1.0 PURPOSE
The purpose of generating this method statement is to define the procedure step by step to implement the
correct practices for commissioning of Hotel Guest Room Management System through the guidelines
contained herein so as to ensure that the job execution complies with the requirements and serves the
intended function to satisfactory level.

2.0 SCOPE
This Method of Statement refers to various work procedures contained within Project Control documents,
which explains and covers the testing & commissioning for Hotel Guest Room Management system.

3.0 REFERENCE OF DOCUMENTS:

4.0 RESPONSIBILITIES
A) The MEP Engineer in charge (Electrical) is responsible for ensuring the manpower, materials and equipment to
carry out the works as planned, avoid delays and ensure that all works are carried out in accordance with project
specified requirements.

B) The Site Safety officer is responsible for ensuring safe working place, field personnel are working with safe
equipment/tools and all safety established procedures are followed.

1) The Site MEP QA/QC Engineer is responsible for checking site works parallel with the site progress to ensure
that agreed quality standards are maintained throughout the site execution.
2)) The Main contractor QA/QC Engineer is responsible for inspecting the works prior to offering it for Consultant’s
inspection.
3) The method statement is checked by Engineer-in-charge (Electrical) prior to submission.
4) The method statement is then reviewed and approved by Main contractor QA/QC manager.
6) The implementation of the procedures mentioned in method statement will be done by concerned site
engineer/site supervisor from MEP Contractor and System Integrator.

7) An employee from the System Integrator is responsible for the correct testing & commissioning of system
devices and to ensure that records are accurate and legible. He is also responsible to ensure that this procedure
is followed. This shall be done in coordination with the representative who is in a position of responsibility to sign
testing and commissioning result.
5.0 TOOLS / EQUIPMENTS
a) Calibrated Multimeter.
b) Laptop PC with USB adaptor & cable.
6.0 TESTING AND COMMISSIONING PROCEDURES:
To carryout commissioning activity for Hotel Guest Room Control system, the below mentioned procedure is
recommended to be followed in sequential manner. Responsibility of concerned persons is also indicated against
each activity.
At Each and every test, the following personnel below must be presented:

COMMISSIONING ENGINEER
An employee from the System Integrator is responsible for the correct testing & commissioning of the system devices
and to ensure that records are accurate and legible. He is also responsible to ensure that this procedure is followed.

MEP CONTRACTOR REPRESENTATIVE


An employee from MEP Contractor who is in a position of responsibility to sign testing and commissioning result
with System Integrator commissioning Engineer. In addition, it is also his responsibility to ensure that all
documentation is available, test sheets are accurately completed and issued to the Client as per Contract
requirements and that all coordination is carried out prior to testing and commissioning commences.

STANDARD PRECOMMISSIONING
The standard pre-commissioning checks comprise of the following aspects:
a) Visual inspection to ensure that all Guest Room control panels /system devices and accessories (i.e. RMS
Controllers, Switch Actuators, Door Contacts, Presence Detectors, Thermostats, Outside Bell push button with DND
indicator & field devices) are installed as per the approved drawings.
b) Wiring of KNX bus cable and any other data cables between the system devices /accessories and the power wiring
from Room control modules to the light fittings is complete.
c) Installation of light fittings fed from the Guest Room control panels is complete.
The testing & commission for the GRMS System is divided into three parts:

A- GRMS per Room:


 Ensure that all the Room Control Unit components and Control Switches/Thermostats are installed
and terminated properly as per the approved shop drawings.
 Ensure that all the controlled loads are installed and terminated property as per the approved shop
drawings.
 Switch “ON” the Power Supply to the Guest Room Control Unit with system devices.
 Check for the communication of all devices, i.e. intelligent switches, Door Contacts, Presence
Detectors, Room Thermostat, Outside Bell push button with DND/MUR indicator, Bedside switches.
 Download the application software and parameters in each of the device (Room Controllers,
Actuators, Room Thermostat, etc.) via a notebook PC connected to the USB adapter.
 Test all the control switches operation inside the room.
 Verify that the relative operation for the programmed Guest Room devices & switches is as per the
approved lighting control matrix.
B- GRMS as Complete System: (GRMS Panel, IP Backbone & BMS Workstation)
 Ensure that all the Backbone components (Power Supplies, IP Routers) are installed and terminated
properly as per the approved drawings.
 Download the system communication parameters for the backbone devices to ensure the
communication between the Guest Room Units/Panels, Backbone devices and the BMS
Workstation.
 Test the Graphical software loops and links as per the programmed parameters.
 Verify the communication and data transfer between the KNX Guest Room Management System
and the BMS workstation.
C- GRMS Interface with BMS:
 Ensure that the GRMS/BMS Interface modules are installed and terminated properly as per the
approved drawings.
 Configure the GRMS/BMS Interface module with the Data-Points provided per Guest Room for BMS
system to monitor as required. (Room Current Temperature, Set-Point Temperature, FCU Fan Speed,
Cooling Valve Status, Room Occupancy Status & DND/MUR Status).
 Verify the communication & data transfer for the configured Data-Points from GRMS System to BMS
 System through the Interface modules.
