1. Executive Summary
With many years in consulting XQ Civil consultants has a track record of successful design in high rise
structures.

XQ Civil Consultants provides its clients with reliable, and very high-quality services in the engineering
and Built Environment industry, we are a company that is dedicated to satisfying our customers to keep
them coming back to us and choosing us over our competitors in business by committing ourselves to high
quality and good services we provide which makes us valid and better partners to work with and worthy to
invest in.

We are civil engineering professionals, knowledgeable in design and with good record of many years of
experience and service with civil design. XQ Civil Consultants were approached by the client (University
of Johannesburg) to assist in designing the 16-story car parking building at Bunting Road campus, such
building must have internal water supply system, internal sewer system and stormwater drainage system,
these various systems are of great importance to during the operation phase of the project during its lifetime.

The XQ Civil Consultants is a consulting company founded by a group of civil engineers with various
expertise, who saw the needs in the civil engineering industry and society at all, to design structures that
are modern, aesthetic and have green engineering component or environmentally friendly, by applying
mathematics, science, technology (software) and engineering knowledge, to design the structure that will
serve the needs of the client, in a safe, effective, and economical manner. The company’s top priority is to
meet the client’s needs.

2. Project Definition
XQ Civil Consultants always places the clients needs above everything else. The task at hand is to design
a 16-story car parking building for University of Johannesburg at 22 Ditton Ave, in Johannesburg, adjacent
to their APK campus.

The design report will be composed of various sections such as, geotechnical investigation of the soil on
site this help to know soil characteristics and its behaviour under various conditions and loadings before
building on such soil. The past available existing service reports around the proposed site should be studied
for guidance and learn about the problems encountered in that area in past years, compare them with new
findings and account for such in the design, to manage the risk associated with the project but such report
should not replace the findings of present site investigation. Environmental impact assessment (EIA) must
be done, to know how the project will affect the surroundings and people around proposed site and

mitigation measures be put forward as well. Traffic impact assessment is done to assess how the site
development will affect the traffic in an area, and how resulting challenges can be tackled. Area must be
surveyed to know its landscape, where the cut and fill can be done and the contour of the area to properly
design and construct the building. The rainfall data in an area is also important to be known, where the
groundwater table is, its maximum level during rainy and dry times and design for the worst-case scenario
when the water table is at highest point and the population in the proposed area who will be using the
structure, its peak times, and future expected population growth during operation phase must be determined
and incorporated into the design.

3. Project Scope
The University of Johannesburg has appointed XQ Civil Consulting (Group 6) to assist with Professional
Engineering Services in designing the following at its Bunting Road Campus:

• Detailed design of a multi-story (16 Floors) Parking Building.


• Design of internal water supply system.
• Design of internal sewer network.
• Design of stormwater drainage system.
The designs will make specific provisions for Green Engineering requirements. The adjacent open land to
the APK CAMPUS should be used. Figure 1 shows the Locality Plan of the proposed site. Other information
required for a successful design include:

• Geotechnical investigation of the soil conditions of your site


• Availability of existing services report.
• Traffic Impact Assessment.
• Environmental Impact Assessment.
• Topographical survey of the area.
• Rainfall data of the area.
• Future population growth of the area.
• Cost analysis of the project

3.1. Acceptance Criteria


Listed below are the criteria that XQ Civil Consultants will adhere too to ensure that the project meets the
client’s standards.

• The design must be according to relevant standards


• Must be delivered within time and budget tolerances
• The design must be in line with Health and Safety tolerances
• Client satisfaction must be achieved
• Must include green engineering specifications
• The design must be according to the relevant legislation

3.2. Project Organisation

The University of Johannesburg, Auckland Park bunting road has appointed XQ civil consultants to assist
with the professional services in designing the following:

3.3.1. Risks

The goal of project risk analysis is to reduce both internal and external risks to a manageable level.
Establishing a proactive rather than a reactive project management strategy is the goal. It aims to reassure
the project's stakeholders that the objectives will be achieved despite the difficulties.
