CHALLENGES ENCOUNTERED BY THE MANAGEMENT

Management Corporation (MC) is a body corporate having perpetual succession and a common
seal. It is made up of the developer and the purchasers and oversees the upkeep and management
of the building and common property in a strata development project. Their responsibilities and
authority include collecting maintenance fees and sinking fund contributions from owners, as
well as engaging management, security, insurance, cleaning, technical, parking, and landscaping
services for common property. They also deal with the developer, the Building Commissioner,
municipal governments, and Strata Management Tribunals.

MC faces several typical issues, the first of which is dealing with money, specifically collecting
the service charge, and sinking fund. It may not be a pleasant topic, but it is unavoidable because
service charge collection is one of the most common concerns in strata living. To address this
difficulty, the strata property manager should always keep owners aware of payment changes and
follow up with them on a timely basis. Furthermore, it is critical to notify people who did not pay
the service charge and suspend their use of common property to make them feel tough when they
did not pay the service charge. The management should also develop various payment options,
such as online payment, to make it easier for owners to pay and keep up with their maintenance
payments.

Communication

Few areas of property management are more vital than communication, as keeping in touch with
people is a critical component of community management. When the pandemic began, it caused
communication challenges since managers avoided engaging in person as often, either within the
community or in their offices. Many tenants were unable to attend the office of their property
management business to pay rent or sign documents and post notices in clubhouses and other
common areas became less efficient as residents were unable to use those facilities. Because of
social separation, there has been an increase in digital communication, such as emails and text
messages, which has streamlined the way property managers and tenants engage. Many property
managers are now employing automated bulk messaging to keep residents informed, and
according to an observation, 87% of these people will continue to use group emails and texts
indefinitely.
Communication has evolved significantly for property management organizations, but the
standardization of mass messaging solutions may have a favorable impact on productivity in the
future.

Maintenance issues

Handling repairs and maintenance while adhering to COVID-safe standards is one of the most
critical property management problems you may face. Residents in your community are unlikely
to welcome strangers into their homes during a pandemic, at least not without sufficient safety
precautions in place. Communicating these guidelines and ensuring that your vendors and
residents understand them can greatly simplify the process. Many managers send this
information via cloud technologies, bulk email, or text messages. Deferring non-emergency
repairs was an option early in the epidemic, but we're now far enough in that doing so is
unlikely. Some property management businesses offer online training and video chats to teach
residents how to perform these repairs on their own. They're even dropping off tools and
components, so homeowners don't have to go out and get them. When repair is required, many
property managers offer residents, technicians, and vendors social distancing rules to ensure
everyone is on the same page. Property managers may set measures such as asking occupants to
keep their distance from technicians and forcing repairmen to wear masks and gloves.

Tracking Rent Payments

When it comes to rent, the property management is in charge. Property management companies
must ensure that payments are received on time and in full, from determining rental prices to
collecting monthly payments. Failure to properly document these payments jeopardizes revenue
sources and reduces the overall profitability of a piece of property. Issue tracking software can
assist in maintaining unified oversight of rental payments across all buildings managed by a
company. This is especially useful considering the trend toward online rent payments. A solution
like Issue track makes it much easier for property managers to keep track of payments, manage
budgets, and identify tenants who are unable to pay their rent on time. Attachment and private
note features provide simple documentation, which might be critical in cases when legal action is
required.
Responding to Tenant Inquiries and Complaints

When landlords and building owners are unable or unable to undertake the day-to-day
responsibility of dealing with tenant complaints, they hire a property management company.
Although property managers owe a large portion of their revenue to this responsibility, it
nevertheless causes some hassles. Tenants can request maintenance visits, raise a complaint
against another renter, or file a complaint with the property management group. Property
managers must be fast to respond and provide an immediate, practical response in any of these
instances. Tenants receive automatic updates as their issue progresses through the resolution
pipeline, keeping them informed. Tenants can submit their inquiry via phone, email, or other
means of communication. Property managers who struggle to keep track of every problem or
query that comes across their desk may benefit from issue tracking software. Property managers
can track every complaint or request from start to completion on a single, comprehensive
platform, regardless of how it is submitted.

Vandalism

Property managers must deal with vandalism whether they run an office building, an industrial
complex, or an apartment complex. In this case, the management that runs a strata condo
building to be specific, they must deal with these issues. Property destruction or defacing is a
prevalent and often costly problem for property managers, ranging from graffiti to shattered
windows to damaged faucets and thermostats. This type of devastation also has an aesthetic
impact on the property. Managing vandalism necessitates property owners and managers staying
one step ahead of the problem. It is critical to understand the property's surrounds and what is
going on in the area. Buildings near schools, shopping centers, parks, parking lots, and other sites
frequented by young people are popular targets for vandalism. Youngsters are frequently
responsible for damaged property and graffiti. Graffiti may also be the work of gangs, he claims,
because they use it to indicate their territory. There are also some vandalism problems that come
from the residents of the building itself. This will making it hard for the management to maintain
the building because it is cause be the people inside of the building.
