PHONE BEASTS COLD CALL SCRIPT

Goals of the call: 


1. Establish rapport and connection with the homeowner 
2. Be conversational. Use simple words to not sound robotic; e.g. Awesome, cool, for sure 
3. Get as much information on the property as possible using the pre qualifying questions
4. Take down as much notes as we can from the call as possible (even the smallest details)

START

Caller: Hello Nicky? 

Caller: My name is ______ and I was calling about your property I believe you own at _____
(Property Address Don’t say the city and state and zip).

Caller: We just wanna reach out to you to see if you’d be interested in a cash offer on your
property there?

Caller: I only have  basic information about your property and I’m not sure if it's updated. Can I
ask you some simple questions about it, so we can have a better idea of how much we can offer
you, is that alright?

Caller: Great! Do you happen to have this listed with a realtor?

Caller:  This seems like a nice property, I’m just curious what made you decide to accept an
offer for it?

Caller:  You know (seller name), a lot of people who are seriously thinking about selling their
property already have a price in mind.  What does that price look like for you? 

Caller: So let’s say we can agree on a price, how soon do you think you can sell? (7 days,
a month, or a couple of months?) 

Caller: This is all great so far, mind me asking if you have any other properties you might be
interested in selling? Or do you know anyone else who might be looking to sell their property
any time soon? 

Caller: Do you have an active email where we can contact you as well? 
Caller: This is the best number to reach you at, right? Xxx-xxx-xxxx
When will be the best time to call you back?

Caller:
I think I have all the information that I need. You're in good hands, my partner and I will put your
options and your offer together and we will call you as soon as possible. Thanks a lot, I
appreciate your time. Have a good day!
