Sustainable Development

Sustainable development at the neighbourhood is defined based on the broadly


applicable definition of sustainability which published by Brundtland report, as a

“development that responds to the local needs without compromising the ability of people
globally to respond to their own needs”.

Main Principles of Sustainable Neighbourhood

UN-Habitat, 2011 as an organization for better urban future, recommended 5 principles:

• Mixed land-use

• Social mix

• Limited land-use specialization

Objectives of the 5 principles

• Promote high density urban growth, alleviate urban sprawl and maximize land efficiency

• Promote sustainable, diversified, socially equal and thriving communities in economically


viable ways

• Encourage walkable neighbourhoods and reduce car dependency

• Optimise use of land and provide an interconnected network of streets which facilitate
safe, efficient and pleasant walking, cycling and driving

• Foster local employment, local production and local consumption

• Provide a variety of lot sizes and housing types to cater for the diverse housing needs of
the community, at densities which can ultimately support the provision of local services

Location and Linkage

Northwest Gardens (NWG) is a transit-rich affordable housing development adjacent to downtown Fort
Lauderdale. The location of the NWG neighborhood is ideal for the LEED-ND program as an infill site in an
urban area being redeveloped into mixed income multi-family housing.

Housing and Jobs Proximity


To encourage a balanced community with a diversity of uses and employment opportunities, NWG ensured
that its 394 homes were located within a ½ mile walk distance of an equal amount of full-time equivalent
jobs.

Leed Case Study: Northwest Gardens
Urban form and Size

The community boasted sufficient density in an open, gridded street network in compact blocks within
walking distance to mass transit. The project contains 394 dwelling units located in 44 multi-family buildings
in addition to several retail and office buildings. Improvements were made to the existing street network and
utility infrastructure, along with pocket parks and a series of community gardens and pedestrian
connections.

Group to further improve the community and expanded their programs to install energy efficient street
lighting, community gardens, fruit trees, bioswales and additional walking paths throughout the community.

Leed Case Study: Northwest Gardens
Mixed-Income Diverse Communities
NWG incorporated a diversity of housing types and affordable housing strategies to
enable residents from a wide range of economic levels, household sizes, and age groups
to live in the community. Through a combination of large, medium, and small housing options, NWG enabled
families of many sizes to live in the community. In addition, one-hundred percent of the rental units were
priced below 60% Average Median Income.

Tree-Lined and Shaded Streets


NWG incorporated shade trees along all street frontages to encourage walking, bicycling,
and transit use and discourage excessive motoring speeds.

In addition, over 55% of the sidewalks are shaded to reduce urban heat island effects, improve air quality,

increase evapotranspiration, and reduce cooling loads in buildings.
