MAINTENANCE PROPOSAL FOR THREE UNIT ELEVATORS
(2 DOPPLER AND 1 FUJI) AT SKYMALL, SANGO-TEDO.

1.0 GENERAL INTRODUCTION

For an equipment to perform its function optimally there is a requirement for proper
maintenance in line with standard practices and manufacturer’s specifications.

Elevators are moving equipment, with various parts running on rails and tracks each time
it is being engaged. Consequently, there is a tendency for gradual wear and tear of parts,
loosening of tight joints, misalignment and derailment, dryness of lubricated parts,
slackness of ropes, etc. These result in avoidable breakdowns and preventable accidents.

There is therefore the need for maintenance of elevator equipment, to ensure its
operational efficiency and durability. Elevator owners must engage the services of
competent engineers and/or technicians to provide adequate maintenance for their
equipment. Routine maintenance should be taken seriously as this helps to prevent
unnecessary breakdown of elevators. Ageing and faulty parts should also be replaced
without delay; any abnormality (such as strange noise, vibration, etc.) observed while the
elevator is in operation, should be immediately reported and quickly attended to, before
further use.

At IDSAM Nigeria limited, we are well aware of the importance of maintenance of


elevators, and therefore propose the following, in line with international best practices.

2.0. OUR SERVICES SHALL FALL INTO FOUR SUB-SERVICES:

1) Monthly/Periodic Maintenance
2) Service Inspection
3) Fault Repair
4) Other Operations

2.1 MAINTENANCE

i. Cleaning of machine room/headroom


ii. Cleaning of elevator shaft/well
iii. Cleaning of elevator pit
iv. Lubrication of elevator motor and guide rails where necessary
v. Necessary adjustment e.g. adjustment of slacked door rope, door contacts,
car and counterweight shoes, door shoes.
vi. Changing of burnt lamps in the car. Please note, burnt bulbs/lamps would be
treated as spare parts.
2.2 SERVICE INSPECTION

i. Inspection of good condition of elevator motor


ii. Inspection of performance of elevator motor brake lining, over speed
governor and its rope.
iii. Inspection of the condition and operation of control system devices
iv. Inspection of the condition and functioning of safety devices e.g. limit
switches, safety gear operation, alarm system and operation of buffer and
tension weight in pit.
v. Checking and adjusting of leveling to the acceptable standard and floor
positioning devices.
vi. Fixing of the suspension i.e. condition of rope fixing and rope for possible
damages, slack, check the tightness of the car fixings.
vii. Checking and adjusting of load weighing device, safety circuits (both
mechanical and electrical)
viii. Check the surface conditions of the car walls, roof, floor and push buttons.
ix. Car doors – proper functioning/adjustment.
x. Landing floor doors, push buttons and displays
xi. Test Drive – drive the car for proper operation, noise, ride comfort and
stopping accuracy.

2.3 FAULT REPAIRS

In case of break down, our Engineers / Technicians will attend to the elevator to
bring it back to normal operation, at no cost.

2.4 OTHER OPERATIONS

i. Emergency situation tests.


ii. Periodic reporting of the conditions of the elevator at least once in a year.
iii. Send a list of parts that might require immediate replacement from results
taken from service inspection.

3.0 SPARE PARTS

1. Our maintenance service is without spare parts. We will recommend best options
for the procurement of spare parts.
2. We stock some spare parts for direct purchase when needed. However, orders will
be made for spare parts not in stock – this could be made in advance.
3. Defective or damaged parts will be reported. The client will pay for the spare
part(s).

4.0 PERIOD/ TIME OF SERVICE

We shall carry out maintenance services twice a month on the elevator.


5.0 PERSONNEL

We shall provide skilled / experienced Engineers for the purpose of our service. These
personnel shall posses the proper qualification, skills and sufficient experience to ensure
that any work carried out on the elevator is executed to a high standard and in
accordance with good working practice.

6.0 DAY-TO-DAY MAINTENANCE OPERATION

Where there is no standby Technician provided for by the client (through the
contractor), the maintenance department of the client shall do the day-to-day
maintenance operation of the elevator. The work of the maintenance department will
include:
(a) Switching off / on of the elevator when necessary.
(b) Rescue operation in an event of entrapment – the maintenance personnel
will be required to release trapped passenger(s)
(c) General cleaning of the elevator car and landing doors.
(d) Report to Contractor’s maintenance department, any breakdown or
malfunction of the elevator.
(e) Report to the Contractor’s maintenance department any form of observed
safety risks to users and equipment.
(f) Any other sundry work considered necessary from time to time.

7.0 EXCLUSIONS

We shall not be required to make other safety/test or to install new attachments on the
elevator whether or not recommended or directed by Governmental Authorities, Insurance
Companies or to make any replacement with parts of a different design.

It is agreed that we are not required to make renewals or repairs necessitated by reason of
negligence or misuse of the equipment or by reason of any other cause beyond our control
except ordinary wear and tear.

8.0 CONCLUSION

IDSAM Nigeria limited is committed to quality and satisfactory service delivery at all
times. We therefore assure all our clients that, with us, their equipment is in safe hands.
