FIRE DETECTION & ALARM S Y S T E M
1.0 GENERAL C O N D I T I O N S
1.1 The work under this Section shall be subject to the requirements of the
General Conditions and Specifications, w h i c h shall form part of this
Specifications a n d shall apply to all works to be performed under the Electrical
Division. The contract documents, i n s t r u c t i o n s , drawings and
specifications s h a l l be considered as one. Whatever called for by any of the
documents shall be binding as if called for by all.
2.0 GENERAL D E S C R I P T I O N
2.1 The work to be done under this Division consists of the fabrication,
furnishing, delivery and installation, complete in all detail of the Electrical
Work at the subject premises, and all works materials incidental to the proper
completion of the project, except those portions of the work which are
expressly stated to be done by others. All works shall be done in accordance
with the governing codes, and regulations and the specifications, e x c e p t
where some shall conflict with the codes, which the latter shall govern. The
requirements with regards to materials and workmanship specify the required
standard for the furnishing of all labor, materials and equipment necessary for
the complete installation of the work specified herein and indicated on the
drawings. These Specifications a r e intended to provide a broad outline of the
required equipment and material, but are not intended to include all details of
the design and construction.
3.1 Under this Division and together with the Specifications, provide all materials
and tools and perform all the work necessary for the complete execution of
the electrical system shown on the drawings with reference to the general
construction drawings as herein specified, or both except as otherwise
excluded and which, without excluding the generality of the foregoing, shall
include but not be limited to the following principal items of work:
a.) Supply and installation of complete fire alarm system services.
b.) P a i n t i n g of all exposed electrical conduits , enclosures a n d equipment
c.) Termination o f FDAS system.
d.) Complete testing and commissioning of FDAS systems.
4.1 The work under this contract is to install according to the requirements o f the
latest Philippine Electrical Code, the rules and regulations of the municipality,
and the requirements o f the local power and telephone companies. Nothing
contained in these specifications o r shown on the drawings shall be construed
as to conflict with the national and local ordinances or laws governing the
installation of

4.2 All permits required for this work shall be obtained by and at the expense of
the contractor. The contractor shall furnish the Architect, Eng in e ers and the
Owner the final certificate of inspection and approval from the proper
government a u t h o r i t i e s after completion of work. The contractor shall
prepare all As-Built electrical plans and all other paper work required by the
approving authorities.
5.1 The contractor shall during the progress of work keep a careful record of
all changes where the actual installation differs from that shown in the
construction d r a w i n g s . The engineers will furnish at cost a complete set of
prints on which the contractor shall in a neat and accurate manner make a
Complete record of all complete work. These drawings shall be
submitted to the engineers for approval.
After approval they shall become the property of the engineers and will serve
as the basis of the As- Built plan to be submitted b y the contractor. Final
payment will be withheld unt il receipt of the approved record drawings.
6.0 SHOP DRAWINGS AND SAMPLES:
6.1 Prepare and submit for approval to the Engineer shop drawings, fabrication
drawings, catalog cuts or brochures of materials, equipment, fixtures or
devices to be furnished. Do not submit individual sheets, catalogs or drawings,
for instance, lighting fixtures should be for all types to be supplied, rather than
a few random types. After final approval by the engineer, a sufficient number
of copies shall be furnished for distribution, a copy if which shall be included in
the As-Built records for maintenance p u r p o s e s .
6.2 Submit to the engineer sample boards for display of approved mat er ials to
be used like conduits, wires, wiring devices, plate covers and/or other items as
may be required by the consultant.
7.0 COORDINATION:
7.1 This Contractor shall cooperate in every way necessary with all other trade
contractors to whose apparatus he shall connect as part of his work and
provide proper work connections and facilities for the implementation of their
work. The contractor is hereby called upon to prepare shop drawings showing
details of connection t o the equipment, l o c a t i o n of sleeves, inserts and
supports as may be required for the assistance of other contractors. Upon
demand he shall furnish these drawings in adequate copies for the
information of all parties concerned and shall coordinate the preparation of
these drawings by consultation with other trades involved before submitting
them. The approval of such drawings shall not relieve the contractor in any
way from the responsibility o f not properly locating or coordinating h i s work
with the work of others.
8.1 The plans as drawn are based upon the architectural d r a w i n g s and the
details and shown condition as accurately as it is possible to indicate them in
scale. The plans are diagrammatic a n d do not necessarily show all details to
fit actual building conditions. The location of outlets, apparatus and
appliances s h o w n on the plans are approximate. The contractor shall be
responsible for the proper location in order to make them fit with the
architectural d e t a i l s and instruction from the Engineer's representative a t the
site.
9.0 GUARANTEES:
9.1 This Contractor shall guarantee that the entire electrical system are free
from all defective workmanship and materials; and it will remain so for a
period of two years from the date of acceptance of the work.
9.2 The Contractor shall indemnify and save harmless the Owner, the Architect
and the Engineers from and against all liability for damages arising from
injuries or disabilities to persons or damage to properties occasioned by
omission of the contractor or any of his subcontractors including any and all
legal expenses or otherwise, which may be incurred by the Owner, the
Architect, or the Engineers in the defense of any claims, actions, or suit.
10.1 Wherever herein after the word "for approval" or "approved" (make, type, size,
arrangement, etc.) are used especially in regards to manufactured
specialties, or wherever it is desired to substitute a different make or type of
apparatus, shall be submitted to the Engineer and approval secured before
the apparatus is ordered or installed.
11.1 The Contractor shall be held fully responsible for the work of any
subcontractors or manufacturer performing work or supplying materials, as it
is intended that the entire electrical work, when finally delivered to the
Owner, shall be ready in every respect for satisfactory and efficient
operation.
12.0 WORKMANSHIP
12.1 The work throughout shall be executed in the best and most thorough
manner under the direction of and to the satisfaction of the Architect and
Engineers, who will jointly interpret the meaning of the drawings and
specifications and shall have the power to reject any work and materials
which, in their judgment are not in full accordance therewith.
12.2 The Contractor shall have in his file, for ready access and reference a set
of drawings indicating all work as normally installed, incorporating in same all
changes and additions. Upon the termination of the contract, he shall prepare
a set of drawings indicating thereon the electrical work as actually and finally
installed. These drawings shall be turned over to the Engineers.
13.0 STANDARD M A T E R I A L S :
13.1 All materials shall be new and shall conform to any of the standards such
as UL, IEEE, NEMA, IPCEA, ASA, and ASTM, in every case where such
standard has been established f or the particular type of material in question.
13.2 All materials to be used on all systems shall comply with the following
specifications , u n l e s s noted specifically and all materials when not specified
shall be the best of their respective kind.
13.3 Samples of any material to be used shall be submitted for approval to the
Electrical Engineer who prepared the design.
14.0 INSTALLATION R E Q U I R E M E N T S :
14.1 Approval o f equipment and materials: All materials shall be new and
meets the requirement of the specifications a n d shall bear the inspection
l a b e l wherever such standards have been established. As soon as
practicable after the official award of contract and before any material is
ordered, the Contractor shall submit to the Engineers for approval, one
complete list of materials, apparatus and equipment, in triplicate, giving the
manufacturer's name, address, descriptive data, trade name of items ad
rated capacities, certified analysis, catalog number, etc., and when called
upon to do so, the complete specifications and cut of drawings of such item,
of whole or portion of list, as required and cut of drawings of such item, of

use or install.
14.2 Cutting and fittings: Contractor shal l do all cutting and fitting required
for the installation of the work to make and join the various parts and
coordinate with the work of other trades, in accordance with the drawings
and in a manner satisfactory to the Engineers.
14.3 Protection: Contractor shall effectually protect his own work from
damage during and as may be necessary after installation and shall likewise
protect adjoining work of other trades from damage resulting from the
installation of electrical work.
15.0 CONTRACT D R A W I N G S :
15.1 The location of various items indicated on the drawings are presumed to be
approximately c o r r e c t , but it is to be understood however, that the small
scale drawings are necessarily diagrammatic a n d
That such locations as shown, are subject to slight revision as the work is
installed, which may be necessary to accommodate l o c a l construction
c o n d i t i o n s . No major change shall be made, however, without the approval
in writing of the Engineers. The contractor shall examine and study the
architectural scale drawings, large scale and full size details, the approved
shop drawings of other trades and shall frequently consult with the general
contractor to ascertain any changes that may have been made and he shall
be guided accordingly before establishing the precise locations of conduit

16.1 All wires shall be copper, soft-drawn and annealed, shall be of 99%
conductivity, s h a l l be smooth and true cylindrical form and shall be within 1%
of the actual size called four.
16.2 All wires and cables shall comply with the requirements o f the
Underwriter’s Laboratories, t he
ASTM and the IPCEA as they apply in particular.
16.3 Wires and cables for auxiliary systems shall be plastic insulated for 00
volts working pressure, THWITW unless otherwise n o t e d on plans.
16.4 All wires and cables shall be color-coded a n d as manufactured b y Phelps
Dodge or equal.
17.0 CONDUITS:
17.1 Metallic conduits for interior and exterior systems shall be a standard
weight mild steel, hot-dip galvanized with an interior coating as
manufactured b y Matsushita, McGill, Nippon or approved equal.
17.2 No conduit shall be used in any system smaller than 15mm diameter
electrical trade size, nor shall have more than four 90-degree bends in anyone
run and when necessary, pull boxes shall be
Provided as directed. Location and sizes of pull boxes shall be cleared
to the Engineer prior to fabrication and installation.
17.3 No wires shall be pulled onto any conduit unless the conduit system is
complete in all details. In
the case of concealed work, until all rough plastering or masonry has been
completed and in the case of exposed work, until the conduit has been
completed in every detail.
17.4 The ends of all conduits shall be tightly plugged to exclude plaster, dust
and moisture while the building is in the process of construction.
17.5 All conduit and fittings on exposed work shall be secured by means of
channels and clamps.Conduit lay-outing in all cases shall run perfectly straight and
true, satisfactory t o the Architect and Engineer.
18.1 Junction and pull boxes per code gauge steel shall be provided
whether or not indicated in the plans subject to the requirements o f the
Philippine Electrical Code to facilitate the pulling of wires
And cables. Pull boxes in finished places shall be located and installed only
with the permission of and to the satisfaction of the Architect and Engineers.
Sizes hall be subject to the approval of the Engineer.
19.1 General: Furnish and install complete fire detection and alarm system as
shown on the plans and as covered by these specifications. All equipment
shall be brand new and conforming to recognized internationally a c c e p t e d
standards similar to National, Simplex or the same brand as installed in the
building.
20.0 CLEANING UP
20.1 The Contractor shall at all times keep the construction a r e a , including
storage areas used by him, free from accumulation o f waste materials or
debris from and about the premises. All tools, scaffolds, equipment, and
materials not the property of the Owner shall be properly disposed u p o n
completion o f the project. The Contractor sh al l leave the work premises in a
condition satisfactory t o the Engineers and the Owner.
