest point and the population in the proposed area who will be using the
structure, its peak times, and future expected population growth during operation phase must be determined
and incorporated into the design.
3. Project Scope
